Here’s the Truth About Hiring a Roofer in Manor TX, and How Holden Roofing Changes It
More than 3,000 roofers list Austin as a service area, and after golf ball hail crossed Manor on May 28, 2025, it felt like half of them parked in ShadowGlen. Most had never worked US 290 before that week. Plenty will be gone before your next storm.
Manor’s roofs make it an easy target. Nearly half of its homes went up between 2010 and 2019 under a builder-grade shingle, and those roofs are now 7 to 15 years into a 15 to 25 year Central Texas life.
So when four trucks stop on your street in one afternoon, how do you know which roofer to trust?
You make them answer the right questions. Below are the three problems Manor homeowners run into most, the one question that exposes each, and the way Holden Roofing answers it. After that, seven questions Manor families put to us before they hire anyone.

Problem One: The Builder-Grade Roof That Was Never Built for Blackland Prairie Hail
Production builders in ShadowGlen, Presidential Glen and Lagos topped thousands of homes with a 30-year-rated shingle, four nails apiece, no ice and water shield and the thinnest felt that passed inspection. In Manor heat, that roof gets 15 to 25 years, not 30.
One hailstorm knocks the granules loose, and 29 days a year at 100 degrees bake each bruise into a crack by the next summer. Replace it with the same spec and you pay for the same short life twice.
“Are You Putting Back the Same Four-Nail Roof the Builder Used?”
A weak roofer shrugs and says “same as what’s up there now,” or names a shingle brand and stops. If you hear nothing about underlayment, valleys, drip edge or vents, you are being quoted the builder’s roof all over again.
How Holden Roofing Answers It
Six nails on steep slopes, synthetic underlayment, ice and water shield at every valley and penetration, new drip edge, new pipe boots and ridge ventilation, all over a deck we check sheet by sheet. That is the full Owens Corning system, built up from bare decking.
It is also the only build that qualifies a Manor roof for Owens Corning Platinum Protection, and Holden Roofing sits in the Platinum Preferred tier that fewer than 7 percent of Preferred Contractors reach. It is the roof your house deserved on move-in day.
“As result of the May hailstorm, we had to have our residential roof replaced. After talking with several roofing companies, I opted to go with Holden Roofing and representative Chris Pickard. The result was a seamless and problem free process. Chris was so thorough with every detail, including coordination of all communication with our insurance company, filing the claim, working closely with the adjustor, making recommendations on products to be installed and called our attention to other exterior damage that had been overlooked by others…”

Problem Two: The Storm Chaser Who Worked ShadowGlen the Week After May 28, 2025
Within days of the May 2025 hail, Manor’s newest subdivisions had more roofing yard signs than for-sale signs, and many of those companies had no office closer than Oklahoma City. The pitch never changes: sign on the porch first, inspection later.
That porch paper is usually a contingency agreement that ties your claim to that crew. By the time the shingles start curling, the number printed on it no longer answers.
“Can I Keep Your Photo Report Before I Sign Anything?”
A chaser changes the subject: “it’s just an authorization,” “the adjuster needs this first,” “this price is only good today.” Any answer that puts a pen in your hand before a ladder goes up is the answer to walk away from.
How Holden Roofing Answers It
Yes, and you keep it whether you hire Holden Roofing or not. You get photos of every slope, chalked test squares, soft metal shots and a written recommendation before any contract exists.
Holden Roofing has worked from an Austin office since 1997, 17 miles west on US 290, and its Google reviews date back to 2018, years before that May cell. Take the report to three other roofers if you like. Several Manor-area reviewers did just that.
“John Winn at Holden Roofing was superb. We had several roofing folks look at the roof after that terrible hailstorm in May. John was by far the one that seemed the most trustworthy and reasonable. He explained everything to us in detail. Even our insurance inspector complimented the professionalism of John and the Holden team…”

Problem Three: The Roofer Who Treats Manor Like Austin and Skips the Permit
Manor is its own city with its own permit rules, and a roofer who works mostly inside Austin can miss that. Austin lets a like-for-like re-roof go without a permit. Manor sends building permits through its GovWell portal under the 2015 International Building Code.
An unpermitted roof tends to surface at the worst moment: at closing on the sale, or when your carrier wants the paperwork before it releases depreciation.
“Who Pulls the Manor Permit, and Which Line of My Estimate Shows It?”
