Here’s the Truth About Hiring a Roofer in Richmond TX, and How Holden Roofing Changes It

The Houston area has thousands of roofing companies, and every Gulf storm pulls in thousands more. After Hurricane Beryl knocked out power to 353,292 Fort Bend customers in July 2024, Richmond streets filled with trucks, door hangers and contracts nobody had time to read.

By the first cool front, a lot of those trucks had left Fort Bend for good, and the warranties they wrote left with them.

So when every pickup on Morton Street says “roofing,” who do you actually let on your house?

Start with sharper questions. Below are the three traps Richmond homeowners fall into most, the one question that exposes each trap, and the way Holden Roofing answers it. After that come the seven questions people ask us on the very first phone call.

Problem One: The Out-of-Town Crew That Doesn’t Know Where Richmond Ends

A Richmond mailing address does not mean the City of Richmond issues your permit. Most of the master-planned communities with Richmond addresses, including Aliana and much of Pecan Grove, sit outside city limits under Fort Bend County.

A crew from three counties away rarely checks. That is how a re-roof stalls halfway, or how an HOA letter lands in your mailbox a week after the dumpster leaves.

The Question to Ask

“Is My House Inside Richmond City Limits, and Who Signs Off on This Job?”

A roofer who shrugs, or who says “we never pull permits out here,” has not done enough work in Fort Bend County to know the difference. You want the jurisdiction, the HOA step and the order they happen in.

How Holden Roofing Answers It

We check your address against the city and the county before we quote, and we tell you who approves what. Inside city limits, the City of Richmond Building Department runs permits through MyGovernmentOnline under the 2024 International Residential Code.

Out in Aliana, Harvest Green or Veranda, the county rules apply and your HOA’s architectural approval comes first. Fort Bend County is home ground for Holden Roofing’s Rosenberg headquarters, so that paperwork is routine for us.

Problem Two: The Roofer Who Folds When the Carrier Calls Storm Damage a “Repair”

After Beryl, a common Fort Bend denial read like this: the roof just needs a repair, not a replacement. A roofer chasing volume moves on to the next street when that letter arrives.

A partial repair on a wind-battered roof usually means a second leak the next storm season. And by then the claim window may have closed.

The Question to Ask

“What Will You Do If My Insurance Says It’s Only a Repair?”

Good answers include a documented file, photos of lifted and creased shingles on every slope, a rep on the roof with the adjuster, and a supplement or re-inspection request. “We’ll see what they say” is not an answer.

How Holden Roofing Answers It

We build the file before the adjuster arrives, stand on the roof with him, and push back with evidence when the scope comes up short. Holden Roofing project managers have worked hurricane claims across the Houston area since long before Beryl.

When the evidence will not support a full roof, we say so plainly, and we quote the repair instead.

★★★★★

“Beryl and the windstorm this year caused a tree branch to punch a hole in my roof and damage my fence. My insurance company was rejecting my claim on the basis that the roof just needed repair. John Tapia with Holden assessed the damage, built a file and recommended a course of action…”

Problem Three: The Bargain Re-Roof That Lets Go in the Next Gulf Gust

Hurricane season runs June 1 through November 30, and a cheap roof shows its shortcuts the first time a 70 mph gust hits it. Short nailing, reused flashing and thin underlayment all look fine on install day.

Fort Bend humidity piles on, too. Dark algae streaks on north slopes are the first sign a builder-grade shingle is losing the fight.

The Question to Ask

“What Actually Holds These Shingles Down When the Wind Hits 90?”

Listen for a nailing pattern, a named shingle line with a wind rating, and a warranty that covers the labor, not just the box of shingles. If the answer is “they’re architectural,” keep asking.

How Holden Roofing Answers It

Six nails per shingle on steep slopes, through Owens Corning’s SureNail strip, on a roof built to the full Owens Corning system. Duration carries a 130 mph wind warranty and StreakGuard algae resistance made for Gulf Coast air.

Because Holden Roofing is Platinum Preferred, your roof qualifies for Platinum Protection, which covers our workmanship as well as the materials.

