Here’s the Truth About Hiring a Roofer in Stafford TX, and How Holden Roofing Changes It

Thousands of roofing outfits work the Houston area, and each Gulf storm sends a new convoy of out-of-town pickups down US 90A hunting for Stafford roofs.

When 1-inch hail fell on Stafford late on the afternoon of March 15, 2024, it was the kind of storm that brings door knockers by the dozen. Not all of them keep a Texas address, and not all of them will still exist when a warranty question comes up.

So which roofer on your porch will still pick up the phone when your warranty matters?

What follows: three traps Stafford owners fall into, one question per trap that brings it into the open, and Holden Roofing’s reply. Then seven first-call questions from real Stafford callers, with straight answers.

Problem One: The Roofer Who Skips the Stafford Roof Permit

Stafford issues a residential “Roof” permit, and the city makes contractors who are not licensed by the state register before they can pull one. A lot of crews never bother with either step.

The new roof goes on, no city inspector ever climbs up to look at it, and the missing paperwork surfaces later, usually at resale or when a carrier asks for proof.

The Question to Ask

“Are You Registered With the City of Stafford, and Whose Name Goes on the Permit?”

Listen for a permit number and a company name. “We take care of all that” with no details, or a claim that Stafford reroofs need no permit, tells you the job will be done off the books.

How Holden Roofing Answers It

Holden Roofing pulls the permit in our own name, every time. We file with Development Services at 2610 S. Main St., schedule the city’s roof inspection, and build to the 2015 International Residential Code that Stafford adopted by ordinance in 2018.

You end up with a permit on file at City Hall and a roof a city inspector has signed off on, not just a salesman’s thumbs up.

Problem Two: The Roofer Who Walks Away When the Adjuster Says No

A denial letter is where a lot of Stafford storm claims quietly end, because the roofer who promised a free roof stops answering texts. Inch-wide hail can bruise a shingle mat without leaving a mark anyone sees from a ladder’s first rung, and adjusters miss it too.

A first “no” from a carrier is often just its opening position.

The Question to Ask

“If My Carrier Denies the Claim, What Do You Do Next?”

A weak answer sounds like a shrug: “then you’d have to pay for it yourself.” A strong one names re-inspection, supplements, the appraisal clause, and when an attorney or public adjuster makes sense.

How Holden Roofing Answers It

We build the evidence file before the adjuster ever shows up, stand on the roof during the inspection, and keep pressing when the photos back you up. Holden Roofing has worked Houston-area storm claims out of Rosenberg for decades, through hail seasons, Harvey and Beryl.

And if the damage is not there, you hear that from us first, before a claim you cannot win goes on your record.

★★★★★

“I had issues with my insurance company approving my claim. Other roofing companies I had look at my roof walked away without any effort once my claim was denied. Thankfully for Stephen, he was much better than the other guys! He was patient, fought for me and did an exceptional job.”

TGPJ83, 5 stars, July 2022. Read this review on Google →

Problem Three: The Low Bid on a Roof Nobody Has Opened Up

The cheapest bid is usually cheap because it guesses at what sits under the shingles. When a house has carried more than one roof, the deck below can be soft in spots, and that only shows once the old layers come off.

Then the change orders start mid-job, or worse, new shingles get nailed into tired wood and the bid stays low on paper.

The Question to Ask

“What Happens When You Find Bad Decking, and What Will Each Sheet Cost Me?”

If the estimate has no decking line, no layer count and no mention of the attic, nobody really looked. Expect that number to climb the morning the tear-off starts.

How Holden Roofing Answers It

We look first and price second. From the attic, Holden Roofing probes the decking, notes how many layers are up top, and prices replacement plywood sheet by sheet in writing, so the worst case is on paper before you sign.

Then the complete Owens Corning system goes on: synthetic underlayment, fresh flashing and boots, balanced ventilation, all registered for Platinum Protection. Sometimes the honest answer is that you can wait.

