Here’s the Truth About Hiring a Roofer in Missouri City TX, and How Holden Roofing Changes It
The Houston area has thousands of roofing companies, and after Beryl blew through on July 8, 2024, it felt like half of them were parked on Cartwright Road. Trucks with temporary lettering. Flyers wedged in every door from Lake Olympia to Fondren Park.
Most of those crews were gone by fall. The homeowners who signed with them are the ones calling now, when the patch over the branch hole starts dripping again.
So how do you sort the real roofer from the one who just wants your signature?
You ask the questions that expose the difference. Below are three problems Missouri City homeowners keep running into, the one question that brings each one into the open, and how Holden Roofing answers it. After that, seven questions people ask us on the first call, with straight answers.

Problem One: The Roofer Who Writes Up the Branch Hole and Ignores the Rest of the Roof
Quail Valley and Lake Olympia are full of mature trees, and Beryl left limbs on roofs and debris piled along the El Dorado and La Quinta golf courses. A falling branch is the obvious damage. The wind that dropped it also worked on every slope.
Plenty of contractors patch the hole and leave. Then the carrier calls the claim a repair, and the lifted shingles on the other three slopes never get counted.
“Will You Check Every Slope, or Just the Spot Where the Limb Hit?”
A roofer who quotes the visible hole from the yard is pricing a patch, not inspecting a roof. If nobody mentions seal strips, decking or the attic, the inspection is not finished.
How Holden Roofing Answers It
Every slope, the attic and the gutters, with photos of all of it. A Holden Roofing project manager checks seal strips for wind lift, looks for cracked decking under the impact point and documents the fence and gutters the same tree touched.
That full file is what moves a “just repair it” answer toward a settlement that matches the damage.
“Beryl and the windstorm this year caused a tree branch to punch a hole in my roof and damage my fence. My insurance company was rejecting my claim on the basis that the roof just needed repair. John Tapia with Holden assessed the damage, built a file and recommended a course of action to get the money I needed and was entitled to to pay for the damage… Took a nightmare situation and turned it into a beautiful new roof and fence for my first home. Highly recommended.”

Problem Two: The Roofer Who Never Pulls the City Permit
Missouri City lists roof repair or replacement among the residential work that needs a city permit and inspection, and the permit has to be posted where it can be seen from the street. Out-of-town crews skip it to save a few days.
The unpermitted roof follows the house into the next sale, and code enforcement knows what a missing placard means.
“Whose Name Goes on the Permit, and When Will It Be in My Window?”
If the answer is “you don’t need one for a roof,” that contractor has not worked in Missouri City. If the answer is “you pull it,” keep calling. The roofer doing the work should own the paperwork.
How Holden Roofing Answers It
Holden Roofing applies through the city’s MCTX Self Service Portal, posts the permit where the street can see it, and schedules the inspection. Missouri City’s Development Services office sits at 1522 Texas Parkway.
We also confirm by parcel whether a Riverstone or Sienna address falls under the city or its ETJ before anything gets ordered, because a Sugar Land or Fresno mailing address does not settle it.

Problem Three: The Low Bid That Assumes a Perfect Deck Under a 1960s Roof
Fondren Park dates to the early 1960s and Quail Valley to the late 1960s, which means decades of Gulf humidity on the wood under those shingles. You only see the deck once the old roof is off.
A bid with no decking allowance looks great on paper. It turns into a change order the morning the tear-off begins.
“What Happens, in Dollars, if You Find Bad Wood?”
Listen for a per-sheet price in writing. A roofer who says “we’ll deal with it if we see it” is leaving the most expensive surprise of the job for the day you cannot say no.
How Holden Roofing Answers It
The decking allowance is a line on the estimate, priced per sheet, before you sign. Holden Roofing checks the deck from the attic during the inspection and again board by board after tear-off, so the replacement count is documented, not guessed.
On an insurance job, rotted or fractured decking is often recoverable with photos, and we submit it.