The bad answers are “you don’t need one out here” and “we’ll deal with it if the city asks.” Either one means the roofer is guessing about Manor, and you are the one who pays when the guess is wrong.
How Holden Roofing Answers It
Holden Roofing does, and it is a line on your estimate you can point to. Before tear-off, we confirm the scope with Manor’s Permit Coordinator and pull whatever the city requires.
If your 78653 address sits in unincorporated Travis County, the county’s rules apply instead, and Holden Roofing sorts that out before materials arrive. No surprise at closing, no hold on your depreciation check.
Seven Questions Manor Homeowners Put to Holden Roofing Before Anyone Climbs a Ladder
These are the questions Manor families actually ask us, in their own words, with the straight answers Holden Roofing gives every time. If the next roofer you call stumbles over any of them, that tells you plenty.
“My ShadowGlen House Isn’t Even Twenty Years Old. How Can the Roof Be Worn Out?”
Because it was a builder-grade roof from day one. Most Manor roofs are 7 to 15 years into a 15 to 25 year life, and hail speeds that clock up. Holden Roofing shows you the granule loss and bruising in photos so you can judge it yourself.
“The Builder Warranty on My Lagos Home Is Still Active. Won’t It Cover Hail?”
No. The builder warranty on a 2018 to 2024 Manor build does not cover hail. Storm damage is a homeowners insurance matter, and Holden Roofing documents a newer roof with the same photos and test squares as an older one.
“Is It Too Late to Claim the May 28, 2025 Hail?”
Probably not yet, but the clock is running. Most Texas policies allow one or two years for a storm claim. Holden Roofing inspects for free and gets the damage on record now, before your carrier starts calling it age.
“Our Place Near Downtown Has Two Layers of Shingles. Will the Price Jump at Tear-Off?”
It should not. Older homes along Lexington and Parsons often hide plank decking that has been wet before. Holden Roofing checks the deck first and writes a per-sheet decking allowance into the estimate, so the number holds when the old layers come off.
“Can You Do Metal on Our House and the Barn Out on FM 973?”
Yes, both. Holden Roofing installs standing seam on homes and R-panel or stone-coated steel on barns and shops. After hail, we inspect panel faces, seams and fasteners separately, because a dent can void a finish warranty without ever leaking.
“Are Your Own People Doing the Install, or Do You Sub It Out?”
Holden Roofing crews, overseen by a Holden Roofing project manager you can call by name. About 400 installers work for Holden Roofing across Texas, many with ten-plus years on roofs. Manor-area reviewers name their project managers: Nathan, Chris, John, Tim, Colin.
“How Long Will You Be at My House, and Who Picks Up the Nails?”
Usually one day. Most Manor homes under 3,000 square feet are torn off, dried in and shingled the same day. Before the trucks leave, a crew member runs magnets across the yard and driveway, and your project manager walks the finished roof with you.
Put these questions to every roofer who knocks in Manor this season, then put them to us. Call Holden Roofing at (512) 750-0523 and hear the answers for yourself.
What You Actually Need From a Manor Roofing Contractor, and Why Holden Roofing Is Built Around It
You need a roofer who will still be answering the phone when the ShadowGlen roof you buy today has its first problem in 2036. Here is what that takes, and how Holden Roofing delivers each piece in Manor.
A Manufacturer That Vouches for the Installer
Owens Corning extended Platinum Preferred Contractor status to Holden Roofing by invitation, something fewer than 7 percent of its Preferred Contractors ever receive. The tier is earned on installation quality, customer satisfaction and business practices, and Owens Corning reviews all three.
What the Platinum Warranty Covers on Your Manor Roof
Materials
For a Manor homeowner, Owens Corning Duration and Duration FLEX come with a limited lifetime material warranty that lasts as long as you own the house, plus 130 mph wind coverage. On a Manor roof that is the difference between a shingle that holds through a 70 mph gust and one that peels.
Workmanship
On a Manor home, the Platinum Protection warranty protects the workmanship as well as the shingle. If a Holden Roofing crew made the mistake, Owens Corning backs the fix. Most roofers working Manor cannot offer that because they are not in the tier.

Reviews That Name the Project Manager Who Worked the US 290 Corridor
A Free Inspection With No Strings, and a Report You Keep
The One Thing Holden Roofing Is Not
The lowest bid in ShadowGlen after May 2025 was usually the one with no office address on it.
