Here’s the Truth About Hiring a Roofer in Fulshear TX, and How Holden Roofing Changes It

The Houston area has thousands of roofing companies, and after every Gulf storm a fresh wave of out-of-town trucks rolls west on the Westpark Tollway toward Fulshear. Beryl proved it in July 2024, when nearly all of Fulshear lost power and the door knocking started before the lights came back.

Some of those crews did fine work. Plenty were gone by Labor Day, along with the phone numbers on their contracts.

So how does a Fulshear homeowner sort the roofer who stays from the roofer who leaves?

You ask the questions that separate them. Here are the three problems Fulshear homeowners run into most, the one question that exposes each, and the way Holden Roofing answers it. After that come the seven questions people ask us before they ever book an inspection.

Problem One: The Roofer Who Calls a Young Roof “Fine” Without Touching It

Most Fulshear roofs are less than twenty years old, which makes it easy for a roofer to glance up and say nothing happened. Wind does its damage quietly, by breaking the seal strip that glues each shingle to the one below.

A lifted tab looks flat again by the time the truck pulls up. The next storm finds it anyway.

The Question to Ask

“Will You Lift the Tabs on Every Slope and Photograph What You Find?”

A roofer who answers from the sidewalk, or from a satellite image on a tablet, is guessing. Unbroken seals, cracked mats and dented vents only show up to someone standing on the roof with a camera.

How Holden Roofing Answers It

Yes, and you get every photo before we leave. A Holden Roofing project manager works each slope by hand, checks seal strips along the windward edges, shoots the vents and flashing, and looks at the decking from the attic side.

When the roof has nothing wrong with it, we say so plainly and leave you with the pictures to prove it.

“Wayne came out and checked my roof after a major windstorm. Was very honest and advised that the roof just needed minor repairs. Price was very fair and work was completed on time, quickly and the work was excellent. Highly recommend Wayne and Holden.”

Problem Two: The Roofer Who Skips the Permit and the HOA

The City of Fulshear requires a permit for a re-roof, and nearly every subdivision here has an architectural committee with its own approved colors. A roofer who ignores either one leaves the fine and the stop-work letter with you.

Out-of-town crews often do not know the city switched to an online permit portal in late 2025. They find out when the inspector shows up.

The Question to Ask

“Who Pulls the Fulshear Permit, and Who Gets My HOA Sign-Off?”

If the roofer shrugs, says permits are optional, or tells you to call the HOA yourself, you have learned how the rest of the job will be managed.

How Holden Roofing Answers It

We handle both, in writing, before the tear-off is scheduled. Holden Roofing files the city permit for homes inside Fulshear limits and follows Fort Bend County rules for Jordan Ranch and other ETJ communities.

We also pull your HOA’s approved shingle list, submit the architectural request and wait for approval. Your board hears from us before your neighbors hear the dumpster.

Problem Three: The Roofer Who Disappears When the Carrier Says “Repair Only”

After Beryl, a lot of Fort Bend homeowners got a check for a few shingles when the whole roof had been loosened. The first roofer took the partial payment, patched the hole and moved on.

A low first offer is not the last word on a hurricane claim. Often it is just the opening bid.

The Question to Ask

“What Will You Do if My Insurance Company Only Pays for a Patch?”

You want to hear about re-inspections, documented wind and limb damage, supplements, and when an appraisal or attorney makes sense. A vague “we’ll see” means that roofer has not been through it.

How Holden Roofing Answers It

We build the file, meet the adjuster on the roof, and keep pushing as long as the evidence supports a bigger scope. Holden Roofing has been working Gulf Coast hurricane claims from its Fort Bend headquarters for years.

If the evidence does not support it, we tell you that too, before you spend months fighting.

★★★★★

“He went above and beyond to ensure that all of our damaged property was appropriately documented to ensure proper reimbursement… Wesley found additional damage to our property that the insurance adjuster had missed.”

Seven Questions Fulshear Homeowners Ask Before They Let a Roofer on the House

These come straight from Fulshear phone calls, and each one gets the same straight answer from Holden Roofing. A roofer who cannot answer them this clearly is a roofer worth hanging up on.