“I had the shingles replaced on my house and the install crew and Salesman were fantastic. Maynard inspected my old roof and found rotten decking that other roofers had missed. This area was repaired during the reroof. I was very happy with the clean up the old single debris and the speed which they completed the reroof. Less than one day. Maynard was a big help on the day of the job and was present on site to be sure everything was installled as agreed to. Excellent work by all the crew and supervisors.”

The Seven Questions Missouri City Homeowners Ask Before They Hire a Roofer
Here are the questions that come up on nearly every first call from Missouri City, answered the way Holden Roofing answers them on the phone. If the next roofer you talk to cannot be this direct, that tells you something.
“Do I Really Need a City Permit Just to Replace My Roof Here?”
Yes, inside city limits. Missouri City requires a permit and inspection for roof repair or replacement on homes. Holden Roofing files it through the MCTX Self Service Portal, posts it where the street can see it, and books the city inspection.
“My Mail Says Sugar Land, but I Live in Riverstone. Whose Rules Apply?”
Whoever has jurisdiction over your parcel, not your mailbox. Parts of Riverstone sit inside Missouri City and early sections were in its ETJ. Holden Roofing checks the parcel first, then follows the city or county rule and your HOA’s approval process.
“How Long Does It Take You to Get Here From Rosenberg?”
About half an hour. City Hall on Texas Parkway is roughly 21 miles from our First Street headquarters, and Quail Valley is closer to 18.5 miles. Close enough to come back for a punch-list item without a scheduling fight.
“Can You Get My Quail Valley or Lake Olympia HOA to Sign Off?”
Yes, and before any material shows up. Holden Roofing pulls the approved color list, submits the architectural review request with the product spec sheet, and waits for written approval. Lake and golf communities here review roofs closely.
“Did the April 30 Hail Actually Hit My House?”
Possibly, and a free inspection settles it. Overnight into May 1, 2026, hail between 1 and 1.5 inches fell on Fifth Street near Turtle Creek Drive and Point Clear Drive, about 3.4 miles from the city center. Soft metals tell us within minutes.
“Another Roofer Said He’d Eat My Deductible. Can You Match That?”
No, and he shouldn’t have offered. Texas House Bill 2102 made waiving, rebating or absorbing a deductible a Class B misdemeanor in 2019, punishable by up to a $2,000 fine. Any contractor who suggests it is putting your whole claim at risk.
“Do I Have to Commit to You Before You Climb Up There?”
No. The inspection, the photos and the honest read are free. No contingency form at the door. You get the report, you think it over, and you call us back only if you want to.
Take these seven questions to every roofer you interview. Then call Holden Roofing at (281) 344-9083 and hear how ours compare.
What You Actually Need From a Missouri City Roofing Contractor, and Why Holden Roofing Is Built Around It
A roof replaced after Beryl will not show its workmanship flaws until the next big Gulf storm, so you need a roofer who will still be answering the phone then. Here is what matters, and how Holden Roofing delivers each piece in Missouri City.
A Shingle Maker That Puts Its Own Name Behind the Installer
Owens Corning invited Holden Roofing into Platinum Preferred, a tier reached by fewer than 7 percent of the contractors in its Preferred network. Owens Corning grants it after reviewing installation quality and customer satisfaction.
That status is the only path to the Platinum Protection limited lifetime warranty.
What Platinum Protection Means for a Missouri City Roof
Materials
Duration and Duration FLEX shingles carry a limited lifetime material warranty and a 130 mph wind warranty, a number that matters in a county that measured a 76 mph Beryl gust at the Sugar Land airport.
Workmanship
Platinum Protection also covers the installation itself. If a Holden Roofing crew gets something wrong, Owens Corning backs the fix. A roofer outside the tier simply cannot register that coverage on your home.

Your Missouri City roof gets a crew that answers to the same people who answered in 1961.

Where Holden Roofing Will Not Compete
Homeowners who shopped around tell us what tipped the decision.