“Recently had our roof replaced with Holden Roofing. We worked with Nathan Lowther in Pflugerville. Nathan made this process so easy. He helped with everything from the initial claim, to meeting with the adjuster, to following up with the claims rep and was here on installation day and after to check on clean up… I never expected getting a roof replacement to be painless, but it was. Thanks, Nathan!!”
“A great roofing company to work with. We had light to moderate hail damage to our roof. Paul performed a thorough and inspection of our property and put together a detailed report that eventually made working with our insurance company easy and hassle free… They also replaced a window screen that got damaged during removal of the old roof, at no cost to us…”
How to Reach Holden Roofing From Manor, and What Happens Next
Call (512) 750-0523 or text a photo of your roof, and a Holden Roofing project manager who works out of the Anderson Lane office schedules your free inspection. The office is 17 miles west of Manor on US 290, about 30 minutes outside rush hour.
No appointment setter in another state reading a script. A person who has walked roofs in Presidential Glen and Lagos.
The First Visit
Within a few days you have photos of every slope, soft metal and attic, a plain explanation of what we found, and a written recommendation: repair, replace, or leave it alone. If a storm claim is in play, you hear whether the damage is likely to clear your carrier’s threshold before you file.

Holden Roofing AustinRoofing Services in Manor: Retail Roofing and Storm Roofing From One Team
Holden Roofing runs both sides of the roofing business in Manor, the roof you pay for yourself and the roof your carrier pays for, with the same crews and the same Owens Corning standard. Most roofers east of I-35 are set up for one or the other.
Manor needs both, because a 2008 ShadowGlen roof can be worn out and hail-damaged in the same year.

Most Manor homes under 3,000 square feet are torn off and dried in the same day.
What a Same-Day Replacement Looks Like in Lagos or Stonewater
Materials land the day before. Crews arrive at first light, cover the landscaping and AC unit, and strip the roof by mid-morning. Decking is checked sheet by sheet and dry-in is finished before lunch.
Shingles go down through the afternoon, and a dedicated crew member runs magnets through the yard before the trucks leave.

Roof Repair
Roof repair is the right answer when the damage is isolated and the rest of the roof has years left: a wind-lifted section on one slope, a cracked pipe boot, failed chimney flashing, a skylight that weeps in a north wind.
Holden Roofing quotes the repair on its own, so nobody sells you a new roof to stop a $700 leak on a 2016 Entrada home.

Emergency Roof Repair and Tarping
When water is coming through the ceiling tonight, Holden Roofing tarps and stabilizes the roof before the next cell comes up US 290. A properly fastened tarp protects insulation, drywall and wiring, and documented mitigation is something most Texas policies expect from you.
The damage is photographed before the tarp goes on, so nothing is lost for the claim.
“Great experience. Had all their information and documentation ready on the first visit and were very transparent about their findings. They worked on our behalf with our insurance company and were very responsive throughout the process. Our roof replacement was done in a day. Would definitely recommend them to anyone and already have done so with some of our neighbors!”
Storm Roofing in Manor
Hail Damage Roof Repair
Hail does three kinds of damage to a Manor roof, and only one is visible from the driveway. Holden Roofing inspectors look for all three: granule loss and mat bruising on the shingles, dents in the soft metals that date and size the storm, and broken seal strips from the wind that came with it.
Wind Damage Roof Repair
The May 28, 2025 cell carried 60 to 70 mph gusts across Manor, and a shingle that lifted once has a broken seal that will lift again. Holden Roofing checks seal strips on every slope and treats a wind-lifted roof as the dated insurance event it is.
Hurricane and Severe Storm Damage
Manor does not take hurricane landfalls, but Gulf storm remnants and the spring supercells that cross the metro from the Hill Country do the same work on the Blackland Prairie. Holden Roofing’s Houston and San Antonio offices run hurricane claims every season. Austin uses the same playbook.
What the Adjuster Looks For
Test squares and hit counts
On a Manor claim, the adjuster marks a 10 by 10 foot square on every slope and counts hail hits, and most carriers approve a slope at 8 or more per square. On Manor roofs, Holden Roofing has those squares marked in chalk before the adjuster arrives.
Soft metal damage
Around Manor, dings in turbine vents, gutters, downspouts, mailbox tops and AC fins show how big the hail was and which way it came from. Holden Roofing photographs every one of them.
