Here’s the Truth About Hiring a Roofer in Cinco Ranch TX, and How Holden Roofing Changes It

Greater Houston already counts its roofers by the thousands, and each Gulf storm pulls in another wave of trucks aimed straight at the big master plans on the west side. Cinco Ranch is exactly the kind of place they target: big subdivisions, newer homes, and insured owners.

After a hail day like May 9, 2026, door hangers can blanket a village within the week. Some of the companies behind them have never filed an ACC application in their lives.

So how do you sort the roofer who will still be here from the one who leaves after the last claim check clears?

You ask the right questions. Here are the three problems Cinco Ranch homeowners hit most often, the question that flushes each one out, and the way Holden Roofing answers it. After that come the seven questions we hear on nearly every first call from your side of the Grand Parkway.

A Holden Roofing team member at a Hill Country job site

Problem One: The Roofer Who Tears Off Before the ACC Signs Off

In Cinco Ranch, a new roof in a new color is an architectural change, and the association has to approve it first. Cinco Ranch Residential Association II says it in plain words: do not start improvements until approval arrives.

An out-of-town crew that skips that step leaves you holding the violation letter. The roof is already on, and now it is the wrong roof.

The Question to Ask

“Will You Have My HOA’s Written Approval in Hand Before You Order Shingles?”

A weak answer sounds like “the HOA never checks” or “just pick something close to what you have.” Both mean the roofer has not read your deed restrictions and does not plan to.

How Holden Roofing Answers It

Yes. Holden Roofing prepares the ACC submittal, waits for the written approval, and only then schedules your delivery. We confirm first whether your home falls under CRPA in Cinco I or CRA II in Cinco II, because the two associations run separate reviews.

CRA II gives its committee up to 30 business days and says a missed deadline does not count as approval. So we build that wait into the schedule instead of gambling on it.

★★★★★

“Michael Talty handled my installation. He Inspected my roof, came back to meet with the Insurance adjuster, dropped materials within 2 days of approval by my HOA, and had the new roof installed the next day. Always an immediate response any time I had a question.”

Problem Two: The Roofer Who Shrugs Off Quarter Hail

Quarter hail does not punch holes in a roof. It knocks granules loose and bruises the mat, and that damage keeps working long after the storm is gone. The May 9, 2026 storm came through Cinco Ranch in more than one round, which can leave more hits per slope than a single pass would.

One roofer calls it nothing and leaves. Another calls it a total loss before he has climbed a ladder. Neither one has counted anything.

The Question to Ask

“Can You Show Me the Hits on Each Slope, and What Happens if My Carrier Says No?”

Listen for test squares, soft metal photos and a plan for a denial: a reinspection request, the adjuster meeting, an appraisal clause. If the answer is a shrug, so is the follow-through.

How Holden Roofing Answers It

We chalk test squares on every slope, photograph the vents and gutters that date the storm, and tell you honestly whether the count is likely to clear your carrier’s bar. If it will not, we tell you not to file.

If the claim is denied and the evidence is strong, a Holden Roofing rep goes back up the ladder with the adjuster and pushes for a second look.

★★★★★

“Garrick Long was there every step of the way. When the insurance company denied the repairs he was right there to appeal their decision & walk them through a second inspection which resulted in my claim being approved & all storm damage being covered. Best home repair experience I’ve ever been through!”

Problem Three: The Builder-Grade Roof Replaced With Another Builder-Grade Roof

Much of Cinco I went up between the late 1990s and the mid-2000s, and those first builder roofs were chosen for cost, not for twenty Fort Bend summers. A cheap reroof copies the same shortcuts: four nails, reused pipe boots, no ice and water shield in the valleys.

It passes the curb test and fails the next hailstorm.

The Question to Ask

“Which Owens Corning Warranty Will You Register on My Address?”

If the roofer only talks about his own company warranty, ask how long the company has existed. A warranty from a business that opened last spring is worth exactly that much.

How Holden Roofing Answers It

Owens Corning Platinum Protection, a warranty that backs the installation as well as the shingles, and one only a Platinum Preferred contractor is allowed to register. Holden Roofing installs the complete Owens Corning system to qualify every roof for it.

On a Cinco Ranch two-story that looks like this: six fasteners per shingle on the steep slopes, a synthetic felt replacement, leak barrier run up every valley, fresh drip edge, new pipe boots and intake matched to exhaust. The parts you never see are the parts that decide how long the roof lasts.

