Here’s the Truth About Hiring a Roofer in Rosenberg TX, and How Holden Roofing Changes It
Greater Houston has thousands of roofing companies, and after every Gulf storm a fresh wave of out-of-town trucks rolls down US 59 into Fort Bend County looking for torn shingles.
Hurricane Beryl left Rosenberg streets flooded and littered with downed limbs in July 2024. Storms like that are exactly when unfamiliar trucks start knocking, and plenty of the numbers on their doorhangers stop working within a season or two.
So how does a Rosenberg homeowner separate the contractor with roots on First Street from the one who packs up when the claims dry up?
Ask the questions that expose the difference. Here are the three problems Fort Bend homeowners hit most often, the one question that brings each problem into the open, and the way Holden Roofing answers it. After that come the seven questions people ask us before anyone climbs a ladder.

Problem One: The Roofer Who Sells a Whole Roof to Fix One Leak
A water stain on a Rosenberg ceiling can come from a cracked pipe boot, a loose flashing, a plumbing vent, or a limb that punched one deck board. Not every stain means a new roof.
Some contractors treat every leak as a replacement because a replacement pays more. The homeowner pays for that diagnosis twice: once for the roof, and again when the stain comes back.
“Show Me Exactly Where the Water Is Getting In”
A roofer who cannot point to the entry point on the roof and trace it to the stain in the attic is guessing. If the first answer is a full replacement quote, ask for the photos that justify it.
How Holden Roofing Answers It
We trace the water before we price anything, and if the fix is a boot or a flashing, the estimate says so. Holden Roofing project managers check the roof surface, the penetrations and the attic decking, then write repair and replacement as separate numbers.
Sometimes the honest answer is that the roof is not the problem at all. The homeowner below heard exactly that from Holden Roofing.
“I had Holden Roofing out to troubleshoot a leak that I felt was from failing roof flange around my chimney, skylight or roof seams. Maynard showed up on time and spent over and hour working to determine where the leak was coming from… he concluded that it is most likely a commode flange leak. I offered to pay him for his time and he refused and stated it is just part of their service.”

Problem Two: The Roofer Who Disappears When the Beryl Claim Comes Back Denied
Plenty of Fort Bend homeowners filed Beryl claims and got a letter calling the damage a simple repair, or wear and tear. The roofer who signed them up was already working another county.
A wind claim is harder to document than a hail claim, because lifted shingles can settle back down. The proof has to be gathered on the roof, slope by slope, by somebody who knows what a broken seal strip looks like.
“If My Carrier Calls It a Repair, What Is Your Next Move?”
You want to hear concrete steps: a re-inspection request, a rep standing on the roof with the adjuster, a supplement with photos, or appraisal under the policy. A shrug or “we’ll see” means that roofer has never pushed back on a carrier.
How Holden Roofing Answers It
We build the file, ask for the second look, and keep pressing as long as the evidence supports it. Holden Roofing was working Gulf Coast hurricane and hail claims long before Beryl, and the project managers here know how carriers read a wind loss.
If the evidence does not support a claim, you hear that too, before anything is filed.
“Beryl and the windstorm this year caused a tree branch to punch a hole in my roof and damage my fence. My insurance company was rejecting my claim on the basis that the roof just needed repair. John Tapia with Holden assessed the damage, built a file and recommended a course of action to get the money I needed and was entitled to to pay for the damage… I felt I was dealt with honestly and fairly.”
Connor Morrow, 5 stars, February 2025. Read this review on Google →

Problem Three: The Roofer Who Never Registered With the City of Rosenberg
Inside Rosenberg city limits, a roof replacement needs a City of Rosenberg permit, and roofing is a registered “limited contractor” trade under the city code.
That registration requires proof of $300,000 in liability insurance. A crew from three counties away is the most likely to skip it, and skipping it puts the homeowner, not the roofer, in front of the Building Official.
“Are You Registered With the City, and Who Pulls My Permit?”
Ask to see the city registration and the certificate of insurance. If the answer is “permits aren’t needed for roofs,” that roofer has not read Rosenberg’s Chapter 1 building rules.
How Holden Roofing Answers It
Holden Roofing pulls the permit through the city’s My Government Online portal and schedules the inspection, so the paperwork is finished before your street hears the first nail gun.
Our headquarters and the city’s permit office are both here in Rosenberg. These are the rules we work under every week, not something we look up after a storm.
Seven Questions Rosenberg Homeowners Ask Before They Let a Roofer on the Roof
These come straight from first calls to the First Street office, along with the answers Holden Roofing gives every time. If a roofer you are vetting stumbles on any of them, that tells you plenty.
