A railroad town that has grown by almost half since 2020 deserves a roofer who was here long before the boom and plans to be here long after it. Holden Roofing’s headquarters sits on First Street in Rosenberg, about 8.8 miles and 16 minutes up US 59 from Beasley.

The Holden family’s roofing story starts in 1961. Since then: more than 100,000 Texas roofs, a 4.8 star rating from 957 Google reviewers, and an invitation into the Owens Corning Platinum Preferred tier, which under 7 percent of Preferred Contractors hold.

Need a free roof inspection? A roof repair or an emergency tarp? A full roof replacement, storm damage roof repair, or metal roofing for the house, the shop and the barn? One licensed, bonded and insured company covers it all, a short drive from your gate.

Phone (281) 344-9083 or text over a picture of your roof. A Holden Roofing project manager heads down from First Street, walks every slope with a camera, and the visit costs you nothing whether you hire us or not.

Here’s the Truth About Hiring a Roofer in Beasley TX, and How Holden Roofing Changes It

Thousands of roofing companies already work the Houston area, and each Gulf storm drags in another wave of out-of-town trucks. After an EF1 tornado crossed Beasley before dawn on March 22, 2022, and hail hammered Kendleton and Needville two springs later, the pitches came fast.

Many of those crews never learned where Beasley City Hall is. Plenty had left Fort Bend County before the next hurricane season opened, and their phone numbers went quiet with them.

So when three different pickups stop on your road in a single afternoon, how do you decide which one gets your ladder?

You start with sharper questions. Below are the three problems Beasley homeowners run into most, the one question that flushes each problem out, and the way Holden Roofing answers it. After that come the seven questions people put to us on their very first call.

Problem One: The Hail Roofer Who Has Never Read a Tornado Path

A tornado does not leave tidy hail bruises; it peels, creases and lifts, and some of the worst damage hides under shingles that still lie flat. The 2022 Beasley tornado ran about 0.8 miles with winds near 90 mph and knocked bricks off a house near Burnett and Battle Road.

A crew that only knows how to count hail hits will walk right past broken seal strips. Then the next hard gust finishes what the tornado started.

The Question to Ask

“Can You Show Me Where the Wind Broke the Seal on My Shingles?”

If you get a glance from the yard and a cheerful “looks fine to me,” you have learned how much that roofer knows about wind. Ask for photos of lifted tabs, creases along the nailing line, and the deck as seen from inside the attic.

How Holden Roofing Answers It

Yes, and you will see every lifted tab, creased nail line and torn shingle on a photo before we recommend anything. Holden Roofing project managers hand-test seal strips slope by slope, look at the decking from the attic, and tie what they find to a dated wind event for your carrier.

Wind claims are everyday work for a company that has been roofing Gulf Coast homes out of Fort Bend County since 1961.

Problem Two: The Shingle-Only Contractor Facing a House, a Shop and a Barn

Out on FM 1875, FM 2919 and Bohacek Road, one property can mean three very different roofs. Acreage around Beasley runs anywhere from a single acre to tracts of more than 200, and the outbuildings rarely wear the same material as the house.

A contractor who only installs shingles will either skip the barn or hand it to somebody who has never fastened a metal panel. Crooked exposed screws can leak for years before anyone notices.

The Question to Ask

“Will Your Company Roof the House and the Metal Barn Too?”

Listen for named systems: standing seam on concealed clips, R-panel with sealed fasteners, stone-coated steel. A vague “we can probably do metal” usually means the barn goes to a subcontractor you will never meet.

How Holden Roofing Answers It

Yes. Holden Roofing installs shingle, standing seam, R-panel and stone-coated steel, and its residential and commercial divisions build to one standard. The house, the shop and the porch can all be inspected on one visit and priced on a single estimate.

That matters on a storm claim, too. Every structure the storm damaged belongs in the same file, documented by the same people.