“He walked the roof and informed me that we had damage from a recent storm that came through our area. He walked me through setting up a claim with my insurance company… Mike was there 30 mins prior to prepare for the meeting.”
“Micheal McClure came to my house following a hail storm and inspected my roof. We were not successful with filing a claim with my insurance company but I kept his card and called him up 2 years later. He won my business out of 3 bids and I happy I went with Holden. The crew was professional and cleaned up after themselves. Mike was responsive with my text and questions. Roof looks great!”
How to Reach Holden Roofing From Missouri City, and What Happens Next
From 2128 First Street to Missouri City City Hall is about 21 miles, roughly 29 minutes, by SH 36 to I-69/US 59 northeast, then US 90A and FM 2234 (Texas Parkway). Quail Valley is about 18.5 miles, around 27 minutes, using I-69/US 59 and SH 6.
Call (281) 344-9083 or text a roof photo, and a project manager from the headquarters team sets your free inspection. No out-of-state call center, no script.
The First Visit
Within a few days of your call you get photos of every slope, the attic findings, and a plain recommendation on whether the roof needs a repair, needs replacing, or needs nothing at all.
On a storm job you also learn whether the damage is likely to clear your carrier’s threshold before you file anything.

Roofing Services in Missouri City: Retail Roofing and Storm Roofing From One Team
Some Missouri City roofs need replacing because they are old, and some because a storm made the decision for you. Holden Roofing runs both kinds of jobs with the same crews and the same Owens Corning installation standard.
That matters here, where a 1960s Fondren Park roof and a Riverstone lake-lot roof can take the same storm on the same night.

Roof Replacement
A Holden Roofing replacement starts with a full tear-off to the deck, then decking repair, synthetic underlayment, ice and water shield in the valleys, new drip edge, flashing and boots, balanced ventilation and a complete Owens Corning shingle system.

Most shingle homes in Missouri City are torn off and dried in the same day.
Replacement Day on a Missouri City Street
The crew covers flower beds, the pool and the AC units before the first shingle comes up. Decking gets checked sheet by sheet, the roof is dried in early, and before the trucks pull out, someone rolls a magnet across the lawn and driveway.

Roof Repair
A repair makes sense when the problem is local and the rest of the roof still has life in it: a failed pipe boot, a wind-lifted ridge, cracked flashing at a chimney or a leaking skylight. Holden Roofing prices repairs on their own, so a small leak never turns into a sales pitch.

Emergency Roof Repair and Tarping
When a limb comes through the roof or water is running down a wall, Holden Roofing tarps and dries in the opening before the next band of rain. Most Texas policies expect you to prevent further damage, and documented mitigation protects the claim.
We photograph the damage first, so nothing disappears under the tarp.
“Holden has handled now two roofing repairs for us as a result of tree damage. Most recently, I reached out on a Sunday afternoon immediately after a large portion of a tree fell on our roof. Frank Kastl called within an hour and was able to be at my house within two and personally cleaned and tarped the damaged area until the team could be scheduled. The roofing team was prompt and efficient, cleaned up the area well after work. Frank visited after to inspect the work and scan again for nails in the grass. Thank you, Frank and team!”
Storm Roofing in Missouri City
Hail Damage Roof Repair
Hail bruises the shingle mat, knocks off granules and dents the soft metals, and most of that is invisible from the street. Holden Roofing inspectors measure dents on vents and gutters to size the stones and match them to the storm date on the claim.
Wind Damage Roof Repair
Gusts that topple trees across Missouri City also break the seal strips that hold shingles flat, and a broken seal will keep lifting in every storm after. Holden Roofing lifts tabs on each slope to test the seal and ties the damage to a dated, measured gust.
Hurricane and Tropical Storm Damage
Missouri City is well inland from Matagorda Bay, and Beryl still did $2.18 million in damage to 15 city facilities, including roof, wind and water damage. Hurricane season runs June 1 to November 30, and Holden Roofing’s headquarters team has worked Gulf hurricane claims for decades.
