Here’s the Truth About Hiring a Roofer in Lago Vista TX, and How Holden Roofing Changes It

More than 3,000 roofers list Austin as a service area, and after the one-inch hail of May 11, 2021, plenty of them found RM 1431 for the first time. Most priced a Highland Lake Estates roof like a Round Rock tract house and drove back down the hill.

The lake never reads the bid. Two springs after a cheap install, the slope facing the water is missing tabs, and the warranty claim comes back refused because the nails sat above the line.

So how do you sort the roofer who builds for open-water wind from the one who has never stood on a lake roof?

You ask. Below are the three problems Lago Vista homeowners hit most often, the one question that exposes each of them, and how Holden Roofing answers it. After that come seven questions peninsula homeowners put to us before they let anyone up a ladder.

A Holden Roofing team member on site
A Holden Roofing team member on site

Problem One: The Four-Nail Bid on a Lot That Takes Lake Wind

The cheapest bid on a Bar-K Ranches roof gets cheap by driving four nails per shingle, skipping the hand-seal at the rakes, and hoping summer heat bonds the seal strip. On an interior Pflugerville lot that gamble sometimes pays off.

On a ridgeline looking down Lake Travis, the first 60 mph gust finds the unbonded course and folds it back.

The Question to Ask

“How Do You Build My Lake-Facing Slope Differently From the Street Side?”

A roofer who has never built for open water will say “same as always” or jump straight to shingle colors. If fasteners, sealing and wind ratings are not in the first sentence of the answer, that bid was written for some other town.

How Holden Roofing Answers It

Every slope gets six nails through the Owens Corning SureNail strip, and the water side gets extra work at the edges. Holden Roofing hand-seals the starter and rake courses, fastens drip edge tight, extends ice and water shield at eaves facing the lake, and caps it with a high-wind-rated ridge vent.

That full system is what an Owens Corning Platinum Preferred contractor builds to earn the 130 mph wind warranty, and the Holden family has roofed Texas this way since 1961. On the most exposed bluff lots, we will tell you standing seam metal is the better answer.

Problem Two: The Roof Inspection Done Through a Truck Window

Hail bruising on a 1990s architectural shingle in Country Club Estates is the size of a thumbprint, and a wind-creased tab on a lake slope cannot be seen from the driveway at all. Plenty of roofers glance from the street and quote a full replacement anyway.

When the adjuster finds less than that roofer promised, you are the one explaining the gap to your carrier.

The Question to Ask

“Will You Lift a Tab on My Lake Side and Show Me the Seal Strip?”

If the answer is “it looks fine from here,” or a signature comes before the ladder, you are hosting a sales call. A real inspection means chalk, a camera, the attic where it can be reached, and close to an hour on the roof.

How Holden Roofing Answers It

Yes, on every slope, and the photos stay with you. A Holden Roofing project manager drives out RM 1431, chalks a test square on each slope, lifts tabs on the water side to check the bond, shoots the soft metals, and hands over the report before pulling away.

If the roof is sound, you hear exactly that, and the visit still costs nothing. Several Holden Roofing reviews describe that very outcome.

★★★★★

“We had a hailstorm with golf ball size hail recently in my neighborhood… So I called Holden and Devin came out and did a thorough inspection of my roof. My roof had been replaced a year ago so I wasn’t sure if there was any damage or not. Other than a couple of spots that could easily be repaired there was no damage. Devin could easily have told me I needed a new roof but he was honest and forthright in his assessment and I really appreciate that. A good business does good work, a great business doesn’t do the work if it doesn’t need to be done.”

Problem Three: The Carrier Letter That Says “No Storm in the Area”

Lago Vista sits far enough from the Austin radar sites that carriers routinely deny north shore claims with “no reported hail at that address.” The first roofer reads that letter as the end of the job and quits returning calls.

Yet the closest verified hail report landed 2.1 miles from the city center, and lake wind leaves its own evidence. A form letter is not the last word on your roof.

The Question to Ask

“When My Carrier Says No Storm Hit Here, What Is Your Next Move?”

A shrug, a suggestion to wait for the next storm, or an offer to refile with nothing new are all bad answers. You want to hear dated reports, a re-inspection request and a rep on the roof beside the adjuster.