Problem Three: The Roofer Who Disappears When the Carrier Says No

A denial letter after hail or wind is common across Fort Bend County, and it is exactly where a volume roofer quietly stops calling back. The first answer from an insurance company is not always its last.

Hail up to 1.75 inches fell at Kendleton, roughly 5.9 miles from Beasley, on March 16, 2024. Whoever you hire after a storm like that should know how to keep a claim alive.

The Question to Ask

“If My Claim Gets Denied, What Do You Do Next?”

Good roofers answer with a plan: ask the carrier to send someone back out, stand beside that second adjuster, file supplements, and lean on the appraisal clause if it comes to that. A shrug plus “that’s up to your insurance” means you are on your own.

How Holden Roofing Answers It

We document the roof before anyone files, meet the adjuster on the ladder, and push back with photos whenever the evidence supports it. Holden Roofing reps walk Fort Bend homeowners through re-inspections and the appraisal process every season.

When the evidence is thin, you hear that before filing, so a weak claim never ends up on your record.

Seven Questions Beasley Homeowners Ask Before They Let Anyone on the Roof

These are the questions Beasley callers really ask, close to word for word, along with the plain answers Holden Roofing gives every time. If the next roofer on your list cannot answer them just as directly, cross that name off.

01

“We Just Closed on a New Home in Emberly. Why Would It Need an Inspection?”

Because a new roof can still take hail, and a baseline is worth having. Most Emberly roofs went on during the 2020s, and 1.75 inch hail fell about six miles away at Kendleton in 2024. Photos taken now prove what the roof looked like before the next storm.

02

“Does the City of Beasley Require a Permit to Replace a Roof?”

Inside city limits, plan on one: “Roof” is listed as a class of work on Beasley’s building permit application. The city also wants a contractor registration form, with license and insurance copies, on file first. Holden Roofing handles both before any tear-off.

03

“We Live Out Past Town on FM 1875. Will You Really Drive Out Here?”

Yes, and it is a short trip for us. Beasley sits about 8.8 miles and 16 minutes from 2128 First Street by way of US 59, so the farm roads around town are well inside our everyday range. Follow-up visits are just as easy to schedule.

04

“The 2022 Tornado Missed Us by a Few Roads. Should We Still Get Checked?”

Yes, if nobody has been up there since. That tornado flipped an RV home and uprooted big trees, and the gusts along the edge of a path can loosen shingles that never blew away. A free inspection shows whether anything let go.

05

“Another Roofer Offered to Cover Our Deductible. Can You Match That?”

No, and be wary of anyone who says yes. Under Texas House Bill 2102, a roofer who forgives or eats your deductible commits a Class B misdemeanor, punishable by six months in jail and a $2,000 fine. Holden Roofing gives you the honest out-of-pocket figure instead.

06

“Do We Have to Sign a Contract Before You Climb Up?”

No signature, no contingency agreement, no strings. The inspection and the photo report are free and yours to keep. If the roof is sound, Holden Roofing tells you so plainly and leaves. A clean bill of health is a perfectly good outcome.

07

“Who Will Actually Be Working on Our Roof?”

Holden Roofing’s own installers, overseen by a project manager whose cell number you will have. Around 400 installers roof for the company across Texas, and many have ten or more years on the job, with a handful past thirty.

Put every roofer you are weighing through these seven. Then dial Holden Roofing at (281) 344-9083 and hear how our answers stack up.

What You Actually Need From a Beasley Roofing Contractor, and Why Holden Roofing Is Built Around It

Installation mistakes can take years to surface, so the company you hire has to outlast your roof’s first decade. Below is what a Beasley homeowner should expect from a roofer, and how Holden Roofing delivers each piece from just up the highway.

01

Owens Corning’s Own Endorsement of the Installer

Platinum Preferred is an invitation from Owens Corning, held by fewer than 7 percent of its Preferred Contractors. No fee buys a roofer into it.