★★★★★

“Maynard was very professional and explained that I didn’t have hail damage but did have heat and age concerns that will need addressed in the near future. When the future comes I will be sure to use Holden Roofing.”

The Seven Questions Stafford Homeowners Ask Before They Hire a Roofer

Stafford callers ask us these on day one, almost word for word, and this is how Holden Roofing replies. A roofer who stumbles over any of these has already told you what you need to know.

01

“Do You Work on the Harris County Side of Stafford Too?”

Yes. Most of Stafford is in Fort Bend County, but a small slice reaches into Harris County. It is all one city, so the same Stafford permit process applies, and neither side sits in the state’s coastal windstorm area.

02

“I Rent This House Out. Does That Change Anything?”

A little, and we plan for it. Stafford makes single-family rentals register every year for $250 and pass an annual inspection. Holden Roofing schedules around your tenant and hands you the permit and photos for your records.

03

“First Street Is in Rosenberg. Is Stafford Really Close Enough for You?”

Yes, about 25 minutes. It is roughly 18.9 miles from 2128 First Street to Stafford City Hall: SH 36 to I-69, northeast past Sugar Land, then in on US 90A. Close enough that we come back when you call.

04

“Did the March 2024 Hail Really Reach My Street?”

It came close to most of the city. On March 15, 2024, spotters logged 1-inch hail in Stafford and 1.5-inch hail at Fifth Street, just southwest, both at 4:17 p.m. Only an inspection shows what hit your shingles.

05

“Can You Also Look at the Flat Roof on My Shop or Office?”

Yes. Holden Roofing runs a commercial division that installs and repairs TPO, modified bitumen and roof coatings, the same low-slope systems that cover much of Stafford’s I-69 and US 90A business corridors.

06

“Can You Make My Deductible Go Away?”

No. Saying yes would make you part of a crime. Since 2019, Texas HB 2102 has treated it as a Class B misdemeanor that can bring a $2,000 fine and half a year in jail. Your carrier can demand proof you paid it.

07

“Do I Have to Sign Something Before You Climb Up?”

Nothing at all. No contingency agreement, no deposit and no porch pressure. Holden Roofing inspects the roof, gives you the photo report, and leaves the decision where it belongs: with you.

Put all seven to any roofer who rings your bell, then put them to us at (281) 344-9083 and see whose answers hold up.

What You Actually Need From a Stafford Roofing Contractor, and Why Holden Roofing Is Built Around It

A Stafford roof should outlast most roofing companies’ business plans, so the company standing behind it matters as much as the shingle. Here is what a Stafford homeowner or property owner should insist on, and how Holden Roofing covers each point.

01

A Shingle Maker That Vouches for the Crew

Owens Corning names its Platinum Preferred contractors by invitation, and fewer than 7 in 100 of its Preferred Contractors make the cut. Holden Roofing is one. No contractor can buy its way in.

Owens Corning grants it after looking hard at installation quality, customer feedback and how the company does business. Platinum Protection, a limited lifetime warranty, belongs to that tier and no other.

What Platinum Protection Means for a Stafford Roof

Materials

Duration, Duration FLEX and other qualifying Owens Corning shingles are sold with a limited lifetime material warranty. Duration’s wind coverage goes to 130 mph.

Workmanship

Platinum Protection reaches past the shingle and covers the installation. A mistake by our installers is still Owens Corning’s to stand behind. A roofer outside the Platinum tier has no way to write that warranty for you.

02

Sixty-Five Years of Roofs, Still Run From Fort Bend County

Holden Roofing began as a Houston-area family business in 1961, and its headquarters has never left Fort Bend County. Today the company counts over 100,000 Texas roofs and seven offices, with Spring, Austin, San Antonio, San Marcos, Temple and Dallas joining the Rosenberg headquarters.

About 400 installers work for Holden Roofing statewide. Many have ten years or more on roofs, and a few have passed thirty. Your Stafford roof gets a seasoned crew, not a crew recruited the week after a hailstorm.