Collateral damage
Window screens, fence stain, patio covers, solar panel frames and outdoor furniture. When the Manor hail is on record, those repairs go on the carrier’s tab as well.
Storm, Hail and Wind Damage in Manor: What Hit, When, and What It Did to Your Roof
Manor sits on the Blackland Prairie east of I-35, where the textbook says Hill Country supercells are supposed to weaken, and May 28, 2025 proved the textbook is only a guideline. Storms that build over the Balcones Escarpment and cross central Austin intact reach Manor with their wind.
Travis County logs three to five damaging hail events in a typical year, and Texas has led the nation in major hail events for eleven straight years, with 902 in 2025 alone.
Manor’s peak window matches Austin’s: the first three weeks of April, then a second stretch from late May into June. If your roof was under any of the dates below and nobody has been on it since, that is the free inspection to book.
The Manor Storms Holden Roofing Crews Still Get Calls About
2021
- April 15, 2021.
A Thursday evening storm dropped large hail across Pflugerville, Round Rock, Georgetown and north Austin, with State Farm reporting hundreds of claims within days. Manor’s north side sat on the southern edge of that cell.
- April 28 to May 1, 2021.
That stretch dropped 2 to 3 inch stones around Central Texas, Manor included, plus the 6.4 inch Hondo stone that remains the Texas state record.
2023 and 2024
- September 24, 2023.
Tennis ball hail measured at 2.25 inches in Wells Branch, roughly 8 miles from Manor city limits.
- April 9, 2024.
Quarter size hail fell in Manor itself, with 1.5 inch stones reported 7.7 miles east in Elgin, per hail reports compiled on stormersite.com.
2025
- May 28, 2025.
A microburst and golf ball hail moved out of East Austin along US 290, through Manor, then into Pflugerville, Round Rock and Del Valle. FOX 7 Austin’s evening coverage named Manor directly with warnings for 60 to 70 mph gusts.
Most Manor hail claims still open today are tied to this date. The filing window on it is measured in months now, not years.
2026 So Far
- May 9, 2026.
Quarter size hail across Pflugerville and Round Rock, about 5.5 miles from Manor’s north side.
- April 18, 2026.
Quarter hail in Brushy Creek and Round Rock, the same cell track that feeds US 290 storms.
The 2026 season is still running. A spring storm that hits Pflugerville is usually ten minutes from ShadowGlen.
“Timothy Carr with Holden Roofing provided outstanding service and support throughout the roof replacement process. Although our claim (after a hail storm when many neighbors had their roofs replaced) was initially denied, Timothy was thorough, persistent, and patient which led to our insurance company’s approval… The installers were wonderful, too.”
What Those Storms Did to Manor’s Roofs, Subdivision by Subdivision
1970s and 1980s Ranch Homes Near Downtown Manor Along Lexington and Parsons
These Lexington and Parsons ranches often have shallow pitches, two shingle layers and plank decking that has been wet. Wind gets under the eaves first. Holden Roofing checks the decking before quoting and writes a per-sheet allowance into the estimate so the number does not change at tear-off.
2005 to 2012 Two-Story Homes in ShadowGlen, Presidential Glen and Presidential Meadows
Steeper pitches, more hips, more penetrations, and the original builder-grade shingle on most of them. Hail bruises the south and west slopes first. These are the roofs the May 28, 2025 claims are built on, and the ones carriers most often try to call “wear and tear.”
2018 to 2024 Builds in Lagos, Stonewater, Briarcreek and Whisper Valley
Newer shingles, still under a builder warranty that does not cover hail. Whisper Valley adds rooftop solar on most of its 600-plus homes, which hides damage under the array and adds a detach and reset line to every claim. Holden Roofing coordinates the panel work as part of the replacement.
Acreage Tracts Along FM 973, Old Kimbro Road and Lockwood Road
R-panel and standing seam metal on homes, barns and shops. Metal shrugs off 1 inch hail and dents under 2 inch stones, and a dent can void a finish warranty even when it never leaks. Holden Roofing inspects panel faces, seams and fasteners separately.
How Holden Roofing Handles Your Manor Insurance Claim
On a Manor claim, Holden Roofing handles the inspection, the photo file, the adjuster meeting, the build and the depreciation recovery, backed by thousands of Central Texas storm claims. The policy and the claim stay in your name.
Holden Roofing’s job is to make sure the carrier sees everything your roof is telling us.