01

“Does Fulshear Really Want a Permit Just to Replace Shingles?”

Yes, inside city limits. Fulshear’s adopted residential code lists no roofing exemption, so a re-roof needs a permit through the city’s GovWell portal. Holden Roofing files it and keeps the paperwork with your job file.

02

“We Live in Jordan Ranch. Does the City Still Have a Say?”

Not on the permit, but your HOA does. Jordan Ranch sits in Fulshear’s ETJ, where Fort Bend County rules apply and a plain re-roof is not on the county permit list. Holden Roofing still gets your architectural approval first.

03

“Our Cross Creek Ranch House Still Has the Original Roof. Is It Time?”

Maybe, and the inspection tells you. Cross Creek Ranch started building in 2008, and architectural shingles here usually last 15 to 25 years. The early sections are reaching that window now. We will tell you if yours has years left.

04

“The Old Pecans Over Our Fulbrook Roof Drop Limbs Every Storm. Can You Help?”

Yes. Century-old pecans are why people love Fulbrook on Fulshear Creek, and why limbs land on roofs. Holden Roofing tarps the hole, photographs the impact for your claim, and repairs or replaces the section once it is safe.

05

“How Long Does It Take You to Get Out Here From Rosenberg?”

About 25 minutes on a normal day. It is roughly 16 miles from 2128 First Street, up FM 723 and west on FM 1093. After a storm, we tarp active leaks first and inspect the rest in order.

06

“A Guy at My Door Promised to Eat My Deductible. Will Holden Roofing Do the Same?”

No, and you should be wary of whoever offered. Since 2019, Texas House Bill 2102 makes waiving or absorbing a deductible a Class B misdemeanor. Your carrier can ask for proof you paid it before releasing depreciation.

07

“Are the Guys on My Roof Actually Holden Roofing People?”

They are Holden Roofing crews, run by a project manager you can call by name. About 400 installers work for Holden Roofing across Texas, and a lot of them have spent ten years or more on roofs. Some have passed thirty.

Put these seven to every roofer who knocks in Fulshear this season, then call Holden Roofing at (281) 344-9083 and hear our answers again.

What You Actually Need From a Fulshear Roofing Contractor, and Why Holden Roofing Is Built Around It

A Fulshear roof has to survive Gulf hurricanes, spring hail and a summer sun that bakes it for months, and the contractor who installs it has to be around when something goes wrong. Here is what matters, and how Holden Roofing covers each piece.

01

A Shingle Maker That Puts Its Name on the Installer

Holden Roofing is an Owens Corning Platinum Preferred Contractor, an invitation-only tier that fewer than 7 percent of Owens Corning Preferred Contractors ever reach. You cannot pay your way in.

Owens Corning looks at installation quality, customer feedback and how a company does business before it extends the invitation.

What the Platinum Warranty Means for a Fulshear Home

Materials

Eligible Owens Corning shingles, including Duration and Duration FLEX, carry a limited lifetime material warranty, and Duration is backed for winds up to 130 mph. That matches the 130 mph design wind speed Fulshear writes into its building code.

Workmanship

Only Platinum contractors can offer the Owens Corning Platinum Protection limited lifetime warranty, which covers the installation as well as the shingles. If the crew got something wrong, the manufacturer stands behind the repair.

02

Sixty-Five Years of Texas Roofs, Headquartered Here in Fort Bend

Holden Roofing began in the Houston area in 1961 under the Holden family, and its headquarters has stayed in Fort Bend on First Street in Rosenberg. More than 100,000 Texas roofs later, Holden Roofing runs seven offices: Houston/Rosenberg, Spring, Austin, San Antonio, San Marcos, Temple and Dallas.

Fulshear was a small railroad town when Holden Roofing began. Holden Roofing has been roofing this corner of Texas ever since.

03

Project Managers Fulshear Homeowners Thank by Name

The Holden Roofing Houston listing carries 4.8 stars across 957 Google reviews, and 902 of them are five stars. Scroll through and you see project managers thanked by name, over and over, for showing up and following through.