Seven Questions Cinco Ranch Homeowners Ask Before They Let a Roofer on the House

Homeowners on both sides of Katy-Gaston Road ask us these almost word for word, and every one of them gets the same straight answer. If another roofer stumbles over any of them, that tells you what you need to know.

01

“I Live in Cinco Ranch Southwest. Which HOA Approves My Roof?”

Cinco Ranch Residential Association II. The villages west of Katy-Gaston Road, including Cinco Ranch West, Southwest and Northwest, fall under CRA II. The original Cinco I villages to the east answer to CRPA. Holden Roofing confirms yours by address.

02

“If I Keep the Same Color, Do I Still Need ACC Approval?”

Under CRA II, routine maintenance in the same color and style does not need approval, but any change does. A new shingle line or a new color counts as a change. When in doubt, Holden Roofing submits it anyway, because a 30 business day wait beats a violation notice.

03

“Does Fort Bend or Harris County Make Me Pull a Re-Roof Permit?”

Cinco Ranch is unincorporated, so no city permit applies. On the Fort Bend side, the county engineering office leaves roofing off its permit list, except for work inside a Special Flood Hazard Area. On the Harris County side, Holden Roofing checks the address before work starts.

04

“How Fast Can You Get to Cinco Ranch From Rosenberg?”

About 16 miles and roughly 25 minutes from our First Street headquarters to LaCenterra, outside of rush hour. Homes near Mason Road and FM 1093 are a little closer. Most Cinco Ranch inspections are on the calendar within a few days.

05

“Did the May 9, 2026 Hail Actually Hit My Street?”

Possibly, and the only honest way to know is a ladder and a camera. Reports put quarter hail across Cinco Ranch in several rounds that day, with Cinco Ranch Southwest named among the hardest hit areas. Holden Roofing checks your slopes and soft metals free.

06

“Will You Knock Off My Deductible if I Sign Today?”

No. That offer is an invitation to commit a crime together. Since House Bill 2102 passed in 2019, a contractor who covers, rebates or waives the deductible commits a Class B misdemeanor. Carriers may ask to see that you paid it.

07

“Do I Have to Commit to Anything Before You Look?”

No. Holden Roofing does not ask for a contingency agreement, a deposit or a signature to inspect. You get the photo report, a plain recommendation, and the room to decide on your own time, with nobody waiting on the porch.

Read these seven to every company that leaves a door hanger this season, then dial (281) 344-9083 and hold Holden Roofing to the same standard.

What You Actually Need From a Cinco Ranch Roofing Contractor, and Why Holden Roofing Is Built Around It

A Cinco Ranch roof has to satisfy three parties: you, your insurance carrier and your homeowners association. The roofer you hire has to be able to work with all three for years, not just through one storm season. Here is how Holden Roofing lines up against that.

01

An Installer the Shingle Maker Will Put Its Name Behind

Platinum Preferred status is invitation-only at Owens Corning, and under 7 percent of the company’s Preferred Contractors ever receive the invitation. It is earned through a review of installation quality, homeowner satisfaction and business conduct.

Holden Roofing holds it statewide, and in Cinco Ranch that matters for one plain reason: it unlocks the strongest warranty Owens Corning offers on a home.

What Platinum Protection Covers on a Cinco Ranch Home

Materials

As long as the house is yours, Duration, Duration FLEX and other qualifying Owens Corning shingles are covered by a limited lifetime warranty on the product. Duration also comes rated for 130 mph winds, a number Fort Bend took seriously after Beryl.

Workmanship

Here the coverage follows the labor, not just the product. When an installation mistake causes the trouble, Owens Corning backs the fix. A roofer one rung down the Owens Corning ladder cannot put that protection on your Cinco Ranch house.

02

A Company That Was Roofing Before Cinco Ranch Existed

The Holden family was roofing Houston-area homes by 1961, twenty-three years before the 1984 land sale that set the Cinco Ranch master plan in motion. Headquarters never left Fort Bend: it is on First Street in Rosenberg, with more than 100,000 Texas roofs replaced since.

Click for moreClick to close

Across seven offices Holden Roofing fields about 400 installers; plenty have ten-plus years in the trade and some have passed thirty. Your roof gets a crew that roofs for a living, not a crew assembled for one storm.