Before extending the tier, Owens Corning reviews how a contractor installs, how customers rate the work and how the business conducts itself. Only contractors at this level can register the Platinum Protection limited lifetime warranty.

What Platinum Protection Covers on a Beasley Roof

Materials

Owens Corning’s limited lifetime material warranty on Duration, Duration FLEX and its other eligible shingles runs for as long as you own the home. Duration also carries a 130 mph wind warranty, no small thing in a town already hit by a 90 mph tornado.

Workmanship

With Platinum Protection, the warranty reaches the installation, not just the bundles. A mistake made by a Holden Roofing crew is one Owens Corning will pay to correct. Few contractors along US 59 can say that, since few were ever asked to join.

02

A Family Company That Started Here in 1961

Holden Roofing traces back to 1961, when the Holden family started roofing houses around Houston, and its headquarters is still on First Street in Rosenberg, 16 minutes from Beasley. Over 100,000 Texas roofs later, the company runs seven offices.

Alongside the Rosenberg headquarters that serves Houston, there are offices in Spring, Austin, San Antonio, San Marcos, Temple and Dallas. A warranty call from Beasley lands at headquarters, not at a branch across the state.

03

Homeowners Who Thank Their Project Manager by Name

Holden Roofing Houston carries 4.8 stars across 957 Google reviews, 902 of them five stars. Read enough of them and a pattern jumps out: homeowners naming the project manager who stayed with them from the first ladder climb to the final walkthrough.

04

A Free Inspection That Asks Nothing of You

Holden Roofing inspects a Beasley roof at no cost, hands over the photos and never asks for a signature to do it. You get an honest read on the shingles or panels, the decking and the flashing. What you do next is entirely your call.

05

The One Thing Holden Roofing Will Not Be

Holden Roofing is seldom the lowest number on a Beasley bid sheet, and that is by design. Six nails per shingle on steep slopes, new boots and flashing, synthetic underlayment and a registered Platinum warranty all cost more than a quick job that reuses old parts.

Homeowners who collect several bids tend to see exactly where the difference goes.

How to Reach Holden Roofing From Beasley, and What Happens Next

Holden Roofing’s headquarters at 2128 First Street in Rosenberg is roughly 8.8 miles from Beasley, about 16 minutes heading southwest on US 59 and its frontage road. Ward Air Park, Emberly and the farm roads beyond town are all a quick extension of that same drive.

Phone (281) 344-9083, or text us a shot of the roof, and the home office picks up directly. The person setting your appointment works one town over, not in a call center out of state.

The First Visit

A project manager climbs each slope, checks the deck from the attic, and photographs vents, gutters and the other soft metals. If you have a shop, barn or carport, say so, and those roofs get looked at on the same trip.

Before leaving, you get a straight recommendation: patch it, replace it, or leave it for now. If a claim might be possible, you also hear whether the damage looks strong enough to file.

Roofing Services in Beasley: Retail Roofing and Storm Roofing From One Team

Some Beasley roofs get paid for out of pocket and others through an insurance claim, and Holden Roofing runs both kinds of job with the same crews and the same Owens Corning specifications. Plenty of contractors are good at one and lost at the other.

Out on the coastal prairie, where a calm spring night can turn into a tornado warning before dawn, you want a roofer comfortable with both.

Each Holden Roofing inspection runs from the top down: shingles or panels, every pipe and vent penetration, flashing, soft metals, the deck seen from the attic, then gutters, screens and fences at ground level. The photos and notes are yours.

Good times to book one: before buying or selling, before a warranty lapses, after any severe thunderstorm or tornado warning for western Fort Bend County, and after hail is reported near Kendleton, Pleak or Needville.

02

Roof Replacement

Holden Roofing replacements start at bare wood: everything old comes off, each deck sheet gets checked, and the new roof goes on over synthetic underlayment, with valleys lined in ice and water shield, new drip edge and flashing, balanced ventilation and a complete Owens Corning system.