04

A Free Inspection You Owe Nothing For

Holden Roofing inspects your Fulshear roof for free and hands you the photo report whether or not you ever hire us. Nobody asks for a signature at your front door. You keep the pictures and make the call on your own time.

05

The Honest Downside: Holden Roofing Is Not the Lowest Bid

If price is the only thing that matters, another Fulshear roofer will probably beat our number. A six-nail Owens Corning system with new flashing, new pipe boots, proper ventilation and a registered Platinum warranty simply costs more than a shortcut roof.

Homeowners who compared bids tell us why they paid the difference.

How to Reach Holden Roofing From Fulshear, and What Happens Next

Holden Roofing’s headquarters at 2128 First Street in Rosenberg is about 16 miles from downtown Fulshear, roughly 25 minutes when traffic is light. The usual route runs north on FM 723, then west on FM 1093 and the Westpark Tollway. FM 359 north through Richmond is the backup.

Ring (281) 344-9083, or text over a picture of the roof, and a project manager from that office books your inspection. You talk to someone who drives these roads, not an answering service.

The First Visit

Expect a walk of every slope, a look in the attic, and photos of anything worth worrying about. Before leaving, your project manager gives you a written call: repair it, replace it, or leave it alone. On a storm claim, you also hear whether filing makes sense.

Some Fulshear roofs get replaced because they are worn out, and some because a hurricane or hailstorm wrecked them, and Holden Roofing does both with the same crews and the same Owens Corning standard. Plenty of roofers only want the insurance jobs.

Holden Roofing takes the cash jobs, the claims and the small repairs alike.

Most Fulshear production homes come off and go back on in a single day.

How Install Day Runs on a Fulshear Street

The crew shows up early and tarps the beds, the pool and the AC condensers. Every sheet of decking gets checked before underlayment goes down. Shingles follow the dry-in, and the yard and driveway get a magnet sweep before anyone leaves.

03

Roof Repair

A repair makes sense when the problem is small and the roof still has life: a cracked pipe boot, loose ridge cap, a limb puncture or a flashing leak around a chimney.

Holden Roofing prices repairs on their own, so a $1,200 fix is never turned into a pitch for a whole new roof.

04

Emergency Roof Repair and Tarping

When a storm opens your roof, Holden Roofing tarps it and seals it before the next band of rain arrives. Quick dry-in keeps water out of insulation, drywall and wiring, and most Texas policies expect you to take that step.

We photograph the damage first, so your claim does not lose any evidence under the tarp.

Storm Roofing in Fulshear

01

Hail Damage Roof Repair

Hail rarely punches holes in a Fulshear roof. It bruises the mat, knocks off granules and dents the metal, and that damage keeps aging the roof long after the storm.

Holden Roofing documents all of it: soft spots in the shingles, granules in the gutters, and dents on vents and downspouts that show the size of the stones.

02

Wind Damage Roof Repair

On the open coastal prairie around Fulshear, wind does more roof damage than hail most years. Gusts pry up shingle edges and break the seal strips. Holden Roofing tests the seals across each slope and ties the damage to the date of the wind event for your claim.

03

Hurricane and Tropical Storm Damage

Fulshear sits well inland, yet Beryl showed in 2024 that a Gulf hurricane can still strip shingles, drop trees and leave the whole city dark. Holden Roofing has worked Gulf Coast hurricane claims since the Holden family started roofing around Houston in 1961.

What the Adjuster Looks For
Creased and lifted shingles

Wind claims rest on proof of lifted or creased tabs and torn seal strips. Holden Roofing marks and photographs each one so the adjuster sees the pattern, not just a single loose shingle.

Impact marks and soft metals

Dents in ridge vents, gutters and AC fins confirm hail size and direction. We photograph them with a scale reference before anyone climbs up.

Limb strikes and collateral damage

Broken decking from a falling branch, crushed gutters, damaged fences and torn screens all belong on the claim. Holden Roofing lists them so nothing is left off the scope.

Storms, Hurricanes and Hail in Fulshear: What Hit, When, and What It Did to Your Roof

Fulshear sits on flat coastal prairie in the Brazos River basin, with Bessies Creek nearby and nothing between the Gulf and your roof to slow down a storm. Warm, wet Gulf air feeds spring thunderstorms, and hurricane season runs June 1 to November 30.