★★★★★

“Holden replaced my roof in August of 2008 just three weeks before Hurricane Ike. The roof was installed in less than one day. Great workmanship! I believe that it saved my home from wind damage.”

Seven Questions Richmond Homeowners Put to Holden Roofing Before They Hire Anyone

Here are the questions Richmond homeowners really ask on the first call, and the straight answers they get from Holden Roofing. If a roofer stumbles over any of these, hang up and dial the next name on your list.

01

“We Live in Aliana. Does the City of Richmond Handle Our Permit?”

No, Aliana sits entirely outside city jurisdiction even with a Richmond address. Fort Bend County Engineering governs development permits there, and its list does not include re-roofing. Your HOA’s architectural approval still applies, and Holden Roofing files it for you.

02

“You’re Based in Rosenberg. How Quickly Can Someone Get to Me?”

Fast, because Richmond is practically our backyard. Downtown Richmond is about eight minutes from 2128 First Street via US 90A, central Pecan Grove about eleven, and the Veranda area roughly eighteen. Short drives mean quick follow-ups, too.

03

“Our HOA in Harvest Green Is Strict. Will You Deal With Them?”

Yes, and before any material gets ordered. Holden Roofing pulls the approved shingle colors, completes the architectural request and waits for the written approval. Harvest Green, Veranda, Grand Mission and Aliana all get the same treatment.

04

“Beryl Hit Two Years Ago and Nobody Ever Checked Our Roof. Is It Too Late?”

For that storm, possibly, since claim deadlines depend on your policy. Hail has fallen within a few miles of Richmond since, including Sugar Land and New Territory in spring 2026. A free inspection tells you what is on the roof and which event it ties to.

05

“What’s the Catch With a Free Inspection?”

There isn’t one, and no signature is required. The photos and the written findings are yours to keep, whether you hire Holden Roofing, call another roofer, or decide to wait. Pressure is not part of the visit.

06

“A Door Knocker Offered to Eat Our Deductible. Will Holden Roofing Do the Same?”

No, and the other company should not have offered. House Bill 2102 makes it a Class B misdemeanor for a contractor to waive, rebate or absorb your deductible, with fines up to $2,000. Any roofer offering that deal is risking your claim along with his license.

07

“Who Actually Installs the Roof?”

Holden Roofing crews, run by a Holden Roofing project manager you can reach directly. The company employs roughly 400 installers across Texas, and many have spent ten years or more on roofs, a few over thirty.

Run every bidder through this same list of seven. Save Holden Roofing for last, dial (281) 344-9083, and compare the answers.

What You Actually Need From a Richmond Roofing Contractor, and Why Holden Roofing Is Built Around It

A roof is a twenty-year promise, so the company that installs it has to be around for twenty years. Here is what a Richmond homeowner should demand, and how Holden Roofing meets each demand from a few miles down the road.

01

An Installer the Shingle Maker Will Vouch For

Owens Corning extends Platinum Preferred status by invitation, and fewer than 7 percent of its Preferred Contractors hold it. No roofer can simply sign up for it.

Owens Corning looks at installation quality, customer feedback and business conduct first. The Platinum Protection limited lifetime warranty is reserved for contractors in this tier.

What Platinum Protection Means on a Richmond Roof

Materials

Eligible Owens Corning shingle lines, Duration and Duration FLEX among them, come with a limited lifetime material warranty for as long as the house is yours. Duration includes a 130 mph wind warranty, a number that matters within reach of Gulf hurricanes.

Workmanship

Platinum Protection also covers the installation. If a Holden Roofing crew gets something wrong, Owens Corning backs the correction. Few roofers working Fort Bend County can offer that, because few have been invited into the tier.

02

Sixty-Five Years and 100,000 Roofs, Still Headquartered Next Door

The Holden family started roofing Texas homes in 1961 in the Houston area, and the company’s headquarters is still on First Street in Rosenberg. Since then Holden Roofing has replaced more than 100,000 roofs and grown to seven Texas offices.

Click for moreClick to close

Those offices are Houston and Rosenberg, Spring, Austin, San Antonio, San Marcos, Temple and Dallas. Your Richmond roof is handled by the home office, not a branch three hours away.