03

Google Reviews Full of First Names

Out of 957 Google reviews on the Holden Roofing Houston listing, 902 give five stars, for a 4.8 average. Scroll through them and the same project managers come up again and again, thanked by name by homeowners who would hire them twice.

04

A Free Look at Your Roof, With No Paperwork Attached

You pay nothing, sign nothing, and keep every photo we take. Use it to make a decision, to check another roofer’s quote, or to file a claim backed by real evidence.

05

Where Holden Roofing Will Not Win

If price is the only test, Holden Roofing will lose some Stafford bids, and we are fine with that. A registered Owens Corning system, new flashing and boots, an honest decking allowance and a city permit all cost money that a bare-bones bid simply leaves out.

Homeowners who collect several quotes often explain in their reviews why they picked Holden Roofing anyway.

How to Reach Holden Roofing From Stafford, and What Happens Next

From our First Street headquarters in Rosenberg to Stafford City Hall is about 18.9 miles, roughly 25 minutes in light traffic. The usual route runs SH 36 to I-69/US 59, northeast past Sugar Land, then onto US 90A (South Main Street) into Stafford.

Ring (281) 344-9083 or text over a roof photo. You reach the headquarters team, not a call center two states away, and a project manager books your inspection.

The First Visit

Expect your project manager on every slope, at every vent and flashing joint, and up in the attic, followed by a photo walkthrough at your kitchen table. The verdict is simple: repair, replace, or give it more time.

If a storm claim is on the table, you also learn whether the damage is strong enough to file on, before anything reaches your carrier.

Roofing Services in Stafford: Retail Roofing and Storm Roofing From One Team

Some Stafford roofs need replacing because they are simply worn out. Others need it because a storm reached them first. Holden Roofing handles both, plus the flat roofs on the city’s shops, offices and warehouses, with one crew standard across all of it.

Roof Replacement

Every Holden Roofing reroof strips down to bare decking. Bad boards get swapped, then the crew lays synthetic felt, valley ice and water membrane, fresh drip edge and flashing, correct attic venting and the full Owens Corning shingle package.

On most Stafford single-family homes, the old roof and the new one trade places between sunrise and sundown.

How Installation Day Runs on a Stafford Street

Trucks arrive early and tarps go over flower beds, AC units and the driveway. The old roof comes off in sections so the house is never left open. New shingles go down through the day, and magnets sweep the yard before the crew pulls away.

Roof Repair
03

Roof Repair

When the problem is one leak, one cracked pipe boot or one patch of lifted shingles, Holden Roofing quotes a repair, not a roof. Repairs are priced on their own, so a small fix never quietly turns into a full replacement pitch.

Emergency Roof Repair and Tarping
04

Emergency Roof Repair and Tarping

If water is dripping through a Stafford ceiling, Holden Roofing tarps and dries in the roof first and sorts out the paperwork after. We shoot photos of the damage first, so the tarp never hides evidence your claim depends on.

A tarp is only as good as the person who sets it, which is why a cheap one can make a leak worse.

★★★★★ “Our insurance company sent out a contractor who put a cheap, flimsy tarp on that quickly deteriorated and started shredding, making the situation even worse… I contacted Mr. Stan, and he was an absolute lifesaver. He came out promptly, assessed the situation, and offered to remove the debris from the failed tarp and install a much more durable, high-quality tarp” Yu Ju Chang, 5 stars, December 2024. · Read this review on Google →

Storm Roofing in Stafford

01

Hail Damage Roof Repair

Hail an inch across, the size logged in Stafford on March 15, 2024, is big enough to bruise an architectural shingle. Holden Roofing looks for granule loss, cracked mats, dented soft metals and broken seal strips, because each one tells the adjuster something different.