Most Beasley homes under about 3,000 square feet come off and get dried in on the same day.

What Install Day Looks Like on a Beasley Property

Crews arrive early and cover shrubs, AC condensers and anything parked close to the house. Dry-in usually wraps up by early afternoon, and the field shingles follow. Before the trucks pull out, a crew member drags a magnet across the yard, the drive and the flower beds.

03

Roof Repair

Sometimes a repair is the right call: the damage sits in one spot and the roof around it still has years left. Think of a cracked pipe boot, a handful of tabs torn off by a gust, loose step flashing or a leaking vent.

Holden Roofing prices that work by itself, so nobody turns a drip into a whole-roof sales pitch.

A Holden inspector checking a ridge on a subdivision roof, aerial
04

Emergency Roof Repair and Tarping

Storm rip a hole in the roof? Holden Roofing tarps it and dries it in before the next rain band arrives. Stopping the water early saves insulation, drywall and wiring, and Texas policies generally expect homeowners to take sensible mitigation steps.

We photograph each opening first and tarp it second, so nothing the adjuster needs to see gets covered up.

Storm Roofing in Beasley

01

Hail Damage Roof Repair

Hail bruises the shingle mat, strips granules, dents vents and cracks seal strips, and almost none of it shows from the ground. Holden Roofing inspectors photograph each sign, because the dents on your soft metals help size and date the storm for the adjuster.

02

Wind and Tornado Damage Roof Repair

Beasley has a confirmed tornado in its own recent history, and a wind-damaged roof does not always look damaged. Shingles that lifted and settled back down have lost their bond. Holden Roofing tests seal strips across every slope and matches the damage to the dated wind event.

03

Hurricane and Tropical Storm Damage

Every hurricane that comes ashore along the upper Texas coast puts western Fort Bend County within its reach, and Beryl proved that in July 2024. Hurricane claims are routine work at Holden Roofing’s headquarters, and the process gets sharpened every season.

What the Adjuster Looks For
Lifted and creased shingles on each elevation

Look for a crease running across the nailing line, a tab torn loose or a bare spot where shingles are simply gone. Holden Roofing chalks and photographs each one so the pattern reads clearly on every slope.

Limb strikes and punctured decking

Big trees on rural lots and in-town yards shed limbs in tropical wind. Holden Roofing photographs the impact point, the broken deck and any water trail inside the attic.

Outbuildings, fences and interior water

Barns, shops, carports, fences, gutters and stained ceilings all belong in the claim when the same storm damaged them. Leaving them out leaves money on the table.

Storms, Hurricanes and Hail in Beasley: What Hit, When, and What It Did to Your Roof

Beasley sits at about 108 feet of elevation on open coastal prairie, between the Brazos River valley to the east and the San Bernard to the west. There is very little out here to slow a storm down.

Gulf moisture rides north over that flat ground and feeds spring supercells, summer downpours and the tropical systems of hurricane season, June 1 through November 30. More than 50 inches of rain fall here in a typical year.

Hail is a Texas specialty: the state has led the country in major hail events eleven years straight, with 902 of them in 2025. Western Fort Bend County gets its share of that, plus wind.

The Storms That Shaped Beasley’s Roofs

  • 2017: Wind at Home, Then Harvey

  • May 23, 2017.

Storm reports logged wind damage at Beasley itself, about 0.2 miles from the center of town, along with a 61 mph gust at nearby Pleak.

  • August 26 to 27, 2017.

Hurricane Harvey spun up tornado reports near Needville and East Bernard, each within about nine miles of Beasley. On September 1, the Brazos crested at a record 55.19 feet at the Richmond gauge.

  • 2019

  • May 9, 2019.

Wind damage was reported about 3.3 miles from Beasley.

  • Not every damaging storm makes the evening news, which is why a dated report matters so much on a claim.