How Holden Roofing Answers It

We go find the proof the carrier says does not exist. The Holden Roofing project manager pulls dated hail and wind reports for the peninsula, documents dented gutters, screens and dock covers, requests re-inspection, and stands on the roof with the adjuster.

When the carrier still says no, the appraisal clause in most Texas policies comes next. And when the evidence is thin, Holden Roofing tells you that plainly before you spend another month on it.

“Jason Lourigan with Holden Roofing helped my wife and I get our roof replaced after our insurance company came out and said we didn’t have any damage. Jason went on the roof took pictures, showed them to us and it was obvious there was hail damage all over it. Jason took over and made the whole process so easy, he got the insurance to come back out to my house and he was there to meet them when they did… Long story long, they bought our roof, gutters, garage door, and several window screens that all had damage.”

Seven Questions Lago Vista Homeowners Put to Holden Roofing Before Anyone Climbs a Ladder

These come straight from calls with homeowners on the peninsula, and each one gets the same direct answer every time. If a roofer you are weighing turns vague on any of them, thank him and dial the next number.

“Only the Slope Facing the Lake Lost Shingles. Do I Still Have a Claim?”

Often, yes. Wind-creased tabs on a lake-facing slope are covered when documented as a dated wind event. Holden Roofing marks each creased tab, photographs the seal strip beneath it and puts the gust date on the claim, even when the street side looks untouched.

“My Bar-K Ranches House Is on Its Third Roof. What If the Deck Underneath Is Bad?”

You will know the price before tear-off. Many first-wave Lago Vista homes sit on plank or early OSB decking, so Holden Roofing writes a per-sheet decking allowance into every estimate and checks the deck board by board once the old layers come off.

“Does the Tile on Our Montechino Home Have to Come Off if the Roof Leaks?”

Usually not. On a 25-year tile roof, the underlayment fails long before the tile does. Holden Roofing verifies the framing, lifts and resets sound tile over new high-temperature underlayment, swaps cracked pieces and rebuilds wall and chimney flashing.

“Our Tessera Roof Went On in 2018. Can It Really Need Attention Already?”

It might. A Tessera roof installed in 2018 has already sat under the 2021, 2024 and 2025 storms. A free Holden Roofing inspection checks the seal strips and soft metals, and if it comes up clean, the photos say so.

“If We Choose Standing Seam for Our Hollows Home, How Long Is the Crew There?”

Plan on three to five days. Holden Roofing strips one slope at a time so nothing sits open if wind builds over the water, sets 24 or 26 gauge Kynar-coated panels on concealed clips, and runs magnets through the beds and driveway before leaving.

“Another Roofer Offered to Knock Off My Deductible. Why Won’t Holden Roofing?”

Because it is a crime in Texas. House Bill 2102 makes waiving or absorbing a deductible a Class B misdemeanor. On a lake home carrying a 1 to 2 percent wind and hail deductible, Holden Roofing offers financing instead, never a wink and a handshake.

“Who Answers for the Crew Once They Are Up on My Roof?”

Your Holden Roofing project manager, whose cell number you have from day one. The installers come from a statewide team of roughly 400 who work for Holden Roofing, many with ten or more years on roofs, run out of the Austin office that opened in 1997.

Put these seven questions to every roofer who bids your lake home, then call Holden Roofing at (512) 750-0523 and hear our answers in person.

What You Actually Need From a Lago Vista Roofing Contractor, and Why Holden Roofing Is Built Around It

You need a roofer whose warranty is backed by someone bigger than the roofer, because the company that installs your roof in 2026 may not be the company that answers the phone in 2036. Here is what matters on the north shore, and how Holden Roofing delivers each piece.

A Manufacturer Credential That Carries the Warranty

Owens Corning extends its Platinum Preferred Contractor tier by invitation to fewer than 7 percent of its Preferred Contractors, and Holden Roofing holds it statewide. The tier is earned on installation quality and customer satisfaction, not purchased with a logo fee.

What the Platinum Warranty Means on a Lake Travis Roof

Materials

Owens Corning Duration and Duration FLEX carry a limited lifetime material warranty for as long as you own the home, with a 130 mph wind warranty on both lines. On a lot that faces open water, that wind number is the one to read twice.