What the Adjuster Looks For
Hits inside a test square
The adjuster marks off a 10 by 10 foot square on each slope and counts the hail hits. Many carriers want at least 8 per square to approve a slope, so Holden Roofing chalks and photographs the squares ahead of the visit.
Dents in soft metal
Turbine vents, gutters, downspouts and condenser fins record how big the hail was and which way it came from. Each one goes into the photo file.
Wind lift and tree impact
Creased tabs, missing shingles, broken seal strips and punctures where limbs landed. On a hurricane claim, those prove wind damage the same way dents prove hail.
Storms, Hurricanes and Hail in Missouri City: What Hit, When, and What It Did to Your Roof
Missouri City sits on the flat coastal prairie between the Brazos River and the Houston core, with Oyster Creek winding straight through town. Warm Gulf moisture rides north over open ground with nothing to slow it, feeding spring squall lines and summer tropical systems.
The Brazos shows what that water can do: during Harvey in 2017, the river at Richmond crested at a record 55.19 feet on September 1.
Texas has led the nation in major hail events for eleven years running, with 902 in 2025. Fort Bend gets more than 50 inches of rain a year, so a bruised shingle here does not just age. It leaks.
The Missouri City Storms That Still Bring Holden Roofing Calls
2019 to 2022
- April 7, 2019.
A storm just after midnight brought down trees and power lines inside Missouri City.
- May 16, 2020.
Numerous trees and large limbs fell about 4 miles east-northeast of the city, around Ridgegate Elementary and Ironside Creek Drive.
- October 25, 2022.
The city’s emergency management reported trees down at Tiny Tree Lane and Gentle Bend Drive, on Independence Boulevard, Glenn Lakes Lane, and Hawkes Road at Cartwright Road.
2024
- March 15, 2024.
One-inch hail fell in Missouri City and 1.5-inch hail on Fifth Street. Stafford and Sugar Land saw 1-inch stones, and a 77 mph gust was measured 2 miles southwest of Sugar Land.
- July 8, 2024, Hurricane Beryl.
Landfall near Matagorda as a Category 1. Missouri City logged $2.18 million in damage to City Hall, the Community Center, Municipal Courts, Public Safety HQ and six fire stations.
City Centre at Quail Valley went without power for more than 10 days, which led to mold, and debris piled up on the El Dorado and La Quinta courses. Fort Bend outages peaked at 353,292 customers.
2025
- May 5, 2025.
One-inch hail at Fresno, about 8.7 miles away. The storm hit near Missouri City rather than inside it.
- August 18, 2025.
Hail of 1.25 inches in Bellaire, about 8.4 miles northeast. Again a nearby hit, not a confirmed one in town.
2026 So Far
- February 14, 2026.
A 67 mph gust at the Sugar Land airport, with wind damage reported in Covington Woods.
- April 30 to May 1, 2026.
Just after midnight, 1.25-inch hail on Fifth Street near Turtle Creek Drive and Point Clear Drive, about 3.4 miles out, after a “large volume of nickel sized hail.” Stones reached 1.5 inches at Austin Parkway and Sweetwater Boulevard.
If your roof sat under any of these and nobody has been up there since, that is the inspection to schedule.
“We had a wonderful experience with Holden Roofing and Stan Stark for our recent hail damage roof repair. From insurance inspection, communication, replacement, clean up, and billing- it was all seamless, professional, timely, and courteous.”
What Those Storms Did to Missouri City Roofs, Era by Era
Early-1960s Fondren Park and Late-1960s Quail Valley
The oldest homes in town, on the north side and along Cartwright Road. Six decades of Gulf humidity work on the decking, so Holden Roofing inspects from the attic first and writes a per-sheet decking price into every estimate here.
Big shade trees on the golf course lots mean branch impact, clogged valleys and the Beryl debris the city documented along El Dorado and La Quinta.
Lake Olympia and the Lake Lots South of Quail Valley
An upscale lake community where wind comes across open water with nothing to break it. Expect lifted ridge caps, stressed seal strips on the windward slopes, and an HOA that wants to see the color and product before work starts.