The Five Steps of a Manor Hail Claim With Holden Roofing
Step 1. Inspection and Photo Report
A Holden Roofing project manager walks the roof, the attic and the property and builds a photo report with test squares, soft metal damage, collateral damage and, in Whisper Valley, the condition of the solar array.
Step 2. The Honest Threshold Call
Your Manor project manager tells you straight whether the hits meet what your carrier usually approves. When they fall short, Holden Roofing advises against filing. A Manor homeowner gains nothing from a denial sitting on the policy history.
Step 3. The Adjuster Meeting
Your Holden Roofing rep is on the roof with the adjuster, pointing to every hit and every dented vent, so the scope reflects what is actually there and not what was visible from the ladder.
Step 4. Scope Review and Supplements
If the carrier misses code items, decking, drip edge, ventilation or the solar detach and reset, Holden Roofing submits supplements with the photos to back them up.
Step 5. Build, Invoice and Depreciation Release
Once the Manor roof is built to the approved scope, Holden Roofing invoices the carrier and works to get back the depreciation held from your first check.
When the Manor Claim Is Denied
A denied hail claim in Manor is a first offer, not a final answer, and several of Holden Roofing’s most detailed reviews come from homeowners who were told no first. Most Texas policies include an appraisal clause.
Holden Roofing reps have walked homeowners through re-inspection, appraisal and, where it fits, licensed public adjusters. Some of those claims took more than a year. They still got paid.
“Materials and labor were high quality and exactly as promised. Clean up comprehensive. The final product was magnificent. However, the valuable part of my experience with Holden Roofing was Tim Carr’s counsel as I navigated through the claim process with my insurance carrier. I took well over a year for the claim to be approved. We ended up using public adjusters with a successful outcome. Kudos to Tim for his tenacity, knowledge of the process and network.”
The Texas Deductible Law Every Manor Homeowner Should Know
Texas House Bill 2102 has made it a Class B misdemeanor since 2019 for a roofer to waive, rebate, credit or absorb your insurance deductible: up to $2,000 in fines and six months in jail.
A contractor who offers to “work the deductible into the estimate” is offering to commit insurance fraud with your name on the claim. Your carrier can hold the depreciation check until you show the deductible was paid.
Holden Roofing will never offer to waive a deductible. What Holden Roofing will do is tell you your exact out-of-pocket number before the first shingle comes off.
| Typical Manor hail claim line item | Usually covered by insurance | Homeowner responsibility |
|---|---|---|
| Tear-off and disposal of damaged shingles | Yes | Deductible only |
| New shingles, underlayment, starter, ridge cap | Yes, at approved scope | Upgrades beyond like-for-like |
| Decking replacement where rotted or hail-fractured | Often, with documentation | Varies by policy |
| Drip edge, ice and water at valleys, ventilation code items | Often, with supplement | Varies by carrier |
| Solar panel detach and reset (Whisper Valley) | Frequently, when documented | Varies by policy |
| Gutters, screens, AC fins, fence stain | Yes, if hail damaged | Deductible only |
| Upgrade from Class 3 to Class 4 impact shingle | Sometimes, with IR endorsement | Difference in cost |
| Recoverable depreciation | Released after final invoice | None if completed on time |
Shingle, Metal, Tile and Flat Roofing for Manor Homes
Holden Roofing installs asphalt shingle, standing seam and R-panel metal, stone-coated steel, clay and concrete tile, and TPO, modified bitumen and built-up low-slope systems across Manor.
Manor’s housing stock is overwhelmingly asphalt shingle on 2005 to 2024 production homes, so the shingle choice is the decision that matters most. Metal earns its place on the FM 973 acreage. Tile is rare in 78653.