Workmanship

The Owens Corning Platinum Protection warranty covers Holden Roofing’s installation as well as the shingles. If a nail sat high or a rake course was not hand-sealed, the manufacturer stands behind the repair. Only Platinum contractors can offer it.

02

Sixty-Five Years of Texas Roofs and a Crew That Is Not Borrowed

The Holden family has roofed Texas homes since 1961, more than 100,000 roofs across seven offices, with roughly 400 installers who work for Holden Roofing year-round. Many have ten or more years on roofs, some past thirty.

Your Hollows roof is not going to a crew assembled in a parking lot the week after a hailstorm.

03

Reviews With Real Project Managers in Them

Holden Roofing Austin holds 4.6 stars across 382 Google reviews, 342 of them five stars, and the same names recur across years: Tim Carr, Colin Crenshaw, John Winn, Chris Pickard, Mitchell, Paul. Homeowners in Leander and Cedar Park, the cities on the drive to Lago Vista, thank them by name.

04

A Free Inspection That Does Not Come With a Clipboard

Holden Roofing inspects Lago Vista roofs for free, hands over the photo report, and asks you to sign nothing to receive it. No contingency agreement on the porch. No “we’ll look once you commit.” You get the facts about your roof, and then the decision is yours.

05

The One Thing Holden Roofing Is Not

Holden Roofing is seldom the lowest bid on the peninsula, and that is deliberate. Six nails, hand-sealed rakes, new flashing, new pipe boots and a registered Platinum warranty cost more than a four-nail roof with reused parts. Reviewers mention getting cheaper quotes.

They also explain why they chose Holden Roofing anyway.

How to Reach Holden Roofing From Lago Vista, and What Happens Next

Call (512) 750-0523 or text a photo, and a Holden Roofing project manager based at the Anderson Lane office schedules your free inspection, usually within a day or two. Lago Vista is about 35 miles from the office by RM 1431 through Cedar Park and Jonestown, a 45 to 55 minute drive.

No call center in another state. No appointment setter reading a script. A person who has walked lake roofs before.

The First Visit on the Peninsula

Within a few days you have photos of every slope, a plain read on the seal strips on the lake side, a check of the attic where it is accessible, and a written recommendation: repair, replace, or leave it alone.

If a storm claim is in play, you hear whether the damage is likely to clear your carrier’s threshold before you file.

Roofing Services in Lago Vista: Retail Roofing and Storm Roofing From One Team

Holden Roofing runs both halves of the roofing business on the north shore, the roof you pay for yourself and the roof your carrier pays for, with the same crews and the same Owens Corning standard on each. Most roofers are set up for one or the other.

Lake Travis weather does not pick, so Holden Roofing was built for both.

Book one before you list a home in Tessera, before a builder warranty runs out, after any gust event that stripped limbs on the peninsula, and after any hail bigger than a quarter within a few miles. A peninsula inspection is free, and you owe Holden Roofing nothing afterward.

Roof Replacement

A Holden Roofing roof replacement in Lago Vista means full tear-off to the deck, board-by-board deck inspection, synthetic underlayment, ice and water shield at valleys and eaves facing the water, new drip edge and flashing, ridge ventilation and a complete Owens Corning system.

Most Lago Vista shingle roofs under 3,000 square feet are torn off and dried in the same day. Standing seam metal runs three to five days.

What Install Day Looks Like on a Lake Lot

Crews arrive at first light and cover the pool, the AC unit and the landscaping on the slope side. Tear-off happens one slope at a time so nothing sits open if the wind picks up over the water.

Dry-in is done before lunch, shingles or panels go down through the afternoon, and a crew member runs magnets through the beds and the driveway before the trucks leave.

Roof Repair
03

Roof Repair

Roof repair is the right call in Lago Vista when the damage is isolated and the rest of the roof has years left: a wind-lifted course on the rake, a cracked pipe boot, a chimney cricket that never drained, a skylight seal.

Holden Roofing quotes the repair on its own, so you are never sold a new roof to fix a $700 leak. When a repair would be money thrown at a roof past its life, you hear that too.