02

Wind Damage Roof Repair

Gusts reached 77 mph southwest of Sugar Land during the March 15, 2024 storm and 67 mph at the Sugar Land airport on February 14, 2026. Wind that strong breaks the seal under a shingle tab. Holden Roofing checks the seals slope by slope and ties any lifting to the date of the gust.

03

Hurricane and Tropical Storm Damage

Stafford sits far enough inland to miss storm surge, but not hurricane wind and rain, as Hurricane Beryl showed in July 2024. Holden Roofing’s Rosenberg team worked through Beryl and runs hurricane claims every season from the same First Street office.

What the Adjuster Looks For
Creased and Lifted Shingles

A shingle that folds back in a gust leaves a crease line across the tab. Adjusters hunt for those on the windward slopes, so Holden Roofing marks every one before the meeting.

Hit Counts Inside a Test Square

A typical carrier test marks off 100 square feet of roof and tallies the hail strikes inside it, often looking for at least eight on a slope. Holden Roofing chalks those boxes before the adjuster climbs up.

Dented Metals and Collateral Damage

Turbine vents, gutters, AC fins, window screens and fences record the size and direction of the hail. Once they are photographed, carriers often pay to fix them too.

Storms, Hurricanes and Hail in Stafford: What Hit, When, and What It Did to Your Roof

Stafford sits on flat coastal prairie in northeast Fort Bend County, where Gulf moisture feeds spring storms that drop hail with little warning. The Brazos flows to the west past Richmond and Rosenberg, and the Sugar Land airport gauge is about 6 miles west.

No state has logged more major hail events than Texas for eleven years running, and 2025 alone brought 902. Add a June 1 to November 30 hurricane season and 50-plus inches of yearly rain, and Stafford roofs work hard.

The Storm Dates Behind Stafford’s Roof Claims

  • 2019 and 2020

  • April 13, 2019.

Hail 1.25 inches across fell at Mission Bend, about 8 miles from Stafford.

  • January 10, 2020.

A storm just before midnight damaged trailers in a mobile home park about a mile north of Stafford.

  • April 29, 2020.

An early-morning report about a mile southwest of Stafford described broken tree limbs and shingles blown off roofs.

  • 2022

  • October 24, 2022.

An evening storm brought trees down about 2 miles north-northeast of Missouri City, a few miles from Stafford.

  • 2024

  • March 15, 2024.

The best-documented local event: 1-inch hail in Stafford and 1.5-inch hail at Fifth Street, both at 4:17 p.m., then 1-inch hail in Missouri City at 4:23 p.m. A 77 mph gust was measured southwest of Sugar Land around 4:40 p.m.

  • March 16, 2024.

The following day, stones as large as 2.75 inches were reported near Needville in southern Fort Bend County, well south of Stafford rather than inside the city.

  • July 8, 2024.

Beryl made landfall by Matagorda, a Category 1 packing 90 mph winds. Fort Bend’s top measured gust, 76 mph, came at the Sugar Land airport, and power was out for as many as 353,292 county customers.

  • 2025

  • May 5, 2025.

1-inch hail at Fresno, nearly 10 miles from Stafford.

  • August 18, 2025.

1.25-inch hail in Bellaire, about 9 miles away.

  • Neither storm was logged inside Stafford, but both show how close the hail tracks run to the city.

  • 2026 So Far

  • February 14, 2026.

The Sugar Land airport clocked a 67 mph gust that evening, and Covington Woods in Sugar Land reported broken fences and garage doors.

  • April 30 to May 1, 2026.

Close to midnight, spotters measured 1.25 inches at Fifth Street, 1.5 inches where Austin Parkway meets Sweetwater Boulevard in Sugar Land, and 1 inch in New Territory. FOX 26 tracked hail from Sugar Land to Pearland between about 11:30 p.m. and 12:30 a.m.

  • Was your roof under one of these, with no ladder on it since? Then a free inspection is overdue.

  • Not every inspection ends in a claim, and a clean report is worth having too.