Riverstone, Started in 2001, and Sienna to the South
Johnson Development began Riverstone in 2001 on 3,700 acres with more than 200 acres of lakes. Sienna is the master-planned community in the city’s ETJ. On these newer homes, a builder-grade shingle is usually the first thing hail finds.
Duration FLEX is the usual upgrade here, because the Class 4 rating can trim what you pay for wind and hail coverage.
How Holden Roofing Handles Your Missouri City Insurance Claim
Holden Roofing inspects the roof, builds the evidence file, stands next to the adjuster, builds to the approved scope and chases the depreciation your carrier is holding back. The claim and the policy stay yours.
What we make sure of is that the carrier sees everything your roof is showing.
How a Missouri City Storm Claim Moves, Step by Step
Step 1. The Inspection and Photo File
A Holden Roofing project manager covers the roof, attic and grounds and assembles test squares, soft metal dents, wind lift and collateral damage into one dated photo report.
Step 2. A Straight Answer on Filing
We tell you plainly whether the damage clears your carrier’s usual threshold. If it does not, we tell you not to file, because a weak claim on your record helps no one.
Step 3. On the Roof With the Adjuster
Your Holden Roofing rep meets the adjuster at the house and walks every slope, so the scope reflects what is there and not just what was easy to see.
Step 4. Scope Review and Supplements
If the estimate leaves out decking, drip edge, ventilation or other code items, Holden Roofing files supplements backed by the photos.
Step 5. Build, Final Invoice, Depreciation
We build to the approved scope, send the carrier the final invoice, and help you collect the recoverable depreciation your policy held back.
When Your Carrier Says No
A denial on a Missouri City storm claim is often the opening move, not the last word. Carriers miss damage, and most Texas policies include an appraisal clause. Holden Roofing has taken many Fort Bend homeowners through re-inspection and appraisal.
“I highly recommend Holden Roofing. They did a phenomenal job on our new roof. Steven Stark went above and beyond to get insurance to cover our roof after a rejection from insurance. Steven met with our insurance inspector and provided him with so much information and pictures that he got us an upgrade on our decking that wasn’t up to present code.Insurance ended up paying for our roof and also decking upgrade, gutters, and attic ventilation. The crew did a great job and arrived on time and cleaned up. I can’t thank Steven enough for all he did to get our roof covered and the upgrades.”
What Texas HB 2102 Means for Your Deductible
Texas House Bill 2102, in effect since 2019, makes it a crime for a contractor to waive, rebate or absorb your deductible. It is a Class B misdemeanor with up to a $2,000 fine and six months in jail.
Carriers can ask for proof you paid the deductible before they release depreciation. Holden Roofing will never offer to cover it. We will give you your exact out-of-pocket figure in writing before work begins.
| Common Missouri City storm claim item | Usually covered by insurance | What the homeowner pays |
|---|---|---|
| Removing and hauling off the storm-damaged roof | Covered | Your deductible |
| Shingles, underlayment, starter and ridge cap | Yes, within the approved scope | Upgrades past like-for-like |
| Rotted or fractured decking | Often, with photos | Depends on the policy |
| Drip edge, valley ice and water, ventilation | Often, through a supplement | Depends on the carrier |
| Storm-dented gutters, torn screens, bent AC fins, fence damage | Covered when the storm caused it | Your deductible |
| Upgrading to a Class 4 impact shingle | Occasionally, by policy endorsement | The cost gap between products |
| Depreciation the carrier held back | Released once the final invoice is in | Nothing, when the job finishes inside the deadline |
Shingle, Metal, Tile and Flat Roofing for Missouri City Homes
Holden Roofing installs architectural and Class 4 shingles, standing seam and R-panel metal, stone-coated steel, clay and concrete tile, and TPO, modified bitumen and coatings on flat sections. One crew standard covers the main roof, the patio cover and the detached garage.