03

Reviews That Name the People Who Did the Work

On Google, the Holden Roofing Houston listing at our Rosenberg headquarters shows a 4.8 average from 957 reviewers, and 902 gave five stars. Read through them and the same pattern repeats: a project manager who stayed on the job from inspection to final walkthrough, mentioned by name.

04

An Inspection You Owe Nothing For

Holden Roofing inspects the roof, the attic and the soft metals at no cost, hands you the photos, and leaves without a signature. If the roof is sound, you hear that too. For a lot of Cinco Ranch homes still on their first or second roof, that answer alone is worth the visit.

05

Where Holden Roofing Will Not Win

If you are choosing on price alone, Holden Roofing will rarely be the lowest number on your kitchen table. Fresh flashing, new boots, the full Owens Corning component list and a registered Platinum warranty all show up in the price. Some reviewers say so openly.

They also explain why they paid it.

How to Reach Holden Roofing From Cinco Ranch, and What Happens Next

From our First Street headquarters in Rosenberg to LaCenterra is roughly 16 miles, about 25 minutes with light traffic. The usual route runs north on FM 723 to the Westpark Tollway, then up the Grand Parkway to Cinco Ranch Boulevard.

Southern sections off Mason Road and FM 1093 sit nearer 14 miles. Ring (281) 344-9083 or send a roof photo by text, and a Rosenberg-based project manager books the visit. Not a call center, not a script.

The First Visit

Expect your project manager on every slope, then in the attic, then around the yard shooting gutters, vents and condenser fins. At the table afterward you get one of three verdicts: fix a section, replace the whole roof, or wait.

With a possible claim in the picture, you also find out if the hit count looks strong enough to file, and whether CRPA or CRA II will want a submittal first.

Roofing Services in Cinco Ranch: Retail Roofing and Storm Roofing From One Team

A Cinco Ranch roof comes due one of two ways: slowly, through twenty-odd summers, or all at once, in a May afternoon of hail. Either way it gets one crew standard, one Owens Corning system and one ACC routine from Holden Roofing.

You do not need one company for the retail roof and another for the insurance roof. West Fort Bend weather does not care which kind you planned for.

Good times to book one: before a Cinco Ranch listing goes live or a purchase closes, before a warranty lapses, and after inch-size or larger stones fall anywhere near your village.

02

Roof Replacement

Every replacement goes down to bare decking first. Soft or cracked boards get swapped, then come synthetic underlayment, leak barrier in each valley, new edge metal and wall flashing, corrected attic airflow and a complete Owens Corning shingle build.

Most two-story Cinco Ranch houses go from tear-off to dried-in between breakfast and lunch.

How Install Day Runs on a Cinco Ranch Street

The crew covers beds, pools and AC units at first light. Tear-off moves one slope at a time, and the deck is checked before anything new goes down. Shingles finish in the afternoon, then a magnet sweep covers the driveway, beds and the strip by the sidewalk your neighbors walk.

★★★★★ “Maynard Lanham from Holden Roofing was the consultant that worked with me getting a new roof… He explained every detail of the his process along with stepping me through the insurance and HOA paperwork. The supplies were dropped off on a Friday and the roof was started and finished on Monday. It was nice coming home from work to see the new roof….” Greg Vivion, 5 stars, March 2023. · Read this review on Google →

Roof Repair

If the problem sits in one spot and the remaining shingles still have years in them, fix the spot. Typical examples: a handful of shingles a front peeled back, a split boot on a plumbing vent, a tired wall flashing, a drip at an exhaust cap.

Repair quotes stand alone at Holden Roofing. Nobody turns a loose flashing into a sales pitch for a whole roof.

Emergency Roof Repair and Tarping
04

Emergency Roof Repair and Tarping

A tree limb through the decking or a ceiling stain spreading by the minute calls for a tarp today, and Holden Roofing seals the opening ahead of the next rain band. Our crew shoots photos first and tarps second, which keeps the evidence intact for your adjuster.

Quick mitigation also protects you on the policy side, since most Texas policies expect reasonable steps to prevent further damage.

Storm Roofing in Cinco Ranch

01

Hail Damage Roof Repair

Hail writes its signature three ways on a Cinco Ranch roof: soft spots and bare granules on the shingles, dents in the metal that reveal stone size, and unsealed tabs where the gust front pulled them loose. Holden Roofing documents all three before an adjuster ever arrives.