What Those Storms Did to Stafford Roofs, Property by Property

Single-Family Homes on Streets Like Nikki Lane and Arcott Lane

Stafford’s permit log shows residential roof permits on Nikki Lane and Arcott Lane in May 2024, about two months after the March hail. On homes like these, hail bruises the shingle mat and wind breaks the seal strips, and both shorten a roof’s life before it ever leaks.

Single-Family Rentals

Stafford requires yearly registration and an annual inspection for single-family rentals. A roof leak in a rental is a tenant problem and an inspection problem at the same time, so Holden Roofing documents repairs in a way a landlord can keep on file.

Flat and Low-Slope Roofs Along the Business Corridors

Stafford’s business base along I-69, US 90A and Greenbriar Drive runs largely on low-slope roofs. A $1.95 million commercial roof permitted at 3950 Greenbriar Drive in May 2024 shows the scale. Hail and heavy rain go after seams and flashing first.

Houses Carrying More Than One Layer

On any Stafford house that was once reroofed over the original shingles, the extra weight and trapped heat age the top layer faster. Holden Roofing tears off to the deck, checks every sheet, and replaces only what has gone soft.

How Holden Roofing Handles Your Stafford Insurance Claim

From the first photo to the last depreciation check, Holden Roofing does the legwork on a Stafford storm claim while you stay in control of it. The policy belongs to you. We make sure nothing the roof is hiding stays hidden from the carrier.

Five Steps of a Stafford Storm Claim With Holden Roofing

Standing seam metal roof with a cupola Holden team members on a roof Shingle roof, straight-down aerial New architectural shingle roof from above Inspecting a shingle roof
Step 1 of 5 · A Documented Inspection
1

Step 1. A Documented Inspection

Every slope, the attic, the gutters and the soft metals get photographed, with test squares marked wherever hail struck.

2

Step 2. A Straight Answer on Filing

If the damage looks too light to clear your carrier’s bar, we tell you so before you file. A weak claim sitting on your record does you no favors at renewal.

3

Step 3. On the Roof With the Adjuster

On adjuster day, a Holden Roofing rep is up top beside the adjuster, pointing out each hit slope by slope.

4

Step 4. Supplements for Missed Items

Code items, decking, drip edge and ventilation often get left off a first scope. Holden Roofing files supplements with photos and measurements to back each one.

5

Step 5. Build, Final Invoice and Depreciation

Once the roof matches the approved scope, the final invoice goes to your insurer, and we help pull loose the depreciation money withheld from the first payment.

If Your Claim Comes Back Denied

A denial is not always the last word on a Stafford roof, and plenty of glowing Holden Roofing reviews start with the word “denied.” Appraisal language sits in most Texas policies, and a second look backed by better photos can flip the result.

When a case calls for it, Holden Roofing points homeowners toward appraisal, a public adjuster or an attorney who handles insurance claims.

★★★★★Google Review

Texas HB 2102 and Your Deductible

A roofer who eats, refunds or forgives your deductible has broken Texas law since 2019. Under House Bill 2102 it is a Class B misdemeanor, carrying as much as $2,000 in fines and six months behind bars.

Insurers are also allowed to demand a receipt for your deductible before paying out depreciation. Holden Roofing tells you your out-of-pocket number up front and never offers to make it vanish.

Get Your Stafford Roof Checked Before the Next Storm Season

Hail damage you cannot see still counts against your roof.

Most policies set a deadline for reporting storm damage, and a carrier can argue that older damage is just wear and tear.

If your roof was under the March 2024 hail, Hurricane Beryl or the April 30, 2026 storm, get it documented now.

Asphalt Shingle Roofing With Owens Corning

Shingle roof and backyard pool, straight-down aerial

Shingles cover most of Stafford’s single-family homes, and the shingle Holden Roofing installs most is Owens Corning Duration. In Fort Bend humidity, its StreakGuard algae resistance keeps the dark streaks off north-facing slopes.