The area also takes more than 50 inches of rain a year. Roofs here get tested by water as much as by wind.

For eleven years running, no state has logged more major hail events than Texas, which recorded 902 of them in 2025. The Brazos reached 54 feet in Fort Bend in May 2016, then crested at a record 55.19 feet at Richmond during Hurricane Harvey on September 1, 2017.

What Those Storms Did to Fulshear’s Roofs, Neighborhood by Neighborhood

Early Cross Creek Ranch Sections, Built From 2008 Into the 2010s

The first homes in Cross Creek Ranch went up in 2008, so the oldest builder roofs are now well into the 15 to 25 year range we see here. Years of Gulf wind and summer heat weaken seal strips, and one more storm often finishes them.

Newer Homes in Cross Creek West, Jordan Ranch and Tamarron

These roofs are young, so owners assume they are safe. Builder-grade shingles still lift in high wind, and damage that goes unclaimed now can be called wear later. A documented inspection protects you.

Fulbrook on Fulshear Creek and Weston Lakes

Big lots under old pecan trees mean limb strikes, clogged valleys and algae on shaded slopes. Holden Roofing checks decking under every impact point and recommends algae-resistant shingles for the north and shaded sides.

Historic Downtown Fulshear

The town grew around the railroad in the 1890s, and homes near downtown are a mix of older houses and newer builds. On older homes, Holden Roofing checks the decking closely before quoting and writes a per-sheet allowance into the estimate.

How Holden Roofing Handles Your Fulshear Insurance Claim

A Fulshear storm claim goes smoother when one company inspects, documents, meets the adjuster, builds the approved roof and chases the depreciation, and that is how Holden Roofing runs every claim. The policy stays yours.

Our part is making sure the carrier sees everything the storm did.

Five Steps to a Fulshear Storm Claim With Holden Roofing

Architectural shingle roof close-up Blue standing seam metal roof and stone chimney, aerial close Grey architectural shingle roof with dormers on a green-trim home, aerial Grey standing seam metal roof on a brick home, aerial Holden project managers on a roof in Central Texas
Step 1 of 5 · Roof, Attic and Yard Inspection
1

Step 1. Roof, Attic and Yard Inspection

Your project manager inspects the roof, the attic and the property, then builds a photo report covering shingle damage, soft metals, limbs and anything else the storm touched.

2

Step 2. A Straight Answer on Whether to File

We tell you honestly if the damage is likely to meet your carrier’s threshold. If it is not, we say do not file, because a weak claim on your record helps no one.

3

Step 3. On the Roof With Your Adjuster

A Holden Roofing rep meets the adjuster on site and walks every slope with them, so the scope reflects the actual damage.

4

Step 4. Checking the Scope and Filing Supplements

When the estimate leaves out decking, drip edge, ventilation, code items or permit costs, Holden Roofing sends supplements with photos and measurements to back them up.

5

Step 5. Build, Final Invoice and Depreciation

We build to the approved scope, send the final invoice to your carrier, and help you collect the recoverable depreciation your policy held back.

If Your Fulshear Claim Was Denied or Underpaid

A denial after Beryl or a spring storm does not close the door. Many Texas policies include an appraisal clause, and a second inspection with better documentation changes outcomes more often than people expect.

Holden Roofing has helped Fort Bend homeowners through re-inspection, appraisal, public adjusters and attorneys when the case called for it.

★★★★★Google Review

“Michael Marino was my contact and he made the entire process super simple. We had to engage an attorney to deal with the insurance company and he helped facilitate that too.”

Jason Cohen, 5 stars, April 2025.

Texas HB 2102 and Your Fulshear Deductible

Texas House Bill 2102, passed in 2019, made it illegal for a contractor to waive, rebate or absorb your deductible. Breaking it is a Class B misdemeanor, punishable by a fine of up to $2,000 and up to six months in jail.

Carriers can ask for proof the deductible was paid before they release depreciation. Holden Roofing never offers to skip it. We tell you your exact out-of-pocket amount up front instead.