  • 2022: The Beasley Tornado

  • March 22, 2022, 5:35 to 5:37 a.m.

An EF1 tornado with peak winds near 90 mph crossed Beasley on a path about 0.8 miles long and 30 yards wide. The National Weather Service lists it as the only Fort Bend County tornado of that outbreak.

  • It flipped an RV home, uprooted large trees and severely damaged another house, and the NWS counted four injuries. ABC13 reported at least two neighboring homes left uninhabitable.

  • KHOU crews found damage near Burnett and Battle Road, including split trees and a brick house that lost bricks from its walls.

  • 2024: Back-to-Back Hail, Then Beryl

  • March 15, 2024.

Golf ball hail, 1.75 inches, fell at Pleak, about 6.6 miles away, and wind damage was reported around Needville.

  • March 16, 2024.

Hail of 1.75 inches hit Kendleton, roughly 5.9 miles out, and stones of 2.5 to 2.75 inches fell near Needville. A radar-based hail map also flagged two inch hail near Beasley that day.

  • May 29, 2024.

Wind damage was reported in East Bernard, roughly 9.4 miles away.

  • July 8, 2024.

Beryl came ashore near Matagorda, a Category 1 carrying 90 mph winds. Our research turned up no damage reports specific to Beasley, though Fort Bend County as a whole saw fallen trees, power outages and structural damage.

  • The county’s top measured gust, 76 mph, came at Sugar Land Regional Airport. Most of Fort Bend got 4 to 8 inches of rain, the wettest spot was near Thompsons at 14.99 inches, and outages topped out at 353,292 customers.

  • 2025: Quiet Close to Home

  • Our storm research found no hail report within ten miles of Beasley during 2025. The nearest notable event was an EF-0 tornado at Iago on June 12, about 13.8 miles away. Calm seasons are when a roof gets fixed on your schedule instead of the storm’s.

  • 2026 So Far

  • No 2026 hail or wind report has landed within ten miles of Beasley yet. The closest events were 20 or more miles off: a 67 mph gust at Sugar Land Regional Airport on February 14, then 1.5 inch hail in Sugar Land overnight April 30 into May 1.

  • Quarter-size hail followed across Cinco Ranch on May 9. Hail swaths do not follow city limit signs, so a nearby report is still worth a look.

What Those Storms Did to Beasley’s Roofs, Property by Property

The Original Railroad Town Along Loop 540

Beasley grew up in the mid-1890s on the Galveston, Harrisburg and San Antonio Railway, founded by Richmond banker Cecil A. Beasley and first called Dyer. Its in-town streets, Avenue A, Avenue D and North 3rd Street among them, sit beside the Union Pacific line.

Homes on these lots range widely in age, so Holden Roofing checks the deck from the attic before pricing and writes a per-sheet decking allowance into the estimate. Where trees hang over the roof, limb damage gets a close look.

Acreage, Shops and Manufactured Homes on the Farm Roads

Along FM 1875, FM 2919, FM 360, Battle Road and Burnett Road, tracts run from one acre to well over 200, and a single property may hold a house, a shop and a barn. Where outbuildings wear metal, wind finds loose fasteners and lifted panel edges first.

The 2022 tornado flipped an RV home out here, a reminder that lighter structures take the worst of a wind event. Holden Roofing inspects every structure on the property, not just the house.

New Production Homes in Emberly and Talon Ridge

Emberly is a 933-acre master-planned community off US 59, built by CastleRock, Davidson, D.R. Horton, Lennar, LGI and Tricoast, and more than 200 families moved in over a single recent year.

Talon Ridge is growing nearby, with a $2.73 million recreation center scheduled to begin construction in October 2026. Census estimates put Beasley at 894 residents in mid-2025, up from 606 in 2020.

Most of these homes still wear their original builder-installed shingles. Holden Roofing recommends a baseline inspection now, so any future claim has before-and-after photos, and a Class 4 upgrade whenever the roof comes due.