Duration

Duration is built around one feature that matters on a windy Gulf Coast roof: the SureNail strip.

The SureNail Strip

Across the nailing zone of each Duration shingle runs a strip of woven fabric reinforcement. It grips the nail head, earns Duration its 130 mph wind warranty, and matters most when squall lines and tropical systems blow through Stafford.

Duration FLEX

FLEX is made with rubberized SBS asphalt that bends when a hailstone lands rather than splitting, which earns it UL 2218 Class 4, the highest impact rating there is.

The Class 4 Test

The lab test drops a steel ball two inches wide from a height of 20 feet, hits the same spot a second time, and the shingle must not crack. Under Section 2253 of the Texas Insurance Code, insurers have to offer Class 4 roofs a premium discount.

In Houston and Fort Bend, the savings on the wind and hail part of the premium commonly land between 15 and 22 percent, which can pay back the FLEX upgrade over the life of the roof.

02

Metal Roofing in Stafford

Blue standing seam metal roof and stone chimney, aerial close

Metal goes on Stafford houses, porch covers, shops and commercial buildings, and Holden Roofing installs three kinds of it. Standing seam, with concealed fasteners, is the system we recommend for a house you plan to keep.

R-panel is a practical, budget-friendly choice for warehouses, carports and outbuildings, and metal of either kind can outlast two or three shingle roofs.

03

Tile Roofing in Stafford

Terracotta flat tile roof close-up

Tile itself can go half a century on a Stafford roof. The membrane underneath rarely does. Rather than scrapping good tile, Holden Roofing pulls it, lays fresh underlayment, puts the sound pieces back, replaces broken ones and rebuilds wall and chimney flashing.

04

Flat and Low-Slope Roofing in Stafford

Commercial roofing work by Holden Roofing

Stafford is a commercial-heavy city, and Holden Roofing’s commercial division is built for exactly this kind of roof. Offices, flex buildings, warehouses and strip centers along I-69, US 90A and Greenbriar Drive all depend on a sound low-slope membrane.

TPO

A white, heat-welded single-ply membrane that reflects summer sun and handles ponding better than older systems. It is the most common choice for new commercial roofs.

Modified Bitumen

A tough, multi-ply asphalt system that works well on smaller flat sections, porches and additions where foot traffic and flashing details are heavy.

Roof Coatings

When a flat membrane is aged but still structurally sound, a silicone or acrylic coat can add years of service for far less money than tearing it off. We will tell you honestly whether yours is a candidate.

★★★★★Google Review

“I also called them out to my business for roof leaks on an existing TPO roof. I received an honest evaluation as well as a reliable repair… I recommend Holden Roofing for any roof related work whether it be residential or commercial.”

What a New Roof Costs in Stafford in 2026

Expect $9,000 to $26,000+ to reroof a typical Stafford house in architectural shingles in 2026. Where you land depends mostly on square footage, steepness, how many old layers come off and how much plywood is rotten.

Step up to Duration FLEX and the range is $11,000 to $30,000+. Standing seam sits at $18,000 to $43,000+, tile at $25,000 to $58,000+, and repair work at $1,200 to $8,500+ based on its size.

What Drives the Range

Our estimates itemize everything: removal, plywood by the sheet, felt, valley membrane, edge metal, starter course, shingles, ridge cap, vents and the Stafford permit fee. When another bid is far cheaper, hunt for the line that went missing.

1

Free inspection and photo report.

Your project manager walks the roof and the attic, then shows you every photo before leaving your driveway.

2

Written estimate or claim scope.

Paying yourself? You get an itemized quote. Filing a claim? Your rep meets the adjuster on the roof, then reviews the carrier’s scope with you.

3

Permit and material choices.

While Holden Roofing files the Stafford Roof permit, you choose a shingle color or a metal or tile sample at home.

4

Scheduling and delivery.

We lock in the date, drop materials the afternoon before, and remind you to clear the driveway and take frames off inside walls.