02

Wind Damage Roof Repair

Wind does its damage at the edges first: rakes, ridges and the windward eave. Once a seal strip lets go, that shingle will lift again in the next front. Holden Roofing checks seals slope by slope and ties wind damage to the dated storm on your claim.

03

Hurricane and Tropical Storm Damage

Cinco Ranch is well inland from the Gulf, and Hurricane Beryl still put its eye over the Katy area on the morning of July 8, 2024. Tropical systems bring long bands of driving rain and gusts from changing directions, which tests flashing and seal strips more than any single hailstorm.

What the Adjuster Looks For
Hit counts inside test squares

Field adjusters chalk a 100 square foot box per slope and tally impacts inside it, and a common carrier benchmark is roughly eight. Holden Roofing lays out and photographs those boxes before your adjuster pulls up.

Dents in the soft metals

Turtle vents, ridge vents, gutters, downspouts and AC condenser fins show the size and direction of the hail. Holden Roofing photographs each one so the storm date holds up.

Collateral items around the property

Screens, fence boards, mailboxes, patio covers and painted trim pick up hail marks too. When the storm is documented, those repairs belong on the claim as well.

“Tony was fabulous as the salesman. He kept us in the loop with every step along the way. He was quick to respond after the hurricane and had my roof tarped the next day. The roof was done in a few days and the workers left the area cleaner than it was beforehand. Roof looks awesome and I’m confident that it’ll last a lifetime. Thanks Holden Roofing and Tony C!”

Storms, Hurricanes and Hail in Cinco Ranch: What Hit, When, and What It Did to Your Roof

Cinco Ranch was a cattle, rice and peanut operation on Buffalo Bayou before it was a master plan, and it still sits on flat coastal prairie with nothing to break a storm line. Gulf moisture streams north across Fort Bend, and spring lines that form to the west roll straight across the Grand Parkway.

The Willow Fork Drainage District, established in 1985, keeps 15 miles of channels moving water across Cinco Ranch, Kelliwood, Canyon Gate, Falcon Ranch and Parkway Oaks. The roofs, though, take whatever the sky delivers.

For eleven years running Texas has topped the national count of major hail events, with 902 recorded in 2025. Add a June 1 to November 30 hurricane season and 50-plus inches of yearly rain, and Cinco Ranch roofs work hard.

The Storms Cinco Ranch Homeowners Still Call About

  • 2017

  • Hurricane Harvey, late August 2017.

Barker Reservoir backed up into Canyon Gate at Cinco Ranch, a subdivision that was not in a mapped 100-year floodplain. Down at Richmond, the Brazos set its all-time crest, 55.19 feet, on September 1.

  • 2019 to 2023

  • May 9, 2019.

Baseball size hail, 2.5 inches, with several reports between 0.1 and 2.8 miles from Cinco Ranch. This is the large hail many 1990s Cinco I roofs took on top of their age.

  • April 18 to 19, 2020.

Hail from 1 to 1.75 inches across the Katy and Cinco Ranch area.

  • May 28, 2021.

Trees down on the east side of the Grand Parkway just north of South Fry Road.

  • March 15, 2022.

Golf ball hail, 1.75 inches, about 2.8 miles from Cinco Ranch.

  • April 5, 2023.

Hen egg hail, 2 inches, four to five miles away, and 1.5 inch stones near Falcon Landing Boulevard.

  • 2024

  • April 10, 2024.

An NWS-confirmed EF-1 touched down roughly 2.2 miles off, by Mason Road and Cimarron Parkway, with peak winds above 90 mph. Gusts of 59 mph and downed lines followed across the Cinco Ranch and Fulshear area.

  • May 16, 2024.

The Houston derecho closed 23 Katy ISD campuses the next day for power loss. No Cinco Ranch campus was on that list, so this one counts as a near miss rather than a direct hit.

  • July 8, 2024, Hurricane Beryl.

Beryl’s eye moved over the greater Katy area at about 9 that morning. A dead tree destroyed a Cinco Ranch home, and about 2.2 million customers lost power across the region. Sugar Land Regional Airport, about 10 miles away, measured a 76 mph gust.

  • 2025

  • A quieter year locally.