| Roofing system | Expected life in Missouri City | Storm performance | Typical installed cost (2,000 to 2,500 sq ft home) | Best fit in Missouri City |
|---|---|---|---|---|
| Owens Corning Duration architectural shingle | 15 to 25 years | 130 mph wind warranty, StreakGuard algae resistance | $9,000 to $26,000+ | Fondren Park, Quail Valley, most insurance replacements |
| Owens Corning Duration FLEX (Class 4) | 20 to 30 years | UL 2218 Class 4, SBS polymer-modified, 130 mph | $11,000 to $30,000+ | Riverstone, Sienna and Lake Olympia, premium discounts |
| Standing seam metal | 40 to 70 years | Excellent, may dent cosmetically | $18,000 to $43,000+ | Long-term owners, patio covers, modern builds |
| R-panel and stone-coated steel | 30 to 50 years | Very good | $14,000 to $36,000+ | Garages, workshops, outbuildings |
| Clay or concrete tile | 50+ years | Good, single tiles can crack | $25,000 to $58,000+ | Larger lake and golf course homes |
| TPO, modified bitumen, coatings (low slope) | 15 to 30 years | Good over proper insulation board | $8 to $16 per sq ft | Porches, additions, flat sections |
Owens Corning Shingles on Missouri City Homes
Duration
Duration is the shingle on most Holden Roofing jobs in Missouri City, because it handles both Gulf wind and Fort Bend humidity. StreakGuard resists the dark algae streaks that creep down north slopes in this climate.
Why the SureNail Strip Matters
SureNail is a woven fabric strip across the nailing zone. It gives Duration its 130 mph wind warranty and keeps the nails gripping through years of heat, rain and tropical gusts.
Duration FLEX
Duration FLEX uses SBS polymer-modified asphalt that gives under a hailstone instead of cracking, which earns it the UL 2218 Class 4 rating.
How the Class 4 Test Works
Under UL 2218, a 2-inch steel ball falls 20 feet and strikes one spot two times; a Class 4 shingle shows no crack afterward. Texas Insurance Code Section 2253 requires carriers to offer a discount for Class 4 roofs, and Fort Bend discounts on wind and hail often run 15 to 22 percent.
In Riverstone or Sienna, that discount can chip away at the FLEX upcharge year after year.
Metal Roofing in Missouri City
Holden Roofing installs standing seam metal with concealed clips and Kynar-coated panels on homes, plus R-panel and stone-coated steel on garages, porches and outbuildings. Standing seam lasts 40 to 70 years here, and it reflects a large share of the summer sun.
Tile Roofing in Missouri City
Clay and concrete tile show up on some of the larger lake and golf course homes, and a tile roof usually fails at the underlayment, not the tile. Tile can last 50 years or more in this climate.
Holden Roofing lifts and resets sound tile over new underlayment, swaps out cracked pieces and rebuilds the wall and chimney flashing.
Flat and Low-Slope Roofing in Missouri City
Back porches, room additions and commercial buildings across Missouri City often carry low-slope sections, and Holden Roofing’s commercial division installs TPO, modified bitumen and roof coatings on them. A weathered but sound flat roof can often be coated instead of torn off.
“After a major storm I was inundated with roofing companies. I wanted to upgrade my roof and was very happy I went with Holden Roofing. Maynard Lanham really made my project work from dealing with the insurance company and independent adjuster to getting my a metal shingle roof installed. He is very professional and very personable. I recommend him with 100% confidence that I’m one of many satisfied customers.”
What a New Roof Costs in Missouri City in 2026
An architectural shingle replacement on a typical Missouri City home runs $9,000 to $26,000+ in 2026, a Class 4 Duration FLEX roof $11,000 to $30,000+, standing seam metal $18,000 to $43,000+, and tile $25,000 to $58,000+.