“Is Your Office Actually in Rosenberg, or Is That a Mailbox?”
It is our headquarters. Holden Roofing’s corporate office is at 2128 First Street, Rosenberg, TX 77471, with project managers, office staff and the people who answer (281) 344-9083. You can drive over and knock on the door.
“A Beryl Limb Opened Up My Roof. Can You Tarp It Before the Next Rain?”
Yes. We photograph the hole and the limb for your claim, then our crew seals the opening under a heavy tarp. Rosenberg treats emergency repairs differently: the permit application can follow on the next business day, and we file it.
“My Brookewater House Is Only a Few Years Old. Could the Roof Already Be Damaged?”
It can. Golf ball hail fell at Pleak, about five miles away, in March 2024, and first-generation roofs in new subdivisions are usually a basic builder-grade shingle. The free inspection tells you either way.
“Do You Handle the Permit, or Do I Have to Go to City Hall?”
We handle it. Holden Roofing applies through the City of Rosenberg’s online portal, carries the required registration and insurance, and books the final inspection. Homesteading owners may pull their own permits, but you do not have to.
“Can You Work Something Out on My Deductible?”
No. Since 2019, Texas House Bill 2102 has treated a roofer covering your deductible as a Class B misdemeanor. A roofer who bends that law will bend the others. We tell you your out-of-pocket number up front instead.
“Will I Owe You Anything Just for Looking?”
Nothing. No contingency agreement before the inspection and no fee for the visit. You get the photo report, the hit counts and a straight recommendation, and then you decide on your own time.
“How Many Days Will My Driveway Be Blocked?”
Usually one. Most Rosenberg shingle roofs come off and go back on the same day, with a magnet sweep of the yard before the trailer leaves. Metal and tile take longer, and you get that schedule in writing before day one.
Put those seven to every roofer you are weighing. Ours are the same whether you ask on the porch or by phone at (281) 344-9083.
What You Actually Need From a Rosenberg Roofing Contractor, and Why Holden Roofing Is Built Around It
A roofing company has to outlast the roof it installs, and on the Gulf Coast that means surviving more hurricane seasons than most contractors stay in business. Here is what a Rosenberg homeowner should demand, and how the headquarters on First Street delivers each one.
A Manufacturer Willing to Put Its Name on the Installer
Owens Corning invites only a sliver of its contractor network into the Platinum Preferred tier, fewer than 7 percent of Preferred Contractors, and Holden Roofing is in it. No one can buy their way in.
Owens Corning looks at install quality, homeowner feedback and how a company conducts business before extending the invitation. Platinum is the only tier allowed to offer Platinum Protection, the limited lifetime warranty that reaches past materials to cover workmanship.
How Platinum Protection Covers a Rosenberg Roof
Materials
Eligible Owens Corning shingle lines, including Duration and Duration FLEX, carry a limited lifetime material warranty, and Duration adds a 130 mph wind warranty. That number matters in a county where Beryl gusted to 76 mph.
Workmanship
The Platinum Protection warranty reaches the workmanship as well. Should a Holden Roofing crew make an error, Owens Corning backs the correction, which is something a Fort Bend roofer outside the Platinum tier simply cannot put on paper.
A Family Company Born in the Houston Area in 1961, Still Headquartered Here
The Holden family started roofing Houston-area homes in 1961, and its corporate headquarters is still in the region today, on First Street in Rosenberg.

From here Holden Roofing grew to seven Texas offices: this Rosenberg headquarters plus Spring, Austin, San Antonio, San Marcos, Temple and Dallas.
Owner Brett Holden still runs a company of roughly 400 installers statewide. Many have a decade or longer in the trade, and some have passed thirty years.
More than 100,000 Texas roofs later, some Fort Bend families are on their second or third Holden Roofing roof. That kind of loyalty takes decades, not a storm season.
957 Reviews From Fort Bend Homeowners, and the Same Names Keep Appearing
Holden Roofing’s Rosenberg headquarters holds 4.8 stars across 957 Google reviews, 902 of them five stars. Read a few dozen and a pattern jumps out: homeowners thank individual project managers by name, often years apart.
That only happens when the same people stay at the same company. A storm chaser’s reviews start the week of the storm and stop the week it leaves.
The Inspection Is Free, the Photos Are Yours, and You Sign Nothing
A Holden Roofing inspection costs you nothing, and the photo report stays with you whether you hire us or not. There is no agreement to sign on the porch and no “we only inspect for customers” catch.
You get the facts about your roof. What you do with them is your call.
Where Holden Roofing Will Not Win: The Lowest Bid
Holden Roofing is seldom the cheapest roofing estimate in Rosenberg, and we would rather tell you why than pretend otherwise. Six nails per shingle on steep pitches, fresh flashing and pipe boots, and an Owens Corning Platinum warranty filed in your name all cost more than a stripped-down bid.