04

Emergency Roof Repair and Tarping

When a gust takes a course off a Highland Lake Estates roof and rain is forecast tonight, Holden Roofing tarps and stabilizes the exposed decking before the next band of weather. The damage is photographed before the tarp goes on so nothing is lost for the claim.

Documented mitigation is something most Texas policies expect you to do, and the tarping cost is typically reimbursable under a covered loss.

★★★★★ “Holding Roofing was great start to finish!! Austin handled walking us through the insurance / adjuster process and was always available to answer our questions quickly and helped us picking the color and provided samples… We had a difficult roof (steep with multiple eaves etc.). The crew was always extremely respectful of property and were friendly and worked constantly while they were here. Communication start to finish was perfect and the roof looks great!” Eldri Marshall, 5 stars, December 2020. · Read this review on Google →

Storm Roofing in Lago Vista

01

Hail Damage Roof Repair

Hail does three kinds of damage to a north shore roof, and only one shows from the driveway. Holden Roofing inspectors look for all three: granule loss and mat bruising on the shingles, dents in the soft metals that size and date the storm, and broken seal strips from the wind that arrived with it.

02

Wind Damage Roof Repair

On Lake Travis, wind is the primary storm, not the side effect. A gust that crosses twenty miles of open water reaches a Waterford or Hollows roof at full speed, and a tab that creased once will tear off next time.

Holden Roofing checks every seal strip on the lake side and files the wind event as the insurance loss it is, with the date of the gust on the claim.

03

Hurricane and Severe Storm Damage

Lago Vista does not take hurricane landfalls, but the remnants of Gulf storms funnel up the Colorado River valley and the spring supercells that build over the Hill Country cross the lake with nothing to slow them.

Holden Roofing’s Houston office runs hurricane claims every season, and the Austin office uses the same documentation playbook.

What the Adjuster Looks For
Test squares and hit counts

The adjuster counts hail hits inside a 10 by 10 foot square on each slope, and most carriers want 8 or more per square before approving the slope. Holden Roofing chalks those squares before the adjuster parks.

Creased and torn tabs

On a lake roof the adjuster is looking for crease lines across the tab where the wind folded it back. Holden Roofing marks every creased tab on the lake-facing slopes and photographs the seal strip underneath.

Soft metals and collateral

Dented gutters, turbine vents, AC fins, dock covers and window screens prove the storm’s size and direction. Once that hail is on record, the carrier covers those Lago Vista repairs as well.

Storm, Hail and Wind Damage in Lago Vista: What Hit, When, and What It Did to Your Roof

Lago Vista sits on a limestone peninsula on the north shore of Lake Travis, on the Hill Country side of the Balcones Escarpment, where supercells build before they cross the lake. Western Travis County homes file hail claims at rates 40 to 60 percent higher than homes east of I-35.

On the peninsula the hail arrives with a second problem the escarpment towns do not share: the same cell crosses miles of open water before it reaches Highland Lake Estates, and the gust front arrives with nothing to slow it. Roofs here fail from the ridge down as often as from the hail hit.

For eleven years running Texas has topped every state in major hail events, logging 902 in 2025 alone. Travis County logs three to five damaging hail events in a typical year, with a peak window in the first three weeks of April and a second stretch late May into June.

The Storms Lago Vista Homeowners Still Call Holden Roofing About

  • 2021

  • May 11, 2021.

One-inch hail was logged 2.1 miles from the Lago Vista city center, per stormersite.com, the closest verified hail report to the peninsula in the current decade. Roofs in Bar-K Ranches and Country Club Estates were under it.

  • April 15 and April 28 to May 1, 2021.

The two metro-wide outbreaks that spring sent 2 to 3 inch hail across Central Texas. Statewide, a Texas homeowner hail claim now averages about $11,700, and lake homes often run higher.

  • 2024

  • April 1, 2024.

1.5-inch hail fell at Hudson Bend, 5.3 miles across the lake from Lago Vista.

  • April 9, 2024.

Quarter-size hail hit Jonestown, 7.6 miles east on RM 1431, the same storm that dropped 1.75 to 2.5 inch stones on Westlake Hills.

  • 2025

  • May 28, 2025.