How Holden Roofing Handles Your Beasley Insurance Claim

From the first photo to the last depreciation check, Holden Roofing inspects, documents, stands with your adjuster and builds exactly what the carrier approved. You still own the policy and the claim.

Our job is making sure the carrier sees every damaged shingle, panel and outbuilding on the property.

Five Steps From Storm Damage to a Finished Beasley Roof

Step 1 of 5 · Documented Inspection
1

Step 1. Documented Inspection

A Holden Roofing project manager goes over the roof, the attic and any outbuilding the storm touched, and turns it all into a photo report: wind creases, hail hits, dented soft metals, damaged fences and screens.

2

Step 2. An Honest Call on Whether to File

Before anything is filed, you learn whether the damage is likely to meet your carrier’s bar. If it probably falls short, Holden Roofing tells you to skip filing, since a losing claim on your record helps nobody.

3

Step 3. Meeting the Adjuster on the Roof

Your Holden Roofing rep climbs up with the adjuster and walks every slope alongside, pointing out each hit and crease so the written scope matches the real roof.

4

Step 4. Scope Review and Supplements

Missing code items, decking, drip edge or ventilation get a supplement, documented with photos and measurements.

5

Step 5. Build, Invoice and Depreciation Release

After installing to the approved scope, Holden Roofing sends the carrier its final invoice and helps you recover the depreciation that was held back.

When Your Beasley Claim Gets Denied

A denial letter usually opens the negotiation instead of closing it. Many Texas homeowner policies carry an appraisal clause, and Holden Roofing reps help Fort Bend families request re-inspection, invoke appraisal, or bring in a licensed public adjuster when the case calls for one.

House Bill 2102 and Your Deductible

Texas House Bill 2102, law since 2019, turns a roofer’s offer to waive, rebate or absorb your deductible into a criminal act. The penalty is a Class B misdemeanor, up to six months behind bars and a $2,000 fine, and insurers can demand proof you paid before they release depreciation.

Holden Roofing will not make that offer, ever. Instead, your exact out-of-pocket figure is in writing before tear-off day.

Duration

Duration is the shingle Holden Roofing installs most around Beasley, because it answers two prairie problems at once: wind and humidity. StreakGuard algae resistance keeps the dark streaks that Fort Bend air paints on north slopes from taking hold.

SureNail Technology

A woven reinforcement band runs through the nail zone, giving each fastener something tough to grip and earning the 130 mph wind warranty. On open ground with nothing to break the wind, that band does real work.

Duration FLEX

Duration FLEX blends SBS polymer into its asphalt, so the mat absorbs a hailstone’s blow instead of cracking, and that is how it earns UL 2218 Class 4. Its wind warranty matches standard Duration at 130 mph.

Inside the Class 4 Test

Testers release a 2-inch steel ball from a height of 20 feet, striking one point two times, and a passing shingle shows no crack. Under Texas Insurance Code Section 2253, insurers must offer Class 4 roofs a premium discount, often 15 to 22 percent of the wind and hail portion near Fort Bend.

For a young family in Emberly or Talon Ridge planning to stay put, the premium savings chip away at the FLEX upcharge year after year.

02

Metal Roofing in Beasley

Blue standing seam metal roof from above

Metal earns its keep on Beasley acreage, where a standing seam house roof, an R-panel barn and a stone-coated steel porch can all share one property. For a primary home, Holden Roofing recommends standing seam on concealed clips, which keeps fasteners out of the rain.

Metal also reflects much of the summer sun and can outlive two or three shingle roofs on the Gulf Coast.

03

Tile Roofing in Beasley

Tile roof mid-install, tiles staged on new underlayment, aerial

Tile itself can outlast 50 years, yet the roof is only as good as the underlayment hidden below it. Most leaking tile roofs have perfectly good tile sitting on a worn-out underlayment layer.