Reviewers who collected several quotes say the same thing, and then they explain why they hired Holden Roofing anyway.
“I had heard of Holden Roofing way back in the 1980s when my father used them. I used them at the first home I owned and this past year, I’ve used them again… Holden came out early one morning, got the job completed in one day including total cleanup.”
“If you want professional service at an excellent price look no further. Holden roofing was not the cheapest but you get what you pay for and then some… they are really honest when it comes to the details of your home.”
How to Reach Holden Roofing in Rosenberg, and What Happens Next
Holden Roofing’s headquarters is inside Rosenberg, so the drive to your roof is short. From 2128 First Street, downtown Rosenberg around Avenue H is under a mile, about one to two minutes. Brookewater and the US 59 corridor are usually under ten minutes via I-69 or Avenue H.
East-side homes in Bonbrook Plantation are a quick run out FM 762. SH 36 heads south toward the fairgrounds and Needville, and US 90A carries crews east into Richmond, about 4.4 miles and eight minutes away.
Phone (281) 344-9083 or text a picture of the damage, and a project manager who works out of this office books your free inspection. The person who answers is in Rosenberg, not in a call center two states away.
The First Visit
Your project manager walks every slope, checks the attic side of the decking and photographs the soft metals. You get a plain recommendation, fix it, replace it, or let it be, and if a storm claim is in play, an honest read on whether the damage will clear your carrier’s threshold.
What to Have Ready When We Arrive
Have your policy declarations page handy if you suspect storm damage, along with the date you first noticed a leak or missing shingles. If you have an HOA or POA, tell us its name so the architectural request can start the same week.

Roofing Services in Rosenberg: Retail Roofing and Storm Roofing From One Team
Holden Roofing covers both kinds of roofing work in Rosenberg: the roof you budget for yourself and the roof your carrier pays for after a storm. The crews, the Owens Corning standard and the project manager stay the same either way.
Gulf Coast weather sends both kinds of jobs through this office every year, sometimes on the same street in the same week.
Retail Roofing in Rosenberg
Free Roof Inspection
Our inspectors look at the shingles or panels, each flashing and pipe, the vents and gutters, the underside of the decking from the attic, and collateral items like screens and fences. You keep the photo report. No obligation comes with it.
Book one before you buy or sell a Rosenberg home, before a builder or roof warranty runs out, and after any storm that throws hail or tears limbs out of the trees on your block.
Roof Replacement
Every Holden Roofing replacement strips the roof to bare wood, swaps any bad decking, and builds back with synthetic underlayment, valley ice and water shield, new drip edge and flashing, balanced attic airflow and matched Owens Corning components.
Most Rosenberg homes under about 3,000 square feet are torn off, dried in and shingled in a single day.
What Install Day Looks Like on a Rosenberg Street
The crew rolls in early and tarps flowerbeds, the AC unit and the pool. Decking gets checked sheet by sheet as the old roof comes off. On most homes the dry-in is done by midday, shingles go down after, and a crew member works a magnet across the lawn and driveway before anyone leaves.
Roof Repair
A repair makes sense when the damage is contained and the rest of the roof has life left: a lifted strip after a gust, a failed pipe boot, a cracked flashing, a skylight seal.
Holden Roofing prices the repair on its own line, so you are never steered toward a full roof to stop a small leak.
Emergency Roof Repair and Tarping
When a limb comes through the roof or water starts running down a wall, Holden Roofing tarps and stabilizes the opening before the next band of rain. Prompt mitigation protects insulation, drywall and wiring, and most Texas policies expect you to take reasonable steps.
Everything gets photographed before the tarp goes on, so no evidence is lost for the claim. Inside Rosenberg, the emergency permit application can follow on the next business day.
★★★★★ “Most recently, I reached out on a Sunday afternoon immediately after a large portion of a tree fell on our roof. Frank Kastl called within an hour and was able to be at my house within two and personally cleaned and tarped the damaged area until the team could be scheduled.”Storm Roofing in Rosenberg
Hail Damage Roof Repair
Hail leaves three marks on a Fort Bend roof, and the driveway view shows maybe one. Holden Roofing inspectors look for bruised mats and lost granules on the shingles, dents in vents and gutters that size the stones, and broken seal strips from the wind riding with the storm.
Wind Damage Roof Repair
Gulf Coast storms bring gusts like the 77 mph reports near Sugar Land and Needville in March 2024, and a shingle that has unsealed once will flap again in the next one. Holden Roofing tests seal strips on every slope and records the date of the wind event on the claim.