Roof repairs start near $1,200 and climb to $8,500+, depending on how much area is involved and whether the decking needs to be opened.
| Missouri City home profile | Roof size | Asphalt shingles (Owens Corning Duration) | Standing seam metal | Tile roofing |
|---|---|---|---|---|
| Single story ranch, Fondren Park | 18 to 22 squares | $8,500 to $20,000+ | $19,000 to $35,000+ | $25,000 to $45,000+ |
| Two story, Quail Valley golf course lot | 26 to 32 squares | $12,000 to $25,500+ | $27,000 to $46,000+ | $34,000 to $58,000+ |
| Larger two story, Riverstone lake section | 38 to 48 squares, steep | $18,000 to $36,000+ | $40,000 to $68,000+ | $50,000 to $85,000+ |
| Roof repair: leak, pipe boots, flashing, branch impact | Under 1 to 3 squares | $1,200 to $8,500+ | $1,500 to $8,500+ | $1,800 to $8,500+ |
What Moves Your Number Up or Down
Size, pitch, layers to remove and the amount of bad decking drive most of the spread. A Holden Roofing estimate itemizes tear-off, per-sheet decking, underlayment, valleys, drip edge, starter, shingles, ridge, vents and the city permit.
When a competing bid is far lower, find the missing line.
Financing a Missouri City Roof
Holden Roofing offers financing through its lending partners, for homeowners paying for a retail roof or covering a large deductible.

Missouri City Homeowners on Holden Roofing: 957 Reviews, 4.8 Stars
Read through Holden Roofing Houston’s reviews and the same three things keep coming up: help with the HOA and the carrier, new decking where the old wood failed, and a yard swept clean of nails.
“They Handled the HOA and the Insurance Company”
“Michael Talty and Holden Roofing came in and found hail damage, worked with our insurance to get us a new roof. They were professional, answered all questions from the HOA and insurance company as well as hiring great subcontractors to perform the work. We are several weeks into our new roof and couldn’t be more pleased. We only had to pay our insurance deductible for a new roof. We definitely recommend Holden Roofing and in particular Michael Talty if you have roofing questions.”
“They Handled the HOA and the Insurance Company”
“Stephen Stark came to our house and did a thorough roof inspection, including looking in the attic. He was very knowledgeable and explained everything to us. He even told us what shingle colors that our Homeowner’s Association approved of. After the new roof was installed, he came back and inspected the roof again. Stephen was professional, informative, trustworthy, friendly, and communicated well. Highly recommend Holden Roofing!”
“All New Decking, Roofing and Gutters”
“We highly recommend John Tapia of Holden Roofing for your roofing needs. He helped us through all of the process of filing an insurance claim for hail and wind damage to our roof. We were able to get all new decking, roofing and gutters… They did a great job and thoroughly cleaned up all debris from the yard and flowerbeds all in one day.”
“Large Magnets to Remove All Nails”
“They took off the old roof and replaced with new shingles and downspouts. Also replaced all roof vents that needed to be replaced. They were a real good crew working together. Took all old roofing materials away with them. They also used large magnets to remove all nails in the grass and concrete areas. They did the whole job in one day, very pleased with their work.”
Missouri City Is Served by Holden Roofing’s Rosenberg Office
Missouri City homes are served from Holden Roofing’s headquarters in Rosenberg, at 2128 First Street, about 21 miles and roughly half an hour from City Hall. The same Gulf storm that crosses Richmond and Sugar Land usually reaches Missouri City soon after, so our crews are already close.

Roof Permits in Missouri City
Inside Missouri City limits, a roof repair or replacement needs a city permit and a city inspection, and the permit must be posted where it can be seen from the street.
Applications go through the MCTX Self Service Portal, and inspections are requested through the portal or SelecTXT at (866) 706-4157.
Development Services, Permits and Inspections sits at 1522 Texas Parkway, Missouri City, TX 77489, (281) 403-8600. An application missing documents may expire 45 days after it is filed.
Homes in the ETJ, including Sienna and some early Riverstone sections, can fall under different rules, and HOA or POA architectural approval applies either way. Holden Roofing confirms the jurisdiction by parcel before ordering material.