A microburst and golf-ball hail tore through Cedar Park, Leander, Round Rock and Pflugerville, with 1.75 to 2 inch stones logged 7.9 to 9.3 miles from Lago Vista. Entire streets in Cedar Park needed roofs, and the gust front crossed the lake behind it.

  • 2026 So Far

  • April 18, 2026.

Quarter-size hail in Brushy Creek and Round Rock, about 25 miles east of the peninsula.

  • May 26, 2026.

Hail reports in Georgetown, roughly 30 miles northeast.

  • No hail event was reported inside Lago Vista itself in 2026 through the end of spring. That is good news for your shingles and no reason to skip an inspection, because the 2021, 2024 and 2025 damage is still up there if nobody has checked.

What Those Storms Did to Lago Vista’s Roofs, Subdivision by Subdivision

1980s and 1990s Shingle Homes in Bar-K Ranches, Country Club Estates and Lago Vista Estates

Lago Vista incorporated in 1984, and Bar-K Ranches and the golf course lots hold most of the housing from that first wave. Many are on a second or third shingle roof over plank or early OSB decking.

Hail cracks the brittle mat on a 20-year-old shingle, and lake wind finishes the job at the ridge and rakes. Holden Roofing writes a per-sheet decking allowance into every estimate here.

2000s Two-Story Homes in Highland Lake Estates and Emerald Bend

Steeper pitches, more hips, more penetrations, and the south and west slopes face the water. The builder-grade first roof on most of these homes was never specified for open-water wind.

Holden Roofing finds creased tabs on the lake side and intact shingles on the street side of the same house more often than not.

Metal and Tile on Hillside Custom Homes in The Hollows, Waterford, Lakeshore Ranch and Montechino

Standing seam metal, stone-coated steel and concrete tile on 4,000 to 8,000 square foot homes on bluff lots. Hail dents exposed-fastener metal, cracks tile at the edges and lifts loose ridge tiles.

The tile usually survives. The underlayment under it is what fails near year 25, and Holden Roofing’s tile crews lift, reset and re-flash sound tile rather than tearing it off.

Post-2015 Roofs in Tessera on Lake Travis

Lakeside at Tessera is a master-planned community with most homes built after 2015, so the roofs are young but not untouched. A 2018 roof in Tessera has already been under the 2021, 2024 and 2025 storms.

HOA color and material rules apply, and Holden Roofing matches the approved palette on every replacement.

How Holden Roofing Handles Your Lago Vista Insurance Claim

Holden Roofing inspects, documents, meets the adjuster on the roof, builds to the approved scope, and recovers the depreciation your carrier held back, and it has done that on thousands of Central Texas storm claims. You own the policy and the claim.

Holden Roofing’s job is to make sure the carrier sees what the lake did to your roof.

Step 1 of 5 · Inspection and Photo Report
1

Step 1. Inspection and Photo Report

A Holden Roofing project manager walks every slope, lifts tabs on the lake side, chalks test squares, photographs the soft metals and the collateral, and builds the report your carrier will see.

2

Step 2. The Honest Threshold Call

On a Lago Vista roof you get a straight answer on whether the damage clears your carrier’s usual bar. When it falls short, Holden Roofing advises you to skip the claim. A denied claim on your record helps nobody.

3

Step 3. The Adjuster Meeting on the Roof

Your Holden Roofing rep is on the roof with the adjuster, pointing out every creased tab and every hit, so the scope reflects what is actually there and not what was visible from the driveway.

4

Step 4. Scope Review and Supplements

If the carrier misses decking, drip edge, ice and water shield at the lake-facing eaves, or ventilation code items, Holden Roofing submits supplements with the photos to support them.

5

Step 5. Build, Invoice and Depreciation Release

Holden Roofing builds to the approved scope, sends the carrier the final invoice and completion photos, and helps you recover the recoverable depreciation.

When the Carrier Denies a Lago Vista Claim

A denial on the north shore is an opinion, not a verdict, and several of Holden Roofing’s most detailed reviews come from homeowners who were told no first. Carriers deny peninsula claims for “wear and tear” or “no storm at that address.”

Holden Roofing pulls the dated reports, requests re-inspection, and when that fails, walks you through the appraisal clause in most Texas policies and, where it fits, a licensed public adjuster.