Our research turned up no major documented hail report inside Cinco Ranch in 2025, even as Texas logged 902 major hail events statewide. Roofs bruised in 2023 and 2024 kept aging through another summer anyway.

  • 2026 So Far

  • February 14, 2026.

A 67 mph gust at Sugar Land, about 10 miles away, with downed trees and fences. A nearby event, not a direct Cinco Ranch hit.

  • April 30 to May 1, 2026.

An overnight cell dropped stones as large as 1.5 inches in Sugar Land’s Sweetwater area, about 10 miles southeast. Nearby, not inside Cinco Ranch.

  • May 9, 2026.

Several rounds of quarter size hail near Cinco Ranch. Reports named Seven Lakes near Westheimer Lakes North and Cinco Ranch Southwest, between Fry Road and Cinco Ranch Boulevard, among the hardest hit areas.

If your roof sat under the May 9 hail and nobody has walked it since, that is the inspection to book this month.

What Those Storms Did to Cinco Ranch Roofs, Village by Village

Cinco I Villages From the Late 1980s to the Mid-2000s: North Lake, South Lake, Highland Park and Greenway Village

Greenway Village has a median build year of 1997, and its neighbors went up in the same era. Many of these homes are on their first replacement already, and some original roofs took the 2019 baseball hail at age twenty. Check the decking before trusting any quote.

Cinco Ranch West and Canyon Gate: The 2000s Roofs

Cinco Ranch West has a median build year of 2004, which puts its original shingles at or past the 15 to 25 year span architectural shingles usually get on the Gulf Coast. Canyon Gate’s 721 homes are in the same window. These roofs carry every storm from 2019 forward.

Cinco Ranch Southwest and Northwest: Newer Roofs, Fresh Hail

Southwest has a median build year of 2010 and Northwest 2014, with the highest median appraisal in Cinco Ranch at about $707,000. These roofs are younger, but Southwest sat near the center of the May 9, 2026 hail. Young roofs still bruise.

How Holden Roofing Handles Your Cinco Ranch Insurance Claim

Five jobs make up a Cinco Ranch claim for Holden Roofing: proving the damage, standing beside the adjuster, catching what the scope missed, building the roof and getting the held-back depreciation released. The policy and the claim stay yours.

Our job is to make sure your carrier sees every hit the roof took, and in Cinco Ranch, to make sure the ACC has signed off before the build date.

The Five Steps of a Cinco Ranch Storm Claim With Holden Roofing

Copper standing seam panels and brick chimney A Holden Roofing coordinator on the phone with a homeowner Brown standing seam metal roof, aerial close Shingle roof and backyard pool, straight-down aerial Grey architectural shingle roof on a brick home, aerial
Step 1 of 5 · Photo Inspection and Report
1

Step 1. Photo Inspection and Report

Slopes, attic and yard all get photographed, and the report ties chalked test squares, metal dents and collateral damage to one storm date.

2

Step 2. An Honest Call on Whether to File

Nothing gets filed until you hear a straight read on whether the evidence meets your carrier’s bar. Weak evidence means our advice is to wait, since a denial stays on your claims history.

3

Step 3. On the Roof With the Adjuster

A Holden Roofing rep meets your adjuster on the roof and points out each hit, so the scope reflects what is really up there rather than what can be seen from the yard.

4

Step 4. Scope Review, Supplements and the ACC Submittal

Missing line items such as decking, edge metal, valley protection or vents get supplemented, each one backed by a photo. At the same time, the color and material go to CRPA or CRA II for approval.

5

Step 5. Build, Final Invoice and Depreciation

With the carrier and the ACC both signed off, the crew builds. The final invoice then goes to your insurer, and Holden Roofing follows up until the withheld depreciation is paid.

When a Cinco Ranch Claim Gets Denied

For a lot of Fort Bend homeowners, the denial letter turned out to be round one. A documented request can put the adjuster back on the roof, and many Texas policies carry an appraisal clause for disputes over the amount.

Holden Roofing reps have taken Fort Bend homeowners through reinspection, appraisal and, where it fits, referrals to licensed public adjusters or attorneys.