Hurricane and Tropical Storm Damage
Rosenberg sits about 32 miles southwest of Houston, inland, but not far enough to escape a landfall. Beryl came ashore near Matagorda in July 2024 as a Category 1 with 90 mph winds and still pushed gusts as high as 76 mph and widespread tree damage across Fort Bend County.
The Gulf hurricane season opens June 1 and closes November 30. Holden Roofing’s reviews include homeowners it helped after both Harvey and Beryl, and the claim playbook from those storms runs out of this headquarters.
What the Adjuster Looks For
Hit counts inside a test square
Most adjusters chalk a ten-foot test square on each slope and tally the strikes inside it. Holden Roofing chalks those squares and photographs them before the adjuster’s truck pulls up.
Creased and unsealed shingles
On a wind loss, the adjuster lifts tabs to look for broken seal strips and horizontal creases. Holden Roofing documents them slope by slope, with the date of the wind event noted.
Impact and debris marks from trees
Limb strikes leave fractured decking, punctured underlayment and torn gutters. Holden Roofing photographs the limb, the impact point and the attic side so the carrier sees the full path of the damage.
Storms, Hurricanes and Hail in Rosenberg: What Hit, When, and What It Did to Your Roof
Rosenberg sits on the flat coastal prairie beside the Brazos River, where warm Gulf moisture streams inland with almost nothing to slow it down. That moisture feeds spring hail cells, summer downpours and tropical systems like Beryl, which came ashore near Matagorda.
The area averages more than 50 inches of rain a year. Texas has led the nation in major hail events for eleven years running, with 902 of them in 2025, and Fort Bend County gets its share.
Why Rosenberg Roofs Take a Beating
Three forces work on every roof in town: wind off the Gulf, hail from spring supercells, and the sheer number of mature trees standing over houses.
Beryl proved the third one. ABC13 covered a Rosenberg homeowner whose yard was buried under trees from a utility easement, with power out for days and removal still pending weeks later.
Add humidity that grows dark algae on north-facing slopes and heat that cooks shingles all summer, and a Gulf Coast architectural shingle often lasts 15 to 25 years instead of the 30 on the wrapper.
The Storms Rosenberg Homeowners Still Call Holden Roofing About
2017
- Hurricane Harvey, late August into September 2017.
The Brazos River at the Richmond gauge, which serves Rosenberg and Richmond, crested at a record 55.19 feet on September 1. Harvey was mainly a flood event here, but roofs that were already on houses then are now deep into their service life.
2023
- April 5, 2023.
One-inch hail fell at Pecan Grove, about 6.9 miles from Rosenberg. A near miss for most of town, but a reminder that hail cores pass within a few miles every spring.
2024
- March 15, 2024.
Golf ball hail, 1.75 inches, at Pleak about 5.3 miles away, one-inch hail at Greatwood about 7.2 miles away, and 77 mph wind reports near Sugar Land and Needville.
- March 16, 2024.
The next day brought 2.5 to 2.75 inch hail at Needville, the largest Fort Bend hail on record, plus 1.75 inch stones at Kendleton. Both towns sit south and southwest of Rosenberg.
- April 10, 2024.
A 59 mph gust was measured at Fulshear, about 11.8 miles north.
- July 8, 2024, Hurricane Beryl.
Sugar Land’s airport recorded a 76 mph gust, the county high, before power failed at the peak. Fort Bend got 4 to 8 inches of rain, and the National Weather Service reported high water rescues in Rosenberg itself.
- Beryl’s aftermath.
CenterPoint outages peaked at 353,292 Fort Bend customers, countywide damage passed $20 million, and 90 people sheltered at the Fort Bend County Fairgrounds in Rosenberg. Several Rosenberg streets flooded and filled with debris.
2025
- A quiet year for hail close to home.
Storm logs show no hail report within about ten miles of Rosenberg in 2025. For many families it was the year spent settling Beryl claims and repairs, and several reviews from 2025 describe Beryl claims that took months to resolve.
2026 So Far
- February 14, 2026.
Gusts to 67 mph around Sugar Land, roughly 10 to 13 miles away, with downed trees, fence damage and garage door damage.
- April 30 to May 1, 2026.
Storms after midnight dropped one-inch hail in New Territory, about 8.6 miles from Rosenberg, and larger stones in parts of Sugar Land and near Missouri City.
- May 9, 2026.
One-inch hail in Cinco Ranch, about 9.2 miles north.
None of the 2026 hail landed inside Rosenberg city limits, but every report above came from neighboring communities, mostly within ten to fifteen miles. If your roof has not been looked at since Beryl, book the free inspection.