03

Project Managers Homeowners Name in Their Reviews

Holden Roofing Houston holds 4.8 stars across 957 Google reviews, and 902 of those are five stars. Read through them and you see the same pattern: homeowners thanking a specific person for walking them through the roof and the claim.

04

A Free Inspection That Comes With No Contract Attached

Holden Roofing inspects your Richmond roof at no charge and hands you the photos without asking for a signature. If the roof is sound, you hear exactly that. An honest “leave it alone” is part of the service.

05

Where Holden Roofing Will Not Win Your Business

Holden Roofing will almost never be the lowest bid on your Richmond street, and we are fine with that. New flashing, new pipe boots, synthetic underlayment, six-nail installation and a registered Platinum warranty cost more than a fast job with reused parts.

What you get for the difference is a roof that still has a company and a manufacturer behind it after the next hurricane season.

How to Reach Holden Roofing From Richmond, and What Happens Next

Holden Roofing’s headquarters at 2128 First Street in Rosenberg is about 4.4 miles from Richmond City Hall, an eight minute drive along Avenue H and US 90A. Pecan Grove is roughly 6.6 miles away and the Veranda area off Richmond Parkway about 9.7 miles.

Call (281) 344-9083 or text a roof photo and you reach the home office, not an answering service in another state. The person who schedules you works a few miles from your house.

The First Visit

A Holden Roofing project manager walks every slope, checks the attic, and photographs the soft metals and collateral damage. Before leaving, you get a plain verdict: fix it, replace it, or leave it alone. If a claim is possible, you also hear whether the damage looks strong enough to file.

Roofing Services in Richmond: Retail Roofing and Storm Roofing From One Team

Some Richmond roofs are paid for by the homeowner and some by the insurance carrier, and Holden Roofing handles both with the same crews and the same Owens Corning standard. Many contractors specialize in one and fumble the other.

On the Gulf Coast, where a quiet spring can turn into a hurricane summer, you need a roofer fluent in both.

Every Holden Roofing inspection covers the shingles or panels, each penetration and flashing, the soft metals, the attic decking and the gutters, screens and fences around the house. You keep the photos and the findings.

Schedule one before you buy or sell a Richmond home, before a warranty runs out, after a named storm, and after any hail report within a few miles of your street.

02

Roof Replacement

A Holden Roofing replacement starts with a full tear-off to the deck, then a board-by-board deck check, synthetic underlayment, ice and water shield in the valleys, new drip edge and flashing, balanced ventilation and a complete Owens Corning system.

Most Richmond homes under about 3,000 square feet are torn off and dried in on the same day.

Install Day on a Richmond Street

Trucks pull up early, and the crew tarps the flower beds, pool equipment and AC condensers before a single shingle comes off. Dry-in is usually done by midday. Before the crew leaves, someone runs a magnet across the lawn, driveway and beds.

03

Roof Repair

A repair makes sense when the problem is limited and the rest of the roof still has life: a cracked pipe boot, a few blown-off tabs, loose flashing at a wall, a leaking skylight. Holden Roofing prices a repair on its own, so nobody sells you a whole roof to stop one drip.

Laying new underlayment and ice-and-water shield during a replacement
04

Emergency Roof Repair and Tarping

When a tree limb or a hurricane gust opens your roof, Holden Roofing tarps and dries it in before the next band of rain arrives. Quick mitigation protects insulation, drywall and wiring, and most Texas policies expect you to take it.

We photograph the damage before the tarp goes down, so your claim keeps every piece of evidence.

★★★★★Google Review

“He was quick to respond after the hurricane and had my roof tarped the next day. The roof was done in a few days and the workers left the area cleaner than it was beforehand. Roof looks awesome and I’m confident that it’ll last a lifetime.”

Storm Roofing in Richmond

01

Hail Damage Roof Repair

Hail leaves bruised shingle mats, stripped granules, dented vents and broken seal strips, and most of it is invisible from the yard. Holden Roofing inspectors look for every sign, because the dents on your soft metals help date and size the storm for the adjuster.

02

Wind Damage Roof Repair

Fort Bend wind events do not need hail to ruin a roof: Sugar Land’s airport logged a 67 mph gust on February 14, 2026. A shingle that lifts and creases once has lost its seal. Holden Roofing checks seal strips slope by slope and ties the damage to the dated wind event.