The Holden Roofing tile crew pulls the good tiles, puts down fresh high-temperature underlayment, swaps out any cracked pieces, rebuilds the wall and chimney flashing and sets the tile back.

04

Flat and Low-Slope Roofing in Beasley

A low-slope commercial roof by Holden Roofing

Low-slope roofs turn up all over Beasley on carports, porch covers, additions and commercial buildings. Holden Roofing’s commercial crews handle TPO, modified bitumen, tapered insulation and restorative coatings.

If the membrane is worn but still sound, a silicone or acrylic coat can often buy another five to ten years at a fraction of what a tear-off costs.

“Holden Roofing did a great job repairing a couple sections of my roof. They gave me a proposal for the complete roof to be considered in the future. They are easy to communicate with and quick to respond to questions or concerns.”

What a New Roof Costs in Beasley in 2026

An average Beasley house needing new architectural shingles in 2026 lands somewhere in the $9,000 to $26,000+ range. Roof size, pitch, layers torn off and bad decking account for most of the swing. Stepping up to Class 4 Duration FLEX means $11,000 to $30,000+.

Metal and tile cost more up front: $18,000 to $43,000+ for standing seam and $25,000 to $58,000+ for tile. Repair tickets run $1,200 to $8,500+, driven mostly by how big the damaged area is and whether any decking has to come out.

What Pushes a Beasley Quote Higher or Lower

Your Holden Roofing estimate breaks out each piece: tear-off, decking by the sheet, underlayment, ice and water shield, drip edge, starter strip, field shingles, hip and ridge, vents and the permit. When another bid comes in thousands lower, go find the missing lines.

Long ranch rooflines on acreage, steep two-story pitches in the new subdivisions, extra layers on older in-town homes and storm-cracked decking all push a number toward the top of the range.

Financing Your Beasley Roof

Holden Roofing’s lending partners offer financing for retail jobs, big deductibles, or an upgrade from standard shingles to Class 4 or metal.

1

Inspection and photos.

The roof, the attic and any shop or barn get covered, and your project manager goes through every picture with you before leaving.

2

Written proposal or claim scope.

Paying yourself? You get an itemized proposal. Filing a claim? A Holden Roofing rep meets the adjuster on the roof, then checks the scope line by line.

3

Choosing colors and getting approvals.

Owens Corning color boards, metal and tile samples, and any association paperwork handled on your behalf.

4

City registration, permit and prep.

Holden Roofing keeps its contractor registration on file with the City of Beasley, submits the roof permit for in-city addresses and delivers materials the day before.

5

Install day.

Old roof off, deck checked, dry-in by early afternoon on most homes, new roof on, then a magnet sweep of the whole yard. Shingle roofs usually finish in one day.

6

Final walk and warranty.

Once the crew leaves, your project manager looks over the new roof beside you, files the Owens Corning registration, and gets the final invoice to your carrier so the held-back depreciation can be paid.

Beasley Is Served by Holden Roofing’s Rosenberg Office

Beasley is served straight from Holden Roofing’s corporate headquarters at 2128 First Street in Rosenberg, about 8.8 miles and 16 minutes up US 59. It is one of the shorter drives from the home office.

Storm lines crossing western Fort Bend County rarely spare one town and skip the next, so the crews responding around Rosenberg are already close to Beasley when the weather clears.

Roof Permits in Beasley

Inside Beasley city limits, a re-roof runs through City Hall at 319 South 3rd Street, whose building permit form lists “Roof” as its own class of work. The contractor must already have a registration form on file there, with license, insurance and contact details.

Beasley’s forms are paper or PDF, and City Hall can be reached at (979) 387-2775. Holden Roofing keeps its registration current and submits the permit before any work begins.

Not every Beasley mailing address is inside city limits, so Holden Roofing confirms jurisdiction before quoting. In unincorporated Fort Bend County, county development permits target new structures, additions of 400 square feet or more, and floodplain and drainage work, not re-roofs.