| Roofing system | Expected life in Manor | Hail performance | Typical installed cost (2,000 to 2,500 sq ft home) | Best fit in Manor |
|---|---|---|---|---|
| Owens Corning Duration architectural shingle | 20 to 30 years | Class 3 impact, 130 mph wind warranty | $9,000 to $26,000+ | Insurance replacements in ShadowGlen, Presidential Glen, Lagos |
| Owens Corning Duration FLEX (Class 4) | 25 to 30 years | UL 2218 Class 4, polymer-modified, 130 mph | $11,000 to $30,000+ | Owners staying 10-plus years, Whisper Valley roofs under solar, HOA-approved colors |
| Standing seam metal | 40 to 70 years | Excellent, may show cosmetic denting | $18,000 to $43,000+ | FM 973 acreage, larger homes in Carriage Hills and Bell Farms |
| R-panel and stone-coated steel | 30 to 50 years | Very good | $14,000 to $36,000+ | Barns, shops, ranch homes east of town |
| Clay or concrete tile | 50+ years | Good, individual tiles can crack | $25,000 to $58,000+ | Rare in Manor; engineered framing only |
| TPO, modified bitumen, built-up (low slope) | 15 to 30 years | Good with proper insulation board | $8 to $16 per sq ft | Retail and office along US 290 and FM 973 |
01Asphalt Shingle Roofing With Owens Corning
Duration
Owens Corning Duration is the shingle on more Holden Roofing roofs in eastern Travis County than any other product, and the reason is woven into the nail zone.
The SureNail Strip
A reinforcement fabric in the nail line that gives Duration its 130 mph wind warranty and holds the nail through the thermal cycling that cooks a Manor roof every August. It is a visible upgrade over the builder shingle it replaces, and HOA color boards carry it.
Duration FLEX
Duration FLEX uses polymer-modified SBS asphalt that flexes under impact instead of fracturing, which earns it the top UL 2218 Class 4 rating.
The Class 4 Test
A 2 inch steel ball dropped from 20 feet, twice on the same spot, with no cracking. Real hail on May 28, 2025 was close to that size and came in sideways.
Texas Insurance Code Section 2253 requires carriers to offer a premium discount for Class 4 roofs, typically 20 to 30 percent on the wind and hail portion along I-35.
For a Whisper Valley home with panels on the roof, FLEX is the shingle you want under hardware you do not want to pull twice.
02Metal Roofing in Manor
Holden Roofing installs standing seam, R-panel and stone-coated steel on Manor homes, barns, shops and the commercial strips along US 290. Standing seam uses concealed clips and 24 or 26 gauge Kynar-coated panels and is the system Holden Roofing recommends for a primary residence.
On the FM 973 acreage, metal is the roof you buy once. It reflects most of the summer solar load and routinely outlives two or three shingle roofs.
03Tile Roofing in Manor
Clay and concrete tile is uncommon in Manor, and when it appears it is on a custom home with framing engineered to carry 900 to 1,200 pounds per square. Most production homes in 78653 cannot take it without structural work.
Where tile exists, Holden Roofing lifts and resets sound tile over new high-temperature underlayment rather than tearing off tile that still has 30 years in it.
04Flat and Low-Slope Roofing in Manor
The retail, office and warehouse buildings along US 290, FM 973 and Old Highway 20 run on low-slope systems, and Holden Roofing’s commercial division installs TPO, modified bitumen, built-up roofing, tapered insulation and roof coatings.
On a US 290 or FM 973 building whose flat roof is worn but sound, a silicone or acrylic coating can often buy five to ten more years at a fraction of tear-off cost.
“Great experience with Holden Roofing. Tim Carr was always available to answer any questions that came up during the process, right away. He explained what to expect before the build, including solar removal and replacement , insurance, and an exact timeline of what the process would be. I would definitely recommend Tim Carr and Holden roofing to anyone in need.”
What a New Roof Costs in Manor in 2026
A full architectural shingle replacement on a typical Manor home runs $9,000 to $26,000+ in 2026, and most of that spread comes from four things: roof size, pitch, how many layers come off, and how much decking is soft.
Class 4 Duration FLEX runs $11,000 to $30,000+. Standing seam metal runs $18,000 to $43,000+. Tile runs $25,000 to $58,000+. A Manor repair begins near $1,200 and can reach $8,500+, based on how much of the roof needs work.
| Manor home profile | Roof size | Asphalt shingles (Owens Corning Duration) | Standing seam metal | Tile roofing |
|---|---|---|---|---|
| 1,600 sq ft single story, Presidential Meadows or Manor Commons | 18 to 22 squares | $9,000 to $20,000+ | $18,000 to $35,000+ | $25,000 to $45,000+ |
| 2,400 sq ft two story, ShadowGlen or Lagos | 26 to 32 squares | $12,000 to $26,000+ | $27,000 to $43,000+ | $34,000 to $58,000+ |
| 3,000 sq ft two story, Carriage Hills or Bell Farms | 32 to 40 squares, steep | $15,000 to $31,000+ | $34,000 to $55,000+ | $43,000 to $70,000+ |
| Roof repair: leak, flashing, pipe boots, wind-lifted section | Under 1 to 3 squares | $1,200 to $8,500+ | $1,500 to $8,500+ | $1,800 to $8,500+ |
What Drives the Range
Every Holden Roofing estimate lists tear-off, decking allowance per sheet, underlayment, ice and water, drip edge, starter, field shingle, hip and ridge, ventilation, permit and solar detach and reset, line by line. If a Manor bid is thousands under, ask which line it skipped.