03

Hurricane and Tropical Storm Damage

Richmond sits within reach of every hurricane that comes ashore along the upper Texas coast, and Beryl proved it in July 2024. Hurricane claims are a core part of the work at Holden Roofing’s headquarters, and the playbook is refined every season.

What the Adjuster Looks For
Creased and missing shingles by slope

Wind damage shows up as creases along the nail line, torn tabs and shingles missing entirely. Holden Roofing marks and photographs each one so the adjuster can see the pattern on every elevation.

Debris impacts and punctures

Falling limbs can punch through decking during tropical storms. Holden Roofing documents the hole, the debris and the water path inside the attic.

Interior water and collateral damage

Stained ceilings, wet insulation, bent gutters and damaged fences all belong on the claim. If the storm caused it, it should be in the file.

Storms, Hurricanes and Hail in Richmond: What Hit, When, and What It Did to Your Roof

Richmond grew up on the Brazos River, founded in 1822 when Austin’s colonists built Fort Bend on its banks, and the river still shapes the town. The surrounding coastal prairie is flat and open, so Gulf wind and storm bands cross it with nothing to slow them down.

That moisture feeds summer downpours, spring hail and the tropical systems of hurricane season. The area sees more than 50 inches of rain in a typical year, and Texas has led the nation in major hail events for eleven years running.

The Fort Bend Storms Richmond Homeowners Still Talk About

  • 2016 and 2017: The Brazos Floods

  • June 2, 2016.

The Brazos crested at 54.74 feet at the Richmond gauge, and at least 350 homes along the river in Fort Bend and Brazoria counties took on water.

  • September 1, 2017.

Hurricane Harvey’s rain pushed the Brazos to a record 55.19 feet at Richmond, well above the 50 foot major flood mark. River-adjacent neighborhoods faced mandatory evacuations.

  • 2019 to 2023: Hail Close to Home

  • May 9, 2019.

Hail up to 2.5 inches fell in Cinco Ranch, roughly ten miles north of Richmond.

  • March 15, 2022.

Golf ball hail, 1.75 inches, hit Cinco Ranch again.

  • April 5, 2023.

One inch hail fell in Pecan Grove, under four miles from Richmond, and in Mission Bend.

  • 2024: Back-to-Back Hail, Then Beryl

  • March 15, 2024.

One inch hail at Greatwood, less than five miles out, with 1.75 inch hail at Pleak and one inch stones in Sugar Land.

  • March 16, 2024.

Stones of 2.5 to 2.75 inches fell near Needville, with 1.75 inch hail in Kendleton.

  • July 8, 2024.

Hurricane Beryl came ashore near Matagorda as a Category 1 with 90 mph winds. Sugar Land Regional Airport, about nine to ten miles from downtown Richmond, measured a 76 mph gust.

  • Beryl dropped 4 to 8 inches of rain across the county, caused more than $20 million in damage and brought high water rescues to Rosenberg. River Point Church in Richmond opened as a cooling center while the power was out.

  • 2025: A Quieter Year Nearby

  • Our storm research found no hail report within about ten miles of downtown Richmond in 2025. Statewide it was a different story, with 902 major hail events across Texas. A quiet year is a good year to fix what Beryl loosened.

  • 2026 So Far

  • February 14, 2026.

A 67 mph gust at Sugar Land Regional Airport brought down trees and damaged garage doors in the area.

  • April 30 to May 1, 2026.

An overnight storm dropped one inch hail in New Territory and 1.5 inch hail at Austin Parkway and Sweetwater Boulevard in Sugar Land.

  • May 9, 2026.

One inch hail in Cinco Ranch, about eight miles north.

None of the 2026 hail reports came from inside Richmond city limits, but the storms passed within a few miles, and hail swaths rarely follow city lines.

What Those Storms Did to Richmond’s Roofs, Neighborhood by Neighborhood

Older Homes Around the Courthouse District, Hillcrest and Winston Terrace

The streets around the 1908 Fort Bend County Courthouse hold some of the oldest houses in the county. Big trees shade these roofs, so limb strikes and lingering moisture are the usual trouble. Before pricing these roofs, Holden Roofing looks hard at the deck boards from the attic side.