★★★★★Google Review

“Timothy Carr with Holden Roofing provided outstanding service and support throughout the roof replacement process. Although our claim (after a hail storm when many neighbors had their roofs replaced) was initially denied, Timothy was thorough, persistent, and patient which led to our insurance company’s approval. Timothy is also a super nice, great guy which made the arduous process as pleasant as possible. The installers were wonderful, too.”

The Texas Deductible Law Every Lago Vista Homeowner Should Know

Since 2019, Texas House Bill 2102 has made it a Class B misdemeanor for a roofer to waive, rebate, credit or absorb your insurance deductible: up to a $2,000 fine and six months in jail.

A roofer who offers to “eat” your deductible is offering to commit insurance fraud with your name on the claim, and your carrier can demand proof you paid it before releasing depreciation.

Holden Roofing will never offer to waive a deductible. What Holden Roofing will do is tell you your exact out-of-pocket number, including any Class 4 or metal upgrade, before the first shingle comes off.

Duration

Owens Corning Duration is the shingle on more Holden Roofing roofs in the Austin metro than any other, and on a lake lot the reason is one specific feature: the SureNail strip.

The SureNail Strip

A woven reinforcement fabric in the nail zone that lets the nail grip fabric instead of plain asphalt. That is what earns the 130 mph wind warranty and what holds the course when a gust comes across the water at Highland Lake Estates.

Six nails through that strip is the Holden Roofing standard on every Lago Vista slope.

Duration FLEX

Duration FLEX is built on SBS polymer-modified asphalt that flexes on impact instead of fracturing, which earns it the top UL 2218 Class 4 rating and keeps it pliable through Austin’s 29 days a year at or above 100 degrees.

The Class 4 Test

Lab techs drop a 2-inch steel ball from 20 feet onto one spot twice, and a passing shingle shows no crack. For a peninsula home, Section 2253 of the Texas Insurance Code makes carriers offer a Class 4 premium discount, usually 20 to 30 percent off the wind and hail portion around Austin.

On a lake home carrying a 1 to 2 percent wind and hail deductible, FLEX often pays its upcharge back in premium savings before the second hail season.

02

Standing Seam Metal Roofing for Waterfront and Bluff Lots

Grey standing seam metal roof, aerial

Standing seam metal is the first material Holden Roofing recommends for The Hollows, Waterford, Lakeshore Ranch and any slope that looks straight down Lake Travis.

Panels lock at raised seams and attach with concealed clips, so there is no seal strip to fatigue and no exposed fastener to back out in the wind.

Holden Roofing installs 24 and 26 gauge Kynar-coated panels, plus R-panel and stone-coated steel for barns, workshops and acreage homes. Above Lake Travis, metal sheds a big part of the summer heat load and usually outlives two or three shingle roofs.

Tile Roofing in Lago Vista

Terracotta tile roof under a Texas sky

Clay and concrete tile roofs on the Mediterranean-style homes in Montechino and parts of Waterford need a roofer who understands the underlayment, because the tile is usually fine at year 25 and the underlayment is what has failed.

Concrete tile weighs 900 to 1,200 pounds per square, so Holden Roofing verifies framing before any tile job. Sound tile is lifted and reset over new high-temperature underlayment, cracked tile is replaced, and the flashing at walls and chimneys is rebuilt.

Flat and Low-Slope Roofing in Lago Vista

Low-slope roofing by the Holden Roofing metal division

Marinas along the shore, flat porch and garage sections on hillside customs, and the commercial buildings on RM 1431 run on low-slope systems, and Holden Roofing’s commercial division installs TPO, modified bitumen, built-up roofing, tapered insulation and coatings.

A weathered but sound flat section can often be extended five to ten years with a silicone or acrylic coating for a fraction of the tear-off cost.

“Excellent experience with a metal roof install! The crew did an excellent job of daily debris cleanup. Their internal quality inspection process was thorough and all minor issues were quickly remediated. I appreciated having the same agent available consistently to walk me through insurance, financing, and timeline details, making the entire project seamless.”

What a New Roof Costs in Lago Vista in 2026

A full architectural shingle replacement on a typical Lago Vista home runs $9,000 to $26,000+ in 2026, and most of that spread comes from roof size, pitch, lake-exposure details, how many layers come off, and how much decking is rotten.