“After Hurricane Beryl we needed a complete new roof. Obviously we were dealing with a stressful situation, but our consultant with Holden (Rizwan Marfani) made it seamless… The crew that replaced our roof were always punctual, kept the yard as clean as possible, and always did a sweep around our house for any loose nails.”
What Those Storms Did to Rosenberg’s Roofs, Era by Era
Older Homes Around Historic Downtown and the Railroad District
Rosenberg grew up as a railroad town, and the blocks around Avenue F and Avenue H near the 1903 depot hold its oldest houses. Many carry plank decking, more than one layer of shingles and big shade trees.
Before quoting, Holden Roofing inspects that old deck and builds a per-sheet decking allowance into the price, so a rotten board is not a surprise on install day.
2000s to 2018 Homes in Bonbrook Plantation
Bonbrook’s houses run roughly 1,800 to 3,600 square feet and were built from the early 2000s through 2018. The oldest are on their original roofs or one replacement in. Many have been through Beryl’s wind and the 2024 hail season, so seal strips on those builder-grade shingles are worth checking.
2020s New Builds in Brookewater and Hallimore Ranch
Brookewater is an 850-acre community off US 59 with homes from Perry, Highland, Westin, David Weekley and others, and Hallimore Ranch opened sales in May 2025. These are first-generation roofs. A few years old does not mean storm-proof, and builder roofs are where we most often recommend Class 4.
How Holden Roofing Handles Your Rosenberg Insurance Claim
From the first ladder climb to the depreciation check, Holden Roofing walks Fort Bend homeowners through hurricane and hail claims: documenting the loss, meeting the adjuster and building exactly what the carrier approved. The claim and the policy stay yours.
Our part is making sure the carrier sees everything the roof shows.
The Five Steps of a Rosenberg Storm Claim With Holden Roofing
Step 1. The Roof, Attic and Property Inspection
Your project manager covers every slope, the attic and the yard, and turns it into a dated photo report you keep.
Step 2. The Straight Answer on Filing
Before you call your carrier, you hear whether the damage likely clears its threshold. If it does not, we say so, because a denied claim on your record does you no favors.
Step 3. On the Roof With the Adjuster
Your Holden Roofing rep meets the adjuster on site and points out every hit, crease and impact so the approved scope matches what is actually up there.
Step 4. Scope Review and Supplements
If the estimate leaves out code items, decking, drip edge, starter or ventilation, Holden Roofing files a supplement with photos and measurements to back each line.
Step 5. Build, Final Invoice and Depreciation
Once the roof is on, we send the final invoice and chase down the depreciation money your first insurance check withheld.
When a Rosenberg Claim Gets Denied
A denial letter is often where the real work on a Gulf Coast wind claim begins. Some of this office’s longest reviews were written by homeowners whose carrier said no at first. Most Texas homeowners policies include an appraisal clause.
Holden Roofing reps have walked Fort Bend homeowners through re-inspections, appraisal and, when it fits, attorneys or licensed public adjusters. The review below came from a homeowner who had filed incorrectly the first time.
“I was happy that Tony from Holden Roofing knocked on my door when he did. I had already filed a claim and it got denied because I didn’t file correctly. I really needed a roof because there literally was a large hole in it and replacing it out of my own pocket would have been too much. Then Tony came along and showed me how to file a claim correctly and met with the adjuster and made sure I received all I could from my insurance. Thanks Tony for your help and knowledge.”
The Texas Deductible Law Every Rosenberg Homeowner Should Know
Under Texas House Bill 2102, passed in 2019, a contractor who pays, rebates or swallows your insurance deductible is breaking the law. It is a Class B misdemeanor, punishable by up to a $2,000 fine and six months in jail.
Carriers can also ask for proof the deductible was paid before they release depreciation, so a “free roof” pitch can leave you holding a stalled claim.
You will never hear a deductible offer from a Holden Roofing rep. You will hear your exact out-of-pocket cost before the tear-off starts.
| Common line on a Rosenberg storm claim | Usually paid by insurance | What the homeowner covers |
|---|---|---|
| Tear-off and haul-off of the damaged roof | Yes | Deductible only |
| Shingles, underlayment, starter and ridge | Yes, at approved scope | Upgrades beyond like kind |
| Decking cracked by limbs, hail or rot | Often, when documented | Depends on policy |
| Drip edge, valley ice and water, ventilation code items | Often, through a supplement | Depends on carrier |
| Gutters, screens, fences and AC fins damaged in the storm | Yes, if storm damage is shown | Deductible only |
| Upgrade to a Class 4 impact-resistant shingle | Sometimes | The price difference |
| Recoverable depreciation held from the first check | Paid once the carrier gets the final invoice | Nothing, if work is finished on time |
Shingle, Metal, Tile and Flat Roofing for Rosenberg Homes
Across Rosenberg our crews put down architectural and Class 4 shingles, standing seam and R-panel metal, stone-coated steel panels, clay and concrete tile, plus TPO, modified bitumen and coatings on low slopes.