5

Installation day.

Tear-off, deck check, dry-in, new shingles or panels, then a full cleanup and magnet sweep, usually all in one day for a shingle roof.

6

City inspection, walkthrough and warranty.

Stafford’s inspector signs off, you and your project manager tour the new roof together, Owens Corning registers the warranty, and the closing invoice heads to your insurer.

★★★★★Google Review

“They took off the old roof and replaced with new shingles and downspouts. Also replaced all roof vents that needed to be replaced. They were a real good crew working together. Took all old roofing materials away with them. They also used large magnets to remove all nails in the grass and concrete areas. They did the whole job in one day, very pleased with their work.”

“After Hurricane Beryl We Needed a Complete New Roof”

★★★★★Google Review

“After Hurricane Beryl we needed a complete new roof. Obviously we were dealing with a stressful situation, but our consultant with Holden (Rizwan Marfani) made it seamless. He was always available to help answer any questions we had… The crew that replaced our roof were always punctual, kept the yard as clean as possible, and always did a sweep around our house for any loose nails.”

Nine Months of “No Damage,” Then a New Roof

★★★★★Google Review

“Jeremy Miles with Holden Roofing did a fantastic job helping us get through a nine month battle when our insurance company denied our claim saying we had “no damage”. We struggled against the insurance company using a public adjuster and, eventually, a lawyer, and Jeremy was with us during every step providing his expertise. When we were finally victorious and received our settlement, the entire Holden group made the roof replacement process very easy.”

Erica Duncan, 5 stars, April 2025.

Stafford Is Served by Holden Roofing’s Rosenberg Office

Stafford jobs run out of the headquarters office at 2128 First Street in Rosenberg, a 25-minute, 18.9-mile trip by SH 36, I-69 and US 90A.

That short drive means a project manager can reach a Stafford roof quickly, and when a storm crosses northeast Fort Bend, the same crews are working Sugar Land and Missouri City next door.

Stafford Streets, Corridors and Neighborhoods Holden Roofing Works In

Stafford is a compact city of about 7 square miles and roughly 18,000 people, incorporated in 1956 and covered by ZIP codes 77477 and 77497. Holden Roofing works across all of it:

Nikki Lane

single-family homes that pulled residential roof permits in May 2024.

Arcott Lane

another street with residential roof permits on the May 2024 log.

Country Club

a residential roof permit on the same May 2024 log.

South Main Street and US 90A (77477)

the corridor around City Hall at 2610 S. Main St.

Greenbriar Drive

commercial buildings, including a $1.95 million roof project in 2024.

Kirkwood and West Airport

part of Stafford’s commercial and industrial base.

I-69 and the Southwest Freeway frontage

offices, flex space and low-slope roofs.

The Beltway 8 side of Stafford

businesses and homes near the city’s eastern edge.

The Harris County portion of Stafford

still inside city limits and under city permits.

Fifth Street (unincorporated)

the community just south and southwest, where the 2024 and 2026 hail reports landed.

Nearby Service Areas

Sugar Land

Stafford’s western neighbor, where 1.5-inch stones fell near Sweetwater Boulevard late on April 30, 2026.

Missouri City

1-inch hail at 4:23 p.m. on March 15, 2024, minutes after Stafford’s.

Richmond

where the Brazos hit a record 55.19-foot crest on September 1, 2017, during Harvey.

Permits in Stafford

Stafford requires a residential “Roof” permit for a reroof, and Holden Roofing pulls it on every Stafford job. Permits run through Development Services at 2610 S. Main St., and the city’s May 2024 log shows residential roof permits with $205 in total fees.

The FY 2025 to 2026 fee schedule lists a $100 residential base fee, a $100 roof inspection and a $5 technology fee per record. Contractors not regulated by the state pay a $150 city registration.

Stafford enforces the 2015 International Residential Code under Ordinance 1110, in effect since October 2, 2018. Commercial roof permits are priced on project valuation, and Holden Roofing handles those filings too.