★★★★★Google Review

“Frank Kastl with Holden Roofing was referred by a friend. Frank was very professional and assessed the damage to my roof and deck. I provided information about the denial by my insurance and Frank helped me with the next steps!… My roof was completed on Wednesday. The men arrived at 6:15 am. The work was completed by 5ish… It has been a year since Hurricane Beryl and I am grateful for Frank!…”

The Deductible Law Every Cinco Ranch Homeowner Should Know

A Texas roofer who swallows, refunds or forgives your deductible has broken state law since 2019, under House Bill 2102. The penalty is a Class B misdemeanor: a fine of up to $2,000, a jail term of up to six months, or both.

Insurers are allowed to hold depreciation until you show the deductible was paid. The contractor who offers the shortcut is gambling with your claim, not his own.

Holden Roofing never makes that offer. Instead, you see your true cost, deductible included, on paper ahead of tear-off.

The May 9 Hail Is Still on Your Roof. Get It Documented Before the Clock Runs Out.

A hail bruise never repairs itself, and every month it weathers, the line between storm damage and ordinary aging gets blurrier for an adjuster. Most Texas policies give you a limited window to report storm damage.

If your roof took hail on May 9, 2026, or in any storm since 2024, book the free inspection now and let the ACC clock and the claim clock run together.

Shingle, Metal, Tile and Flat Roofing for Cinco Ranch Homes

Whatever goes on a Cinco Ranch roof, its color and style have to fit what your association allows.

Where the ACC allows something besides shingles, Holden Roofing crews also install standing seam, R-panel, stone-coated steel, concrete or clay tile, plus membranes and coatings on flat sections.

CRA II publishes its own Guidelines for Roofing Materials, and Holden Roofing checks every product and color against your association’s rules before you fall in love with a sample.

Asphalt Shingle Roofing With Owens Corning

Duration

Ask which shingle shows up on the most Holden Roofing jobs around Fort Bend and the answer is Duration, largely because of a strip of fabric most homeowners never see. Duration also carries StreakGuard algae resistance, which matters here.

Damp Gulf air feeds the black streaks that creep down shaded north slopes, and in a village where the ACC cares about curb appeal, streaks get noticed.

Why the SureNail Strip Matters

That fabric, called SureNail, is woven into the zone where the nails go. It is the reason Duration carries a 130 mph wind warranty, and it keeps the fasteners holding through tropical gusts and endless heat cycles.

Duration FLEX

FLEX is built on SBS rubberized asphalt, so a hailstone dents it and moves on instead of fracturing the mat, and it earns UL 2218 Class 4, the highest impact class. For Cinco Ranch homes that keep taking hail, it is the upgrade Holden Roofing recommends first.

How the Class 4 Rating Is Earned

In the lab, a steel ball two inches across falls 20 feet onto the shingle, twice, at the same point. Any crack and the shingle fails.

Texas Insurance Code Section 2253 says a carrier has to put a reduced rate on the table once a Class 4 roof is installed. Around Fort Bend that cut usually lands between 15 and 22 percent of the wind and hail premium.

On a Cinco Ranch Northwest home insured near its value, that discount can close much of the gap in price over a few renewals.

02

Metal Roofing in Cinco Ranch

Metal on a Cinco Ranch home usually starts as a porch, bay window or accent roof, and any change in material goes to the ACC first. Holden Roofing installs standing seam with concealed clips and Kynar-coated panels, plus R-panel and stone-coated steel for patio covers and outbuildings.

Standing seam can last 40 to 70 years and reflects a large share of the summer sun, which helps the attic in a Fort Bend July.

Tile roof and stone entryTile
03

Tile Roofing in Cinco Ranch

Where a Cinco Ranch home carries concrete or clay tile, the weak point is almost always the underlayment, not the tile. Our tile crews pull the good tiles, lay heat-rated underlayment, set the same tiles back, and swap only the broken ones.

Wall and chimney flashing are rebuilt along the way, so the system lasts as long as the tile does.

Flat and Low-Slope Roofing in Cinco Ranch

Covered patios, flat porch sections and small commercial buildings around Cinco Ranch need low-slope systems. Holden Roofing’s commercial side handles TPO, mod-bit and coatings for them.

When the membrane is weathered but still sound, a silicone or acrylic coat often buys real time before any tear-off.

“We loved the quality of service, the professionalism, and guidance that Stephen Stark with Holden Roofing gave us! Our roof looks great and Stephen made sure we understood exactly what was being done from the color of shingles, to trim, to nail heads used. I would highly recommend Stephen with Holden Roofing to anyone needing a roof, or just looking for a consultation. His crew was super fast and did a great job picking up after themselves. If I could give more stars I would!”