Homes Near the Brazos River

Neighborhoods closest to the river took repeated flooding in 2016 and 2017. Long periods of high humidity and wet attics can soften decking and rust fasteners. Holden Roofing inspects the attic side carefully and writes a decking allowance into every estimate.

Pecan Grove, Built Out From the 1980s and 1990s

Pecan Grove grew from about 9,500 residents in 1990 to nearly 23,000 by 2020, so many of its roofs have already faced decades of Gulf storms. The April 2023 hail landed right here. Lifted tabs, worn ridge caps and tired pipe boots are common.

Newer Master-Planned Homes in Harvest Green, Veranda, Aliana and Grand Mission

These are 2000s to 2020s builds with multiple hips and valleys. Homes still on their original builder-grade shingles are the ones to check first after a wind event like Beryl. HOA color rules apply, and Class 4 upgrades often make sense here.

How Holden Roofing Handles Your Richmond Insurance Claim

Holden Roofing inspects, documents, meets your adjuster, builds to the approved scope and helps recover the depreciation your carrier held back. The policy and the claim stay yours. Our role is to make sure the carrier sees every bit of damage on the roof.

The Five Steps of a Richmond Storm Claim

Step 1 of 5 · Photo Inspection
1

Step 1. Photo Inspection

Your Holden Roofing project manager inspects the roof, the attic and the property, then assembles a photo report covering wind creases, hail hits, soft metals and collateral damage.

2

Step 2. A Straight Answer on Filing

You learn whether the damage is likely to clear your carrier’s bar. If it probably will not, Holden Roofing recommends you hold off, because a weak claim helps no one.

3

Step 3. On the Roof With the Adjuster

A Holden Roofing rep meets the adjuster at your house and points out each damaged area, so the scope matches what is really up there.

4

Step 4. Scope Check and Supplements

If the carrier leaves out code items, decking, drip edge or ventilation, Holden Roofing files a supplement backed by photos and measurements.

5

Step 5. Build, Final Invoice and Depreciation

Holden Roofing installs to the approved scope, sends the final invoice to the carrier, and helps you collect the recoverable depreciation.

When Your Richmond Claim Gets Denied

A denial letter is often the first round of the claim, not the last. Many Texas policies include an appraisal clause, and Holden Roofing reps have guided Fort Bend homeowners through re-inspections, appraisal and, when needed, licensed public adjusters.

House Bill 2102 and Your Deductible

Texas House Bill 2102, passed in 2019, makes it illegal for a roofer to waive, rebate or absorb your deductible. It is a Class B misdemeanor carrying up to $2,000 in fines and six months in jail, and carriers can require proof you paid before they release depreciation.

Holden Roofing never makes that offer. What you get instead is your exact out-of-pocket figure in writing before tear-off day.

Shingle, Metal, Tile and Flat Roofing for Richmond Homes

Holden Roofing installs Owens Corning shingles, standing seam and R-panel metal, stone-coated steel, clay and concrete tile, and TPO, modified bitumen and coated low-slope systems across Richmond. The residential and commercial crews work to a single standard.

That means a shingle main roof, a metal porch and a flat patio cover on the same Richmond house are all built to the same spec.

Asphalt Shingle Roofing With Owens Corning

Duration

Duration is the shingle Holden Roofing installs most often in Richmond, because it handles two Gulf Coast problems at once: wind and algae. StreakGuard fights the dark streaks Fort Bend humidity paints on north-facing slopes.

The SureNail Strip

A woven fabric band runs through the nailing zone, gripping each nail so the shingle earns its 130 mph wind warranty. On a hurricane-season roof, that strip is where the warranty lives.

Duration FLEX

Duration FLEX is made with SBS polymer-modified asphalt, so a hailstone dents it instead of fracturing it, and it earns the UL 2218 Class 4 rating. It shares the 130 mph wind warranty with standard Duration.