Standing seam metal runs $18,000 to $43,000+, tile $25,000 to $58,000+, and Class 4 Duration FLEX $11,000 to $30,000+. Repairs start around $1,200 and run to $8,500+ depending on how much of the roof is involved.

What Drives the Range on the Peninsula

Every Holden Roofing estimate lists tear-off, decking allowance per sheet, underlayment, ice and water shield, drip edge, starter, field shingle or panel, hip and ridge, ventilation and the lake-exposure details line by line.

If another Lago Vista bid is thousands lower, ask which of those lines is missing, and ask how many nails per shingle.

Financing

Financing is available through Holden Roofing’s financing partners for homeowners paying out of pocket or covering a large percentage deductible, which is common on lake homes.

Owens Corning color boards and metal panel samples at your kitchen table, with specs sent to the review committee where Tessera, The Hollows or Lakeshore Ranch require it.

4

Scheduling and prep.

Install date confirmed around the lake forecast, materials delivered the day before, and a heads-up on what to move off the walls and out of the driveway.

5

Installation day.

Tear-off one slope at a time, deck inspection, dry-in, six-nail shingle or clip-attached panel installation, hand-sealed rakes, and a full cleanup with magnet sweep, usually in one day for shingle roofs.

6

Final walkthrough and warranty registration.

Your project manager walks the finished roof with you, registers the Owens Corning warranty, and sends the final invoice and completion photos to your carrier for depreciation release.

“Last August 2025 we decided to replace the roof and we hired Holden roofing Austin , Mr. Mitchell was our liaison with Holden company he manages payment the crew and materials and schedule etc…. All materials arrived in time before starting work, and the crew came the day after. They worked very nicely like an orchestra and they even dedicated one guy just to pick up the nails and all the trash around house , it was very nice experience , we got few storms after that that assured us no leaks from any kind of, that’s why I rated Holden 5 stars .”

“We were in a real bind where our roof had been hit byHale. We were out of town when it happened and had actually changed insurance companies after 20 years, before we realized we had damage. The situation was really messy; both insurance companies were pointing the fingers at each other for over a year. We recruited Timothy to help us with the situation on a friend’s recommendation… It took him three or four months to fight this out with the insurance companies, but our roof and our gutters finally got replaced with full coverage.”

“They Told Us the Truth About the Roof”

“Our roof is relatively new and we were not home during the recent hail storm we had in Austin. I saw a lot of roofs being replaced in our neighborhood and almost half of them were by Holden roofing… Paul was amazing to work with and was super friendly to talk to. He explained me the process thoroughly and showed me a lot of detailed pictures of the roof. I felt no pressure from him to proceed with roof replacement and he honestly mentioned that my roof was relatively in a good shape and may not need replacing at this time.”

“We worked with Austin”CAP” Bridges with Holden for my mom’s roof. She’s not big with technology, so it was very reassuring that he was very patient and thorough throughout the entire process. He did an awesome job helping her address her roofing issues and worked with our insurance company to get a new roof from a recent storm that came through her area in Leander Tx. He helped her pick out new shingles “True-definition duration series in driftwood from Owens Corning”.”

Permits in Lago Vista

Storm Chasers Knock in Lago Vista Too. Here’s How to Tell Holden Roofing From the Rest

Some Holden Roofing reps do knock doors on the peninsula after a storm, and we would rather say so here than have you read it in a one-star review. A homeowner almost never knows the lake-facing slope is creased, and a free inspection is the only way to find out before the claim window closes.

What separates Holden Roofing from the out-of-town trucks on RM 1431 is everything that happens after the knock.

  • A physical Texas office with a 1997 start date. Holden Roofing Austin is at 111 W Anderson Ln, Suite E360A. Ask the other company where theirs is.
  • A manufacturer credential you can look up. Owens Corning lists Holden Roofing on its own Platinum Preferred directory. A wrap on a truck is not a credential.
  • Reviews that predate this storm. Holden Roofing’s Austin Google reviews go back to 2018 and cover every hail season since.
  • No offer to cover your deductible. That is a crime under Texas HB 2102, and the offer tells you how the rest of the job will go.
  • A written scope before any signature. A contingency agreement signed on the porch before anyone has been on the roof is the red flag.
  • A crew that knows what six nails and a hand-sealed rake are for. Ask the other roofer how they build for open-water wind and listen for a pause.
  • Installers who work for the company year-round. Roughly 400 across Texas, not a hiring board the week after the storm.