Storm Chasers Knock in Stafford Too. Here’s How to Tell Holden Roofing From the Rest

Honest admission: after a big storm, Holden Roofing reps go door to door too. Hail damage rarely shows from a lawn chair, and a proper inspection is how a Stafford homeowner finds out before the reporting deadline passes.

What sets Holden Roofing apart from the out-of-town crews is everything that happens once the door opens.

  • A Texas headquarters you can drive to. Ours is 2128 First Street in Rosenberg, a 25-minute drive. Ask the next knocker for his address.
  • A credential you can check yourself. Search the Owens Corning contractor locator and Holden Roofing shows up at the Platinum level.
  • Reviews older than the last storm. 957 Google reviews on the Rosenberg listing, written over years, not weeks.
  • A city permit in the company’s name. Stafford requires one, and a crew that will not pull it is telling you something.
  • No deductible games. HB 2102 makes a forgiven deductible illegal in Texas.
  • Nothing signed before the inspection. Paperwork before a ladder ever touches the gutter is a warning sign.
  • Installers who work for the company all year. About 400 of them across Texas.
★★★★★Google Review

“Within 48hours of the storm, we were approached by 37 separate roofing companies… Tyler Shipman from Holden Roofing came knocking on our door the day after the storm and his humble & friendly approach was in stark contrast to most of the other companies whose sales pitches typically included why you should NOT trust other contractors, how they can see our damage from the ground… The final factor had to do with trust in the company”

Frequently Asked Questions About Hiring a Roofer in Stafford TX

How much does a roofer in Stafford TX charge to replace a roof?

For a Stafford house in the 2,000 to 2,500 square foot range, 2026 pricing runs $9,000 to $26,000+ in architectural shingles, $11,000 to $30,000+ in Duration FLEX, $18,000 to $43,000+ in standing seam and $25,000 to $58,000+ in tile.

Repairs come in at $1,200 to $8,500+. Either way, the inspection and the itemized quote cost you nothing.

How much does a Stafford roof permit cost?

Expect a few hundred dollars, and Holden Roofing builds it into the estimate. The city’s May 2024 log shows residential roof permits at $205 in total fees. The current schedule lists a $100 base fee, a $100 roof inspection and a $5 technology fee.

Does a Stafford home need a windstorm (WPI-8) certificate?

No. The state’s designated catastrophe zone for windstorm certification leaves out Fort Bend entirely, and its Harris County piece covers only a few bayshore towns far east of Stafford. No WPI-8 is required for a Stafford reroof.

Did Hurricane Beryl damage roofs in Stafford?

Beryl hit the whole county, though no Stafford-specific damage count was published. The Sugar Land airport, about 6 miles west, recorded a 76 mph gust on July 8, 2024, and the National Weather Service reported downed trees and damage to homes across Fort Bend.

No one on your roof since July 2024? Start with a free inspection.

Does homeowners insurance cover hail damage on a Stafford roof?

Usually, provided the hail damage is photographed and reported before your policy’s deadline. Your share is the deductible. Holden Roofing handles the inspection, the photo file and the adjuster meeting so the scope covers everything.

Are Class 4 shingles worth it for a Stafford home?

For most owners who plan to stay, yes. State law makes insurers offer Class 4 homes a lower premium, and locally the break on wind and hail coverage tends to fall between 15 and 22 percent.

How long does a roof replacement take in Stafford?

Most Stafford shingle homes are finished in one working day. Big, steep or multi-layer roofs may stretch into a second day, and metal, tile and commercial flat work take longer. Stafford’s roof inspection comes after.

Which roof lasts longest in Stafford’s heat and humidity?

Tile and standing seam metal last longest, 50+ and 40 to 70 years. Along this coast, plan on 15 to 25 years from architectural shingles and 20 to 30 from Class 4. StreakGuard helps Owens Corning shingles fight humidity’s algae streaks.