Financing
Financing is available through Holden Roofing’s financing partners for Manor homeowners paying out of pocket, covering a large deductible, or upgrading from the carrier’s like-for-like scope to Class 4 or metal.
Your Manor Roof Replacement in Six Steps From First Call to Final Nail Sweep
Free inspection and photo report.
Your project manager walks the roof, the attic and the yard, and shows you what they found on a tablet before leaving your driveway.
Your Manor proposal or claim scope in writing.
Paying out of pocket means an itemized estimate. On a claim, your Holden Roofing rep joins the adjuster on the roof, reviews the scope and files supplements as needed.
Material and color selection.
Owens Corning color boards and sample shingles at your kitchen table, checked against your HOA’s approved list if you are in ShadowGlen, Whisper Valley or Lagos.
Permit and scheduling.
Holden Roofing confirms the Manor permit, sets the install date, delivers materials the day before, and tells you what to move off the walls and out of the driveway.
Installation day.
Tear-off, deck inspection, dry-in, shingle or panel installation, solar reset where it applies, and a full cleanup with magnet sweep, usually in one day.
Final walkthrough and warranty registration.
Your project manager walks the finished roof with you, registers the Owens Corning warranty, and sends the final invoice and depreciation paperwork to your carrier.
“I contacted Nathan with Holden Roofing after noticing some roof damage with the recent spring storms. He went out to assess the damage quickly. He supported me thru the entire insurance process. Our situation was not straight forward and he was able to advise me on the process and what to expect. The communication was great as is the final result. I highly recommend. Thank you Nathan and Holden Roofing.”

Read the reviews from the US 290 corridor and the same three things come up: a project manager who handles the carrier so you do not have to, a crew that finishes before dinner, and a yard with no nails in it.
“I Paid Nothing Out of Pocket Except My Deductible”
“Holden replaced my roof from the damage from last year’s hail storm. Timothy was super helpful (and patient!!) and made the entire process simple and painless. Insurance suggested their own preferred/preapproved vendor – Timothy, fully managed the communication with them and made the entire process just as easy as if I used them… I paid nothing out of pocket except for my deductible. Overall the quality of the work was solid and done in the expected timeframe. Would highly recommend.”
“No Pressure, and He Connected Directly With My Adjuster”
“Five stars for Holden Roofing and especially my salesperson, Tim Carr. From the beginning, Tim provided a level of no-pressure professionalism and patience that made the entire process incredibly easy… He took all the stress off my plate by connecting directly with my insurance adjuster to finalize the claim, ensuring a completely hassle-free experience…”
“He Followed Up Until the Work Was 100 Percent Done”
“Colin’s attention to detail and easy going demeanor was a pleasure to work with. He took care to follow up several times to ensure work was 100% done. I highly recommend Holden Roofing. Colin was also extremely informative and consultative with the nuances of dealing with insurance claims. Thank you Colin, the roof looks great.”
Manor Is Served by Holden Roofing’s Austin Location
Manor is served by Holden Roofing’s Austin office at 111 W Anderson Ln, Suite E360A, 17 miles west on US 290 and about 30 minutes from ShadowGlen. Project managers work the Manor, Pflugerville and Elgin corridor daily.
The same cell that hits Pflugerville usually hits Manor ten minutes later, so the crews are already on the right side of town.

Permits in the City of Manor
Manor runs its building permits through the GovWell online portal under the 2015 International Building Code, with a Permit and Development Guide that spells out what each project requires. That is a different rule from Austin’s, where a like-for-like re-roof needs no permit.
Holden Roofing confirms the requirement with Manor’s Permit Coordinator before tear-off and pulls whatever the city requires. Unincorporated 78653 addresses follow Travis County rules instead.