“I cannot say enough positive things about my experience with Holden Roofing, and especially with Tim. Honestly, I almost didn’t go with Holden because of some negative reviews I saw online. But after looking closer, I realized nearly every low-star review was about door-to-door solicitation, not quality of work. And while I completely understand why that rubs people the wrong way, the reality is most homeowners don’t realize they have hail damage until someone actually checks the roof… Tim’s communication, attention to detail, and management of the subcontractors were all OUTSTANDING.”

Frequently Asked Questions About Hiring a Roofer in Lago Vista TX

How much does a roofer in Lago Vista TX charge to replace a roof?

Between $9,000 and $26,000+ for an architectural shingle roof on a typical 2,000 to 2,500 square foot Lago Vista home in 2026, $11,000 to $30,000+ for Class 4 Duration FLEX, $18,000 to $43,000+ for standing seam metal, and $25,000 to $58,000+ for tile.

Repairs run $1,200 to $8,500+. Steep hillside customs in The Hollows and Waterford land above those ranges. Every Lago Vista homeowner gets a free Holden Roofing inspection plus an itemized written estimate.

Do I need a permit to replace my roof in Lago Vista?

The City of Lago Vista’s published permit applications on its MyPermitNow portal do not list like-for-like re-roofing, while structural decking repair, new skylights and solar mounts do require review.

Holden Roofing confirms with Lago Vista Development Services at 512-267-5259 before every job and pulls whatever applies.

How far is Holden Roofing from Lago Vista, and how fast can a project manager get here?

About 35 miles and 45 to 55 minutes from the Anderson Lane office by RM 1431, with free inspections usually scheduled within one to two days of your call. Project managers already working Cedar Park or Leander are often closer. Emergency tarping requests go to (512) 750-0523.

When did hail last hit Lago Vista?

The closest verified hail report near the city was May 11, 2021, when one-inch hail was logged 2.1 miles from the city center. Since then: 1.5-inch hail at Hudson Bend on April 1, 2024, quarter hail in Jonestown on April 9, 2024, and 2-inch hail in Cedar Park and Leander on May 28, 2025.

The 2026 metro events on April 18 in Brushy Creek and May 26 in Georgetown stayed 25 to 30 miles east, and no hail was reported inside Lago Vista this year.

Why do shingles blow off lake-facing roofs in Lago Vista more than inland roofs?

Wind crossing twenty miles of open Lake Travis water arrives at full speed with nothing to break it, and the first thing it tests is the seal strip. A roof installed in a cool month, or with nails driven above the line, may never fully bond.

The gust lifts the tab, creases it, and tears it off next time.

Holden Roofing builds for it with six nails through the SureNail strip, hand-sealed rakes and eaves, and standing seam metal where the lot calls for it.

Does my HOA in Tessera, The Hollows or Lakeshore Ranch control my roof color or material?

Usually yes. The master-planned and gated communities in Lago Vista keep architectural guidelines covering roof color and often material.

Holden Roofing sends samples and specifications to your review committee before ordering, and standing seam metal is approved in many of them when the profile and color match the guidelines.

Are Class 4 impact-resistant shingles worth it on the north shore?

Yes, for nearly every shingle roof on the peninsula. Texas Insurance Code Section 2253 requires carriers to offer a premium discount for UL 2218 Class 4 roofs, and Austin-area discounts on the wind and hail portion typically run 20 to 30 percent.

Owens Corning Duration FLEX is Holden Roofing’s Class 4 shingle and carries the same 130 mph wind warranty.

Is a standing seam metal roof worth the cost on a Lake Travis lot?

For a waterfront or bluff lot you plan to keep, usually yes. Standing seam runs $18,000 to $43,000+ against $9,000 to $26,000+ for shingles, but it lasts 40 to 70 years with no seal strips and no exposed fasteners for the wind to work on.

Over a 30-year hold it often costs less per year than two shingle roofs.