What Moves Your Number Up or Down

Roof size, pitch, the number of hips and valleys, layers coming off, and how many decking sheets need replacing drive most of the spread.

Holden Roofing itemizes every line, from tear-off and decking allowance to valley protection, ridge and ventilation. When a competing bid is far lower, compare it line by line.

Financing

Paying out of pocket, facing a big deductible, or stepping up to Class 4? Holden Roofing can arrange financing to spread that cost.

1

The no-cost inspection.

Roof, attic and soft metals get photographed, and you review every picture with your project manager before the truck leaves.

2

Price or scope in writing.

Paying yourself means an itemized quote. Filing a claim means Holden Roofing joins the adjuster visit, then checks the carrier’s scope line by line.

3

Color choice and ACC approval.

You pick from Owens Corning samples that fit your association’s rules, and Holden Roofing submits to CRPA or CRA II and waits for the written approval.

4

Scheduling and delivery.

Your install date is confirmed and materials arrive the day before, with a note on what to move out of the garage and off interior walls.

5

Build day.

Old layers off, boards inspected, leak barrier down, new roof on, yard and driveway swept with magnets. Shingle jobs typically wrap the same day.

6

Sign-off and registration.

You inspect the result together, the Owens Corning warranty gets registered to your address, and the carrier paperwork is closed out through depreciation.

“My experience with Holden Roofing was exceptional. I called and had an appointment within two days. Charles Stetzel examined my roof and then came back the next day to meet with my insurance adjuster and walked me through the process of obtaining approval from my HOA. After insurance settlement and HOA approval, they scheduled the roof within two weeks. The workers were careful not to damage my plants….”

“Stephen Stark came to our house and did a thorough roof inspection, including looking in the attic. He was very knowledgeable and explained everything to us. He even told us what shingle colors that our Homeowner’s Association approved of. After the new roof was installed, he came back and inspected the roof again. Stephen was professional, informative, trustworthy, friendly, and communicated well. Highly recommend Holden Roofing!”

“Stephen Stark from Holden Roofing was great to work with. He made the entire process from walking through what would need to be replaced to selecting color (providing color examples) to financing and coordination of roofing date an ease. On roofing day his team was here promptly at 7 AM to get started and when they completed, other than the beautiful new roof (and their sign) you couldn’t really tell they had even been here….”

Cinco Ranch Is Served by Holden Roofing’s Rosenberg Office

Cinco Ranch jobs are run from the Holden Roofing headquarters in Rosenberg, on First Street, a 16 mile trip of about 25 minutes using FM 723, the Westpark Tollway and SH 99. The same crews work Katy, Fulshear and Sugar Land, so a storm that crosses west Fort Bend finds them nearby.

Cinco Ranch Villages and Subdivisions Holden Roofing Serves

Cinco Ranch covers 8,092 acres and about 15,098 homes across ZIP codes 77494 and 77450, in both Fort Bend and Harris counties. The 2020 Census counted 16,899 residents in the CDP alone, though the full master plan reaches well past those lines.

Cinco I villages (CRPA): North Lake Village, South Lake Village, Highland Park, Town Center, Autumn Grove, Bayou Oaks and Bayou Park Estates, Bayou Crossing and Arbor on Willowfork, Meadow Green, Park Trace, Summer Sage and Legacy Place, and Cinco Ranch Greenway Village.

Cinco II sections (CRA II): Cinco Ranch West, Cinco Ranch Southwest and Cinco Ranch Northwest.

Inside the Willow Fork Drainage District next door: Canyon Gate at Cinco Ranch, Kelliwood, Falcon Ranch and Parkway Oaks.

Nearby Service Areas

Katy

Old Katy and Cane Island inside city limits, where the city requires a roofing permit.

Fulshear

Next door to the west along FM 1093, home to Cross Creek Ranch, Jordan Ranch and Fulbrook.

Pecan Grove

A 1970s and 1980s master plan along the Brazos, with its own property owners association.

Sugar Land

A city permit is required for every re-roof here, from First Colony and Greatwood to Telfair.

Permits and Approvals in Cinco Ranch

Cinco Ranch is an unincorporated community inside Houston’s extraterritorial jurisdiction, not part of the City of Katy, so no city re-roof permit applies. Fort Bend County Engineering does not list roofing among the work that needs a permit, unless the work falls inside a Special Flood Hazard Area.