Get Your Fulshear Roof Checked Before the Next Gulf Storm

A storm-damaged roof does not get better with time, and your carrier’s claim window will not wait. Most Texas policies give you one to two years to report storm damage.

If your roof went through Beryl or this spring’s storms without an inspection, now is the moment to get it documented.

Duration

Duration is the shingle Holden Roofing puts on most Fulshear homes, and the reason starts with the nailing strip. It also carries StreakGuard algae resistance, which matters in Fort Bend humidity where dark streaks creep down north-facing slopes.

SureNail Technology

SureNail is a woven reinforcement strip across the nailing zone. It grips the fasteners, holds the shingle through repeated heat and cooling, and backs Duration with a 130 mph wind warranty, right at Fulshear’s design wind speed.

Duration FLEX

Duration FLEX uses SBS polymer-modified asphalt, which flexes when hail hits instead of cracking, and it holds the top UL 2218 Class 4 impact rating.

How Class 4 Is Earned

To pass UL 2218 Class 4, a shingle has to take a 2-inch steel ball dropped from 20 feet, twice in one spot, without cracking. Under Texas Insurance Code Section 2253, insurers must offer you a premium discount once a Class 4 roof is installed.

Around Houston and Fort Bend, that discount commonly runs 15 to 22 percent on the wind and hail part of the premium. On a big Cross Creek West home, those savings add up year after year.

02

Metal Roofing in Fulshear

Dark standing seam metal roof, aerial

Standing seam metal is a strong fit for the acreage homes, custom builds and outbuildings around Fulshear, and it handles hurricane wind far better than most roofs. Holden Roofing also installs R-panel for barns and shops and stone-coated steel when an HOA wants a shingle look.

Check your HOA rules first, because some communities limit metal to porches and accents.

03

Tile Roofing in Fulshear

Terracotta tile roof under a Texas sky

Clay and concrete tile shows up on Fulshear’s Mediterranean and Spanish-style custom homes, and the tile usually outlasts what lies beneath it. When a tile roof leaks, the cause is usually tired underlayment or flashing.

Holden Roofing lifts sound tile, installs new underlayment, replaces broken pieces and resets the roof instead of throwing away good tile.

04

Flat and Low-Slope Roofing in Fulshear

Low-slope roofing by the Holden Roofing metal division

Patio covers, porch additions and commercial buildings around Fulshear need low-slope systems, and Holden Roofing’s commercial division installs TPO, modified bitumen and roof coatings. A worn but sound flat roof can often get several more years from a coating instead of a tear-off.

What Moves a Fulshear Price Up or Down

Size, pitch, layers, decking condition, and HOA requirements like specific shingle lines all change the number. A Holden Roofing estimate lists each line, from tear-off and decking to underlayment, ventilation and the city permit. If a cheaper bid skips lines, ask why.

“After Beryl, They Made It Easy”

★★★★★Google Review

“After Hurricane Beryl we needed a complete new roof. Obviously we were dealing with a stressful situation, but our consultant with Holden (Rizwan Marfani) made it seamless… The crew that replaced our roof were always punctual, kept the yard as clean as possible, and always did a sweep around our house for any loose nails.”

Fulshear Is Served by Holden Roofing’s Rosenberg Office

Fulshear is served by Holden Roofing’s headquarters in Rosenberg, at 2128 First Street, about 16 miles and 25 minutes south of downtown Fulshear. Our project managers cover northwest Fort Bend from that office.

Fulshear has grown from 16,856 people at the 2020 Census to a 2025 Census estimate near 65,000 in the Fulshear area, and those new roofs all need a roofer close by.

Roofing Permits in Fulshear

Inside Fulshear city limits, a re-roof needs a permit. The city adopted the 2015 International Residential Code, and its local list of permit-exempt work does not include roofing. Applications go through the city’s GovWell portal, live since November 10, 2025.

Fulshear’s code also bans new wood shingles and wood shakes and sets a 130 mph design wind speed. Questions go to permits@fulsheartexas.gov or (281) 346-1796.