Storm Chasers Knock in Missouri City Too. Here’s How to Tell Holden Roofing From the Rest
Yes, Holden Roofing reps sometimes knock on doors after a big storm, and we would rather say so here than have you hear it elsewhere. Most homeowners have no idea their roof took damage, and a free inspection is the only way to know before the claim window closes.
The difference is what happens after that knock.
- An address you can drive to. Holden Roofing works out of 2128 First Street, Rosenberg, the same building as its corporate office. Ask any other company at your door for theirs.
- A credential the manufacturer confirms. Look Holden Roofing up on the Owens Corning contractor locator yourself. Lettering on a truck door proves nothing.
- Reviews older than the storm. 957 Google reviews on the Holden Roofing Houston listing, many from long before Beryl.
- No deductible games. Texas HB 2102 makes waiving a deductible a crime, and an offer to do it predicts the rest of the job.
- A written scope before any contract. Signing a contingency agreement on the porch before anyone inspects the roof is a warning sign.
- A city permit pulled in the roofer’s name. In Missouri City, a missing permit placard on a re-roof is its own red flag.
- Year-round crews. About 400 Holden Roofing installers statewide, not workers recruited the week after a hurricane.
“This roofer was a referral from a family member who used this company 20 years ago and still had a good feeling. After a hail storm I noticed all of my neighbors were getting new roofs so i thought it was time to get one too. I had many roofers knock on my door but I remembered Holden’s name. Charles Stetzel worked with my insurance to get the roof replaced when i thought it would be a lost cause. He walked the roof before the work was done and he came back and walked it again after. Made sure everything was right and back in place. I highly recommend Charles and Holden.”
Frequently Asked Questions About Hiring a Roofer in Missouri City TX
Call (281) 344-9083
What does a roofer in Missouri City TX charge for a new roof?
Expect $9,000 to $26,000+ for architectural shingles on a typical 2,000 to 2,500 square foot Missouri City home in 2026, $11,000 to $30,000+ for Class 4 Duration FLEX, $18,000 to $43,000+ for standing seam metal and $25,000 to $58,000+ for tile.
Repairs run $1,200 to $8,500+. Holden Roofing gives you a free inspection and a written line-item estimate.
Did Hurricane Beryl damage roofs in Missouri City?
Yes. Missouri City reported $2.18 million in damage to 15 city facilities, including roof, wind and water damage, and NWS measured a 76 mph gust at the Sugar Land airport. If no one has inspected your roof since July 2024, book a free inspection.
Do I need a windstorm (WPI-8) certificate for a roof in Missouri City?
No. Fort Bend County, and the small Harris County piece of Missouri City, are not in the Texas Department of Insurance designated catastrophe area, so a WPI-8 is not required for a standard re-roof here.
Will a Class 4 roof lower my insurance premium in Missouri City?
It usually does. Texas Insurance Code Section 2253 requires carriers to offer a discount for Class 4 roofs, and Fort Bend area discounts on the wind and hail portion commonly land between 15 and 22 percent. Ask your agent for your carrier’s figure.
How long does a roof replacement take in Missouri City?
One day for most shingle homes, and up to two days for larger, steeper or multi-layer roofs. Metal and tile take longer. Holden Roofing has materials delivered the day before and removes only what can be dried in before the crew leaves.
Does Holden Roofing do roof repairs, or only full replacements?
Both. Holden Roofing fixes pipe boots, flashing, wind-lifted shingles, skylight leaks and branch punctures in Missouri City, and sometimes the inspection ends with no work recommended at all.
Can Holden Roofing tarp my roof right after a storm?
Yes. Emergency tarping and dry-in come first when water is getting in, with photos taken before the tarp goes on so the claim keeps every piece of evidence.
Why should Owens Corning Platinum Preferred status matter on a Missouri City roof?
It is Owens Corning’s top contractor tier, extended by invitation to fewer than 7 percent of its Preferred Contractors.
Contractors in that tier are the only ones allowed to register Platinum Protection, a limited lifetime warranty on both the shingles and the installation labor. Holden Roofing holds it.