If your community has a homeowners or property owners association, its architectural approval still comes first, and Holden Roofing prepares that request for you.

Storm Chasers Knock in Beasley Too. Here’s How to Tell Holden Roofing From the Rest

Yes, Holden Roofing reps knock on doors in western Fort Bend County after major storms, and you should hear it from us first. Damage is hard to see from the yard, and a free inspection catches it while your claim window is still open.

What separates one knock from another is everything standing behind the person on your porch.

  • A real headquarters 16 minutes away. Holden Roofing works out of 2128 First Street in Rosenberg. Ask the next knocker for an address you could drive to today.
  • A credential Owens Corning confirms. The Platinum Preferred directory is published by the manufacturer itself. A decal on a truck door proves nothing.
  • Registration with the City of Beasley. The city wants contractors registered before it issues a permit. A crew that has never heard of that rule has never worked here.
  • Years of reviews, not weeks. 957 Google reviews built across years of Houston-area roofs, long before this season’s storms.
  • No offer on your deductible. House Bill 2102 makes that a crime in Texas, and the offer itself tells you how the rest of the job will go.
  • Ladder first, paperwork later. Anyone asking for a contingency signature on your porch before setting foot on the roof is waving a red flag.
  • Installers employed year-round. About 400 Holden Roofing installers across Texas, not a crew pieced together after the storm.

Frequently Asked Questions About Hiring a Roofer in Beasley TX

How much does a roofer in Beasley TX charge to replace a roof?

Architectural shingles usually cost $9,000 to $26,000+ on a Beasley home in 2026. Class 4 Duration FLEX is $11,000 to $30,000+, standing seam metal $18,000 to $43,000+, tile $25,000 to $58,000+, and repairs $1,200 to $8,500+.

Your free Holden Roofing inspection comes with a written, itemized estimate.

Has a tornado ever hit Beasley?

Yes. An EF1 tornado with peak winds near 90 mph crossed Beasley on March 22, 2022, on a path about 0.8 miles long. It flipped an RV home, uprooted trees and badly damaged a house, and the National Weather Service lists it as Fort Bend County’s only tornado of that outbreak.

Did Hurricane Beryl damage roofs in Beasley?

Our research found no reports specific to Beasley, though Beryl left fallen trees, power failures and structural damage all over Fort Bend County on July 8, 2024. The nearest airport gauge, in Sugar Land, logged a 76 mph gust. If no one has checked your roof since, book the free look.

Do I need a windstorm certificate for a new roof in Beasley?

No. Fort Bend County falls outside TWIA’s designated catastrophe area, so Beasley roofs do not need a WPI-8. Holden Roofing still fastens every roof to Owens Corning’s full wind spec, with six nails per shingle on steep slopes.

Is a metal roof a good choice for a Beasley acreage home or barn?

Often, yes. Standing seam metal lasts 40 to 70 years and handles open-prairie wind well, while R-panel and stone-coated steel suit barns and shops. Holden Roofing can roof the house and the outbuildings to one standard on one estimate.

Are Class 4 shingles worth it on a new home in Emberly or Talon Ridge?

Usually, for owners planning to stay a while. State law, in Insurance Code Section 2253, makes carriers offer Class 4 roofs a premium discount, and Fort Bend discounts on the wind and hail share tend to run 15 to 22 percent. Holden Roofing installs Duration FLEX as its Class 4 option.

How long does a roof replacement take in Beasley?

One day covers most shingle re-roofs here; larger, steeper or multi-layer roofs can stretch to two. Metal and tile need several days. Materials land the day before, and the crew never strips more roof than it can dry in by evening.

Will Holden Roofing repair my roof, or only replace it?

Both. Holden Roofing repairs split pipe boots, lifted tabs, flashing, vents and low-slope seams, and quotes repairs separately from replacements. When damage is isolated and the roof has years left, a repair is the honest recommendation.