The Class 4 Test

To pass, a shingle takes two hits on the same spot from a 2-inch steel ball dropped 20 feet and must not crack. Texas Insurance Code Section 2253 requires carriers to offer a premium discount for Class 4 roofs, often 15 to 22 percent on the wind and hail portion around Fort Bend.

For a Veranda or Aliana homeowner planning to stay a decade, those premium savings can cover much of the FLEX upcharge.

Metal Roofing in Richmond

Holden Roofing installs standing seam, R-panel and stone-coated steel on Richmond homes, porches, shops and commercial buildings. For a primary residence, we recommend standing seam with concealed clips, which keeps fasteners out of the weather.

Metal reflects much of the summer sun and can outlast two or three shingle roofs on the Gulf Coast.

Tile roof on a Hill Country estate, aerialTile
03

Tile Roofing in Richmond

Clay and concrete tile can last half a century on the Gulf Coast, but only if the underlayment beneath it holds up. When a tile roof leaks, the tile itself is often fine and the layer under it has failed.

Holden Roofing lifts sound tile, installs new high-temperature underlayment, swaps out cracked pieces and rebuilds the flashing.

Low-slope roofing by the Holden Roofing metal divisionLow-slope
04

Flat and Low-Slope Roofing in Richmond

Downtown Richmond’s commercial blocks, plus porches, garage additions and patio covers all over town, run on low-slope roofs. Holden Roofing’s commercial division installs TPO, modified bitumen, tapered insulation and roof coatings.

A weathered but sound flat roof can often gain five to ten more years from a silicone or acrylic coating, at a fraction of the cost of tearing it off.

What a New Roof Costs in Richmond in 2026

In 2026, an architectural shingle replacement on a typical Richmond home costs $9,000 to $26,000+, and the spread comes mostly from size, pitch, layers and decking. Stepping up to Class 4 Duration FLEX puts the figure at $11,000 to $30,000+.

Standing seam metal runs $18,000 to $43,000+ and tile $25,000 to $58,000+. Repair work runs $1,200 to $8,500+, depending on how much roof is involved and whether the deck has to be opened.

What Moves Your Price Up or Down

Each Holden Roofing estimate lists tear-off, per-sheet decking, underlayment, ice and water shield, drip edge, starter, field shingles, hip and ridge, ventilation and permit as separate lines. When a competing Richmond bid comes in far lower, find out which of those lines it left out.

Steep pitches, extra layers, rotten decking near the river, and complicated rooflines on newer two-story homes all push a quote toward the top of the range.

Financing a Richmond Roof

Holden Roofing offers financing through its lending partners for homeowners paying out of pocket, covering a large deductible, or upgrading from a like-for-like shingle to Class 4 or metal.

“The crew was at my front door by 7:00am, and was out of my driveway by 2:30 that same day… Mike Gibbons followed up with me a few days later to make sure we were satisfied with our new roof, and also made sure the roof installation was correct.”

Richmond Is Served by Holden Roofing’s Rosenberg Office

Richmond is served directly by Holden Roofing’s corporate headquarters at 2128 First Street in Rosenberg, roughly 4.4 miles and eight minutes from City Hall on Morton Street. Few service areas sit closer to the home office than this one.

When a storm crosses Fort Bend County, Richmond and Rosenberg usually get hit within minutes of each other, so our project managers are already on your side of the Brazos.

Nearby Holden Roofing Service Areas

Pecan Grove

Richmond’s northern neighbor, where one inch hail fell on April 5, 2023.

Sugar Land

home of the airport gauge that measured Beryl’s 76 mph gust, and 1.5 inch hail in May 2026.

Fulshear

Richmond’s neighbor to the northwest, with its own storm history and permit notes.

Needville

south of town, where hail up to 2.75 inches fell on March 16, 2024.

Roofing Permits in Richmond

Inside city limits, the City of Richmond Building Department handles permits from the City Hall Annex at 600 Morton Street, with applications through MyGovernmentOnline.

The city has adopted the 2024 International Residential Code, and permits are required for construction as defined by its adopted codes.

Holden Roofing confirms the current re-roof requirement with the Building Department before each in-city job and pulls whatever permit applies.