In the ETJ, including Jordan Ranch, Fort Bend County Engineering rules apply. Roofing is not on the county permit list, but work in a Special Flood Hazard Area needs a permit. Your HOA or POA approval is still required, and Holden Roofing handles it.

Storm Chasers Knock in Fulshear Too. Here’s How to Tell Holden Roofing From the Rest

Yes, Holden Roofing reps knock on doors in Fulshear after a big storm, and we would rather admit that here than have you wonder. Most homeowners have no idea their roof is damaged until someone gets on it.

What sets Holden Roofing apart is everything after the knock.

  • An office you can visit. Holden Roofing’s headquarters is at 2128 First Street in Rosenberg, right here in Fort Bend County. Ask the next knocker for his address.
  • A credential Owens Corning will confirm. Holden Roofing appears in Owens Corning’s own Platinum Preferred directory, which no truck decal can fake.
  • Reviews older than the last storm. 957 Google reviews built over years, not a page that started last month.
  • No deductible games. Waiving a deductible is a crime under Texas HB 2102, and an offer to do it says a lot.
  • No porch contracts. You get a written scope before you sign anything, never a contingency agreement before the inspection.
  • Year-round crews. About 400 Holden Roofing installers statewide, not workers hired after the storm and gone before the warranty matters.

“After a major storm I was inundated with roofing companies. I wanted to upgrade my roof and was very happy I went with Holden Roofing. Maynard Lanham really made my project work from dealing with the insurance company and independent adjuster to getting my a metal shingle roof installed. He is very professional and very personable. I recommend him with 100% confidence that I’m one of many satisfied customers.”

Frequently Asked Questions About Hiring a Roofer in Fulshear TX

How much does a roofer in Fulshear TX charge for a new roof?

Expect $9,000 to $26,000+ for architectural shingles on a typical Fulshear home in 2026, $11,000 to $30,000+ for Class 4 Duration FLEX, $18,000 to $43,000+ for standing seam metal, and $25,000 to $58,000+ for tile.

Repairs run $1,200 to $8,500+. Every Fulshear quote from Holden Roofing starts with a free inspection and ends in an itemized written estimate.

Can I put a wood shake roof on my Fulshear home?

No, not on a new installation. Fulshear’s local building code amendments prohibit installing new wood shingles and new wood shakes in the city. Holden Roofing can match a similar look with architectural shingles, stone-coated steel or tile.

Do Fulshear homes need a WPI-8 windstorm certificate?

No. Fort Bend County is not part of the Texas Department of Insurance designated catastrophe area, so no WPI-8 windstorm certificate is required for a Fulshear re-roof. Holden Roofing still builds every roof to the city’s 130 mph design wind speed.

Did Hurricane Beryl damage roofs in Fulshear?

Yes, many of them. Beryl came ashore near Matagorda on July 8, 2024, as a Category 1 with 90 mph winds. Fulshear lost nearly all power, and trees, fences and awnings came down across the city.

Lifted shingles from that storm often are not obvious from the ground.

How long does a roof last in Fulshear’s climate?

Architectural shingles usually last 15 to 25 years here, Class 4 shingles 20 to 30, standing seam metal 40 to 70, and tile 50 or more. Gulf humidity, more than 50 inches of rain a year and hurricane wind all shorten roof life compared with drier parts of Texas.

Are Class 4 shingles worth the extra cost in Fulshear?

For most Fulshear homeowners, yes. State law, Texas Insurance Code Section 2253, makes insurers offer a Class 4 premium discount, commonly 15 to 22 percent on the wind and hail portion in the Houston and Fort Bend area. Holden Roofing installs Owens Corning Duration FLEX.

How long will my Fulshear roof replacement take?

Most shingle roofs on Fulshear production homes are finished in one day. Large custom homes, steep roofs and multi-layer tear-offs can take two days, and metal or tile usually takes two to five. Before any of that, the HOA signs off and the city issues the permit.

Does homeowners insurance pay for hail and wind damage in Fulshear?

In most cases, yes, when the damage is documented and reported within your policy’s deadline. You pay your deductible. Holden Roofing inspects, photographs and meets your adjuster so the approved scope covers everything the storm actually damaged.