Harris County’s engineering office requires permits for development in general, yet its FAQ is silent on reroofing, so Holden Roofing checks each Harris-side address before scheduling. The approval that actually controls your roof is the HOA’s.

CRPA reviews changes in Cinco I, and CRA II reviews them in Cinco II, with up to 30 business days for its committee. Holden Roofing submits, waits and builds only after the approval arrives.

Storm Chasers Knock in Cinco Ranch Too. Here’s How to Tell Holden Roofing From the Rest

Fair warning: after a storm, you may find a Holden Roofing rep at your door too. Hail damage is nearly invisible from a Cinco Ranch sidewalk, and the reporting window on your policy keeps running whether anyone looks or not.

The real difference shows up in everything that happens after the door opens.

  • A headquarters with a street address. Ours is 2128 First Street, Rosenberg. Ask the next knocker for his.
  • A credential you can check yourself. Owens Corning lists its Platinum Preferred contractors in its own directory, and Holden Roofing is on it.
  • Reviews older than the storm. Our review count reached 957 across many seasons of Gulf weather, long before this year’s hail.
  • No deductible tricks. HB 2102 made the waived deductible illegal in Texas, and a company willing to start there will cut other corners too.
  • No work before ACC approval. A roofer who will tear off before CRPA or CRA II signs off is setting you up for a violation letter.
  • Crews on payroll in January, not just in May. About 400 Holden Roofing installers work across Texas all year.

“…I normally don’t like dealing with door to door sales people, and will make any excuse I can to turn them away. However, from the moment I started talking to Glen, he gave me a sense of comfort. He has a very calm and non-pushy demeanor, which carried throughout the entire process….”

Frequently Asked Questions About Hiring a Roofer in Cinco Ranch TX

How much does a roofer in Cinco Ranch TX charge to replace a roof?

Most Cinco Ranch shingle replacements fall between $9,000 and $26,000+ in 2026. For Duration FLEX Class 4 plan on $11,000 to $30,000+; standing seam metal sits at $18,000 to $43,000+; a tile roof starts at $25,000 and runs to $58,000+.

A repair costs $1,200 to $8,500+. You get the inspection free and every line of the estimate on paper.

How long does HOA approval take for a new roof in Cinco Ranch?

In Cinco II, the CRA II committee has up to 30 business days to review, and a missed deadline is not automatic approval. CRPA handles Cinco I reviews on its own schedule. Holden Roofing submits as soon as you choose a color, so the approval usually lands while the claim is still moving.

Is Cinco Ranch part of the City of Katy?

No. Cinco Ranch is an unincorporated census-designated place in Fort Bend and Harris counties, inside Houston’s extraterritorial jurisdiction, even though most addresses say Katy. That is why City of Katy permit rules do not apply here.

Are Class 4 impact-resistant shingles worth it in Cinco Ranch?

For most Cinco Ranch homes, yes. Stones of an inch or bigger fell within a few miles in 2019, 2020, 2022 and 2023. Insurers must offer a Class 4 credit under state law. Locally, expect it to shave somewhere from 15 to 22 percent from the hail-and-wind part of your premium.

Do I need a windstorm certificate (WPI-8) for a new roof in Cinco Ranch?

No. TDI’s designated catastrophe area stops well short of here: neither Fort Bend County nor the Katy portion of Harris County is in it, so a Cinco Ranch reroof needs no WPI-8.

How long do I have to file a hail claim after the May 9, 2026 storm?

It depends on your policy, and many Texas policies set a limited window for reporting storm damage. Check the reporting deadline in your declarations or call your agent. Holden Roofing’s photo report gives you the documentation to file with confidence before that window closes.

How long does a roof replacement take in Cinco Ranch?

A single day on most shingle jobs, closer to two on big or steep Cinco II homes. Expect two to five working days for metal or tile. The ACC review can add up to 30 business days before work starts in Cinco II, so Holden Roofing schedules around it.

Does Holden Roofing repair Cinco Ranch roofs, or only replace them?

Both. Holden Roofing fixes wind-lifted shingles, pipe boots, wall and chimney flashing, vent leaks and flat roof seams. When a roof only needs a repair, or needs nothing at all, the inspection report says so.