With residential and commercial divisions under one roof, the same crew standard covers a subdivision two-story, a metal barn on acreage south of town and a flat roof on a downtown storefront.
| Roofing system | Expected life in Rosenberg | Wind and hail performance | Typical installed cost (2,000 to 2,500 sq ft home) | Best fit in Rosenberg |
|---|---|---|---|---|
| Owens Corning Duration architectural shingle | 15 to 25 years on the Gulf Coast | 130 mph wind warranty, StreakGuard algae resistance | $9,000 to $26,000+ | Bonbrook Plantation, older downtown homes, insurance replacements |
| Owens Corning Duration FLEX (Class 4) | 20 to 30 years | UL 2218 Class 4, SBS polymer-modified, 130 mph | $11,000 to $30,000+ | Brookewater and Hallimore Ranch builder roofs, premium discounts |
| Standing seam metal | 40 to 70 years | Excellent wind resistance, may show cosmetic hail dents | $18,000 to $43,000+ | Acreage homes, long-term owners, hurricane-minded buyers |
| R-panel and stone-coated steel | 30 to 50 years | Very good | $14,000 to $36,000+ | Barns, shops and ranch houses south and west of town |
| Clay or concrete tile | 50+ years | Good, single tiles can crack | $25,000 to $58,000+ | Custom and Mediterranean-style homes |
| TPO, modified bitumen and coatings (low slope) | 15 to 30 years | Good over proper insulation board | $8 to $16 per sq ft | Patio covers, additions, downtown commercial buildings |
ShingleAsphalt Shingle Roofing With Owens Corning
Duration
Owens Corning Duration is the shingle on most Holden Roofing roofs in Rosenberg, for two reasons: the SureNail strip and StreakGuard. StreakGuard fights the dark algae streaks that Fort Bend humidity paints across north slopes.
Click for moreClick to close
Why the SureNail Strip Matters Here
Duration’s nailing zone is reinforced with a woven strip, which Owens Corning calls SureNail. It holds the fastener through years of heat cycling and backs Duration’s 130 mph wind warranty, well above the 76 mph peak gust Beryl recorded in Fort Bend.
Duration FLEX
Duration FLEX uses SBS polymer-modified asphalt, so it gives under a hailstone instead of cracking, and it carries the top UL 2218 Class 4 impact rating with the same 130 mph wind warranty.
Passing the Class 4 Test
Under UL 2218, testers drop a 2-inch steel ball from 20 feet onto one spot twice, and a Class 4 shingle shows no crack.
That rating pays off. Texas Insurance Code Section 2253 makes carriers offer a Class 4 premium discount, often 15 to 22 percent off the wind and hail portion in Houston and Fort Bend.
On a newer Brookewater or Hallimore Ranch home, that discount can chip away at the FLEX upcharge every year you own the house.
MetalMetal Roofing in Rosenberg
Rosenberg houses, barns, shops and porch roofs all get metal from Holden Roofing: standing seam, exposed-fastener R-panel or stone-coated steel.
On a main house we favor concealed-clip standing seam in 24 or 26 gauge Kynar-coated steel, which can outlive two or three shingle roofs.
On acreage out toward Beasley, Needville and Simonton, R-panel is the usual workhorse for barns and equipment sheds.
TileTile Roofing in Rosenberg
Clay and concrete tile show up on custom and Mediterranean-style homes around Fort Bend, and the tile usually outlives what is underneath it. When a tile roof starts leaking, the underlayment is typically the culprit.
Holden Roofing lifts sound tile, installs new high-temperature underlayment, swaps cracked pieces and rebuilds flashing at walls and chimneys, instead of hauling good tile to the landfill.
Low-slopeFlat and Low-Slope Roofing in Rosenberg
Downtown storefronts, warehouses along the rail lines, patio covers and garage additions all run on low-slope roofs, and Holden Roofing’s commercial division handles TPO, modified bitumen, tapered insulation and roof coatings.
A tired but sound flat roof can often gain five to ten more years from a silicone or acrylic coating, for far less than a full tear-off.
“Holden was amazing and did a great job with our roof conversion from old tired comp shingles to a beautiful metal roof. Stephen, our rep, was super professional and kept us informed throughout every step of the project… working directly with our insurance company on a supplement!”