Storm Chasers Knock in Manor Too. Here’s How to Tell Holden Roofing From the Rest
Some Holden Roofing reps do knock on doors in Manor after a hailstorm, and we would rather say so here than have you find out from a one-star review. The homeowner almost never knows the roof is damaged, and a free inspection is the only way to find out before the claim window closes.
The difference between Holden Roofing and the out-of-state crews working Manor shows up in what follows the door knock.
- A physical Texas office you can drive to. Holden Roofing Austin is at 111 W Anderson Ln, Suite E360A, 17 miles from Manor. Ask the other company for theirs.
- A manufacturer credential you can check in 30 seconds. Owens Corning lists Holden Roofing on its own Platinum Preferred directory.
- Reviews that predate May 28, 2025. Holden Roofing’s Austin Google reviews go back to 2018, through every hail season since.
- No offer to touch your deductible. That is a crime under Texas HB 2102, and it tells you how the rest of the job will go.
- A photo report before any contract. A contingency agreement signed on your porch before an inspection is the storm chaser’s signature move.
- A Manor permit on the estimate. If the bid does not mention one, the roofer does not know Manor.
- Installers on the payroll all year. About 400 of them across Texas, not a crew pieced together the week hail hits Manor.
“Colin was absolutely fantastic to work with. He did a far more thorough inspection than the first roofer that came out, complete with detailed photos and clear explanations. He handled the entire insurance process for me, communicating directly with the company so I didn’t have to be the middle-man. When the claim was initially denied, Colin connected me with an appraiser and guided me through that process until the insurance company finally approved the work… he came back afterward for a full walkthrough and nail sweep to make sure everything was perfect…”
Frequently Asked Questions About Hiring a Roofer in Manor TX
Call (512) 750-0523
How much does a roofer in Manor TX charge to replace a roof?
Between $9,000 and $26,000+ for an architectural shingle roof on a typical 2,000 to 2,500 square foot Manor home in 2026, $11,000 to $30,000+ for Class 4 Duration FLEX, $18,000 to $43,000+ for standing seam metal, and $25,000 to $58,000+ for tile.
Roof repairs run $1,200 to $8,500+. Most Manor homeowners with a valid May 2025 hail claim pay only their deductible. The Holden Roofing inspection in Manor is free and comes with an itemized written estimate.
Do I need a permit to replace my roof in Manor?
Yes, in most cases. The City of Manor runs building permits through its GovWell online portal under the 2015 International Building Code, and the rule differs from Austin’s no-permit re-roof. Holden Roofing confirms the scope with the city’s Permit Coordinator before tear-off.
How fast can Holden Roofing get to Manor?
About 30 minutes. The Austin office at 111 W Anderson Ln is 17 miles west of Manor on US 290, and project managers already work the Manor, Pflugerville and Elgin corridor every day. Emergency tarping after a storm is prioritized the same day where possible.
When did hail last hit Manor?
The most damaging recent event was May 28, 2025, when golf ball hail and 60 to 70 mph gusts crossed East Austin, Manor and Pflugerville along US 290. Quarter size hail also fell in Manor on April 9, 2024, and in Pflugerville on May 9, 2026.
If your roof predates May 2025 and nobody has inspected it since, it is worth a free look.
Does my Manor HOA control my shingle color?
Usually, yes. ShadowGlen, Whisper Valley, Lagos, Stonewater and the Presidential subdivisions have architectural guidelines that list approved shingle colors and sometimes restrict metal. Holden Roofing pulls the approved Owens Corning color list for your neighborhood before you choose.
Can Holden Roofing replace a Whisper Valley roof with solar panels on it?
Yes. Holden Roofing coordinates panel detach and reset as part of the replacement, which is routine in Whisper Valley. The detach and reset is documented in the estimate so the carrier sees it up front, and it is frequently covered on a hail claim.
What if my insurance company already denied my Manor hail claim?
Ask for a second inspection before you accept the denial. Holden Roofing project managers have reopened denied claims through re-inspection, supplements, appraisal and licensed public adjusters. Several reviewers on this page were told no first.
There is no cost to have Holden Roofing read the denial letter and walk the roof.
Can a roofer legally waive my deductible in Texas?
No. Since 2019, Texas House Bill 2102 has made it a Class B misdemeanor for any contractor to waive, rebate or absorb a deductible. Your carrier may ask for proof of payment before it releases depreciation. Any Manor roofer who offers to cover it is offering to commit insurance fraud.