In unincorporated areas with Richmond addresses, such as Aliana and most of Pecan Grove, Fort Bend County Engineering sets the rules. County development permits cover new structures, additions of 400 square feet or more, floodplain and drainage work, and re-roofing is not on that list.

Your HOA’s architectural approval still applies, and Holden Roofing submits it before any work begins.

Storm Chasers Knock in Richmond Too. Here’s How to Tell Holden Roofing From the Rest

Holden Roofing reps do walk Fort Bend neighborhoods after big storms, and you deserve to hear that from us first. Most homeowners have no idea their roof took damage, and a free inspection is the only way to find out while the claim window is still open.

The difference is what stands behind the person at your door.

  • A headquarters you can drive past. Holden Roofing is at 2128 First Street in Rosenberg, eight minutes from downtown Richmond. Ask anyone at your door for a street address you could visit.
  • A credential you can look up. Owens Corning lists its Platinum Preferred Contractors itself. Anyone can put a logo on a tailgate.
  • Reviews older than the storm. 957 Google reviews built over years of Houston-area roofs, not a week of door knocking.
  • No deductible games. Waiving it is a crime under Texas HB 2102, and an offer to do it says plenty about the rest of the job.
  • Findings before paperwork. A contingency agreement signed on your porch before anyone climbs the ladder is a warning sign.
  • Crews on the payroll all year. About 400 Holden Roofing installers statewide, not day labor recruited after a hurricane.

“We had many roofing companies in our neighborhood after a hail storm. Stan, with Holden Roofing was so professional and informative that I felt confident hiring them to perform our repairs. Stan did all the work for us and explained everything that was happening at every step…”

Frequently Asked Questions About Hiring a Roofer in Richmond TX

How much does a roofer in Richmond TX charge to replace a roof?

For a typical Richmond home in 2026, an architectural shingle roof costs $9,000 to $26,000+, Class 4 Duration FLEX $11,000 to $30,000+, standing seam metal $18,000 to $43,000+, and tile $25,000 to $58,000+.

Repairs run $1,200 to $8,500+. Holden Roofing provides the inspection free and puts every estimate in writing, line by line.

Do I need a permit to replace my roof inside Richmond city limits?

Plan on checking with the City of Richmond Building Department, which permits construction under the 2024 codes through MyGovernmentOnline. Holden Roofing confirms the requirement for your address and pulls any permit needed. Unincorporated Richmond addresses follow Fort Bend County rules instead.

Did Hurricane Beryl damage roofs in Richmond?

Yes, Beryl brought downed trees, outages and structural damage across Fort Bend County on July 8, 2024. The nearest official gauge, at Sugar Land Regional Airport, measured a 76 mph gust. Lifted, creased shingles from that day may still be on Richmond roofs that were never inspected.

Does hail actually hit Richmond, or mostly Sugar Land and Katy?

Hail falls all around Richmond, and some of it has landed very close. One inch hail hit Pecan Grove in April 2023 and Greatwood in March 2024, each under five miles from town. Storm cells do not stop at city limits, so a nearby report is worth an inspection.

Do I need a windstorm certificate for a new roof in Richmond?

No, because Fort Bend County is not in TWIA’s designated catastrophe area. The WPI-8 windstorm certificate applies to the coastal counties in that area. Holden Roofing still builds every Richmond roof to the full Owens Corning wind specification.

Are Class 4 impact-resistant shingles worth it in Richmond?

Often, yes, particularly for homeowners staying put for years. Texas Insurance Code Section 2253 requires carriers to offer a premium discount for Class 4 roofs, commonly 15 to 22 percent on the wind and hail portion in the Fort Bend area. Holden Roofing installs Duration FLEX.

How long does a roof replacement take on a Richmond home?

Most shingle roofs are done in a single day, while larger or steeper roofs can take a day and a half to two. Metal and tile take several days. Holden Roofing schedules deliveries for the day before and only tears off what the crew can dry in the same day.

What does Owens Corning Platinum Preferred mean for my Richmond roof?

It means Holden Roofing belongs to Owens Corning’s top contractor tier, reached by invitation and held by fewer than 7 percent of its Preferred Contractors. Only Platinum contractors can offer the Platinum Protection limited lifetime warranty covering both materials and workmanship.