What a New Roof Costs in Rosenberg in 2026
Replacing an architectural shingle roof on a typical Rosenberg home costs $9,000 to $26,000+ in 2026. Size, pitch, the number of layers coming off and how much decking has rotted or cracked account for most of the spread.
Step up to Class 4 Duration FLEX and the range is $11,000 to $30,000+. For standing seam metal, budget $18,000 to $43,000+, and for clay or concrete tile, $25,000 to $58,000+.
A repair costs $1,200 to $8,500+, set by how many squares are involved and whether the decking underneath needs work.
| Rosenberg home profile | Roof size | Asphalt shingles (Owens Corning Duration) | Standing seam metal | Tile roofing |
|---|---|---|---|---|
| Older single story near downtown, Avenue F to Avenue H | 16 to 22 squares | $9,000 to $16,000+ | $18,000 to $28,000+ | $25,000 to $38,000+ |
| 1,800 to 2,600 sq ft home, Bonbrook Plantation | 22 to 30 squares | $12,000 to $21,000+ | $24,000 to $36,000+ | $33,000 to $48,000+ |

What Moves a Rosenberg Estimate Up or Down
Our written estimates break out tear-off, decking per sheet, underlayment, valley ice and water, drip edge, starter, field shingle, hip and ridge, ventilation and the City of Rosenberg permit as separate lines. If a competing bid is far lower, find out which of those lines it left out.
Retail Price Versus Insurance Scope
When a storm claim pays for the roof, the carrier’s approved scope sets the price and you pay your deductible plus any upgrades you choose. On a retail job, you pay the line-item estimate. Either way, the build is the same.
Financing
If you are paying for the roof yourself, or a big deductible stings, ask about the financing Holden Roofing arranges through its lending partners.
Your Rosenberg Roof Replacement in Six Steps From First Call to Final Nail Sweep
Free inspection and photo report.
A project manager from the First Street office walks the roof and attic, then goes through the photos with you before leaving.
Written estimate or claim scope.
Cash jobs get an itemized estimate. Claim jobs get our rep alongside the adjuster, then a line-by-line check of the carrier’s scope.
Permit, colors and materials.
Holden Roofing files the City of Rosenberg permit, and you choose colors from Owens Corning boards or metal and tile samples at home.
Delivery and prep.
Materials arrive the day before, with a heads-up on clearing the driveway and taking pictures off interior walls.
Install day.
Old roof off, decking checked, dry-in, then shingles or panels. Most shingle jobs wrap up the same day with the yard swept by magnet.
Final walkthrough, inspection and warranty.
You and your project manager look over the finished roof together, the city inspection is closed out, the Owens Corning warranty is registered and the depreciation paperwork goes to your carrier.
“The installation crew arrived fifteen minutes early and immediately began their work. The crew took care to lay tarps around the perimeter of the house and protected the AC compressor, windows, and garage door. The entire job; stripping the existing roof and underlayment, relocation and installation of existing attic and new attic vents, installing the new roof, and site clean up took just over eight hours.”
Rosenberg Homeowners on Holden Roofing: 957 Reviews, 4.8 Stars
Read this office’s reviews in bulk and the same three threads run through them: claims that finally got paid, project managers who never pushed, and yards left cleaner than the crew found them.
“They Got the Hurricane Claim Through”
“My roof was damaged by hurricane Beryl. I contacted Holden Roofing and not only did they overcome the resistance of my home insurance company but my roof replacement is remarkable! They helped me select the appropriate roof and their recommendations came without high pressure or “salesy”tactics. Professional, friendly, and exceptional quality. I am so delighted I chose Holden and would highly recommend them.”
“Straightforward and Not Pushy”
“Getting a new roof to us is a big home investment. We called Holden Roofing and Mr Michael Talty came to give an estimate… Mr Michael Talty is a straightforward person and not pushy. Upon completion , Michael himself inspected the roof and assured that everything was done correctly before accepting the final payment.”
“Done in One Day, Yard Swept Clean”
“We highly recommend John Tapia of Holden Roofing for your roofing needs. He helped us through all of the process of filing an insurance claim for hail and wind damage to our roof. We were able to get all new decking, roofing and gutters. His crew showed up promptly at 6:30am and started immediately stripping the shingles and removing the old decking. They did a great job and thoroughly cleaned up all debris from the yard and flowerbeds all in one day.”
“After the work was completed, the crew cleaned up the area immaculately. They also used a magnetic roller over the driveway, front yard, and patio, which picked up any roofing nails. You could not tell they had been on site other than a beautiful new roof being installed.”

Permits in the City of Rosenberg
A roof replacement inside Rosenberg city limits requires a City of Rosenberg building permit. The city’s permit rule covers anyone who alters, repairs or replaces part of a building, and roofing is not on the short list of exempt work.
Roofing is a “limited contractor” trade in the city code, so the roofer must hold a City registration and show proof of $300,000 in liability insurance. Homesteading owners may pull their own permits.
Permits are filed through My Government Online, which the city launched on June 25, 2025, and Rosenberg works under the 2018 International Residential Code. Emergency repairs can start right away, with the application due the next business day.
Unincorporated land around Rosenberg falls to Fort Bend County Engineering, whose development permits do not list re-roofing. Fort Bend, Austin and Wharton counties are outside the TWIA catastrophe area, so no WPI-8 windstorm certificate is required.
Storm Chasers Knock in Rosenberg Too. Here’s How to Tell Holden Roofing From the Rest
Yes, Holden Roofing reps knock on doors after a big storm, and we would rather say so here than have you hear it from a neighbor. Most homeowners have no idea their roof is damaged until someone climbs up, and the claim window keeps running.
The knock is not the difference. What follows the knock is.
Six Ways to Check the Roofer at Your Door
- A headquarters you can drive to. Holden Roofing’s is at 2128 First Street, Rosenberg. Ask the other company where theirs is.
- A City of Rosenberg registration. Roofing is a registered limited contractor trade here, with proof of $300,000 in liability coverage.
- An Owens Corning listing you can look up. Holden Roofing appears in the Owens Corning Platinum Preferred directory. A truck wrap proves nothing.
- Reviews older than the storm. This office has 957 Google reviews built over many years, not a burst from last month.
- No deductible games. Texas HB 2102 makes waiving one a crime, and a roofer who offers is showing you how he will run the job.
- Crews on payroll all year. Roughly 400 Holden Roofing installers across Texas, not a crew assembled the week after landfall.
“Frank Kastl with Holden Roofing came to my door one day asking if I was interested in replacing my damaged roof. I told him I was but that I had already been turned down twice with State Farm regarding an insurance claim. He told me there was enough damage that he could get it approved, and he did. He was persistent with State Farm & not only was able to get the roof replaced, but the decking as well.”
Frequently Asked Questions About Hiring a Roofer in Rosenberg TX
Call (281) 344-9083
How much does a roofer in Rosenberg TX charge to replace a roof?
Plan on $9,000 to $26,000+ for architectural shingles on a Rosenberg home of 2,000 to 2,500 square feet in 2026. The Class 4 FLEX version is $11,000 to $30,000+, standing seam metal is $18,000 to $43,000+, and tile is $25,000 to $58,000+.
Repairs run $1,200 to $8,500+. Holden Roofing provides a free inspection and a written, line-item estimate.
Does the City of Rosenberg require a permit for a new roof?
Yes. Re-roofing inside city limits needs a City of Rosenberg building permit, filed through My Government Online. The roofer must be registered as a limited contractor with proof of $300,000 in liability insurance, and Holden Roofing handles the permit for you.
Will insurance still pay for Hurricane Beryl roof damage in Rosenberg?
It depends on your policy’s reporting deadline and whether the damage is documented. Beryl struck on July 8, 2024, and many Texas policies require storm claims within one to two years. Check your policy, then have the roof inspected, since later storms may have added new damage.
Do Rosenberg homes need a WPI-8 windstorm certificate for a new roof?
No. Fort Bend County is outside the Texas Windstorm Insurance Association’s designated catastrophe area, so a Rosenberg re-roof does not need a WPI-8. The city permit and inspection still apply.
Are Class 4 impact-resistant shingles worth it in Rosenberg?
For many Fort Bend homes, yes. State law, Insurance Code Section 2253, obliges carriers to discount premiums for Class 4 roofs, and local savings on the wind and hail portion commonly run 15 to 22 percent. Our Class 4 pick is Owens Corning Duration FLEX.
Which roofing material handles Rosenberg’s humidity and hurricanes best?
Standing seam metal lasts longest, at 40 to 70 years, while Owens Corning Duration with StreakGuard is the best value shingle for algae-prone Gulf Coast slopes. Its 130 mph wind warranty clears any gust Fort Bend has measured in recent storms.
How long does a roof replacement take in Rosenberg?
A single day covers the typical Rosenberg shingle roof. Bigger, steeper or multi-layer roofs take one and a half to two days, and metal or tile takes two to five. Gulf Coast rain can push a start date, and your project manager keeps you posted when it does.
Does Holden Roofing do commercial and flat roofs in Rosenberg?
Yes. Holden Roofing’s commercial division installs and repairs TPO, modified bitumen, coatings and metal on Rosenberg storefronts, warehouses, churches and offices, under the same Owens Corning Platinum Preferred company that roofs local homes.
